Hotel Livemax Higashi-Ginza

The location was extremely convenient to all the amenities. Room was tight, but cozy and provided a minifridge and microwave. Check-in and Check-Out was very simple.

Bathroom was a little small.

The location was close enough to the stations for what I wanted to do and the room itself was comfortable enough.

They aren't able to easily hold your luggage before check-in and absolutely won't after check-in. The rooms use a code and don't auto-lock so if you don't remember to lock it someone can enter either while you aren't there or while you are inside the room.

small lobby area (only 2-3 people can fit in),small elevator,no proper storage area to leave to the luggage, small and smelly room i cant even leave the luggage open,toilet curtain has many black dots on it dont know what it is but looks like mold

Chinese guests stole some of my clothes while they were in the drier. The hotel owner should put cameras in the laundry room to spot people like that.

Your site showed it as a three star hotel. It is a one star hotel. Even drinking water is not available in common area or the room.I had booked with breakfast. I did not get breakfast.Check in is permitted only from 3 pm, and check out at 10 am. Pay extra or keep waiting outside to check in. Shocking, which hotel in the world starts check in at 3 pm?

Extremely small space which is manageable but room ventilation and cleanliness is a problem. The bed quilt is filled with white specks every day. Suspect the aircon which is directly above the bed needs proper maintenance.

Clean, comfortable, quiet

Location is near tsukiji fish market. A bit of walk to/from train station but it is manageable and elevator access is also easy.

The laundry/dryer filter seems to be dirty. When i did laundry the clothes had this black dust from the dryer

Staff were accommodating when there was an issue with my room on arrival.

My room was dusty and dirty upon arrival, and there was a stain on the bedsheets. I requested new sheets but they placed me in a new room instead which was thankfully much cleaner!

Hotel location is very good, very close to Ginza. Hotel workers was nice and polite let us leave our luggages for 2 days which is a lot. Rooms ave very small but if you want to stay alone for few days its quite ok. But sound isolation was weak. But generally is good hotel probaly cheapest in area.

The cost of laundry is affordable 200/wash, 100/30mins, 50 for detergent. Location is close to tsujiki market, Ginza, Daiso, and pharmacy. Quite a few 24 hr restaurants and convenient stores within walking distance.

Breakfast is off site and require 4 min walk. Occasionally the dryer doesn't dry efficiently so would need 90 mins for a load of laundry

There was a huge cockroach in the room. The worker took care of it but we were not provided a new room or got any recompensation

the location is very good and is surrounded with great places to eat, drink and is walking distance from the subway station

to be honest everything is a pricey in Tokyo and especially in this area but it was really too expensive for what it was. i personally would of payed 100 bucks more and get a 5 star hotel for two nights down the street. the last floor wreaked of old cigarette smoke and my room was none smoker. the bathroom was extremely small and mold was also on the ceiling. actually the entire room smelled of mold and a box of perfume perls was placed in the corner that smelled like cheap roses so the combination was not the best especially since you can’t open the window. it gets quite warm inside to due to the lack of ventilation. it was also extremely small. obviously all rooms are but for the price one can find a better deal if they looked a bit more , unlike me.

Location is ok but facilities are none even they dont have iron to press clothes .they dont even give charger adoptor .

Staff is not friendly rooms is so small .i ask staff to give me iron and charger adoptor they said this is cheap hotel you want iron and charger go another hotel old japnese staff ....totally un helpfull behavior .
