    Pros +

    • My son liked the bunkbed
    • The property is extremely well located. You have two different stations for two JR Lines at each side of the hotel. There are combinis, drugstores, restaurants, supermarket and even a Don Quijote 24 hrs open steps away. The surrounding is very quiet despite its location and the staff is friendly and highly competent. The shower was perfect and its temperature control even better! We loved staying here and it was a shame we did not stay longer. I would definitely stay here again if I ever come back to Tokyo.
    • Check in and out was easy. Staff were very friendly & helpful. Da Haus stay was the last leg of our trip in Japan. Hotel held our big luggages until we returned to Tokyo. Excellent location, minutes from the Shinjuku station. Convenience store a block away. Laundry in the room. Peaceful location and room was spotless upon arrival and had room service everyday as an option. Highly recommend! We are a family of 4.

    Cons -

    • the room is so cramped there is no where to even open your luggage, except on the bed, and then where do you sleep? for the price paid, it was a real bummer.
    • Would have liked to have more storage space to lay out our clothes.
    • Certainly don’t get the anonymity of a big hotel! The staff was very friendly and greeting you as you come and went!

Most comfortable room we had the entire trip for a family of 4. Exceptional location. Best staff. The little details. They even greeted us a tasty bag of Japanese snacks.

Located in Shinjuku but off a very quiet side street and around the corner from the metro. Our room was very clean and comfortable. Our family of three had enough space. The washer/dryer combo in the room was also nice.

Great spot for a small family. We were a family of four and there was a reasonable amount of space for Japan. The bathroom was large, and the beds were comfortable. It was easy to access the unit as well.

Location, cleanliness, spacious room and super friendly staffs

Conveniently located between Shin Okubo and Okubo station. In unit washer/dryer was great. Beds were comfortable and room was very clean.

Great location, new and beautiful hotel. Small quiet and very personal. Okubo station was less than 2 min away. 3 min walk to Donki, combini, and endless restaurant choices. Easy to access the JR line (6min walk). A very cute boutique hotel that was amazing value for price, and the staff there was exceptional, friendly and always helpful! Most importantly the best sleep we had of the seven hotels we stayed in! Super comfy beds and pillows that weren’t bricks!!

Certainly don’t get the anonymity of a big hotel! The staff was very friendly and greeting you as you come and went!

The location is nice and quiet close to the train station and a bunch of shops and restaurants. The staff was kind and helpful.

Our main issue was with the size of the room. For a family of 4 it was just too crowded and with no storage space there was barely any place to move.

Great location. Room was nice and comfy. Shower was amazing. Free laundry was a big perk.

    Nothing. It was great!

The hotel was clean, comfortable ( including wonderful beds)& well located. The staff communicated all the instructions smoothly & even watched out for us given we were arriving after 7pm.

Great location - very close to the JR line and great restaurants nearby. Also off the main road so it was very quiet. Super clean and modern. Loved the shower and bathtub combo and the in unit washer/dryer!

Absolutely everything is incredible. The room was spacious for two, the staff were nice, everything was so clean and so the beds were amazingly comfortable, something too rare in Japan in my experience. The location was absolutely amazing, walking distance of kabukicho and between two stations that connects every important landmarks in the city. And every brand of Konbini within walking distance so you can even pick your favorite (except mini Mart). The shower is huge and the insolation is very good.

Slight nitpicking here but the chairs in the room were not very comfortable and you can't see the TV from the beds. But honestly, everything else is amazing. If they'd upgrade the wall mounts of the TV to allow them to turn it to see it from the bed, this would be the best hotel in all.of.japan.

    - the location of the hotel and the nearby train station is very convenient. the hotel locates near two train stations in a walking distance - JR line Shin okubo station and sobu line Okubo station.- the staffs are very kind and helpful. they can speak english very well and very stand ready to help with anything about your stay.- the hotel is clean and has all the facility you can think of when staying in a hotel. they also provide small kitchen in the room with microwave and have cooking utensil to borrow. in my case, i borrow iron for ironing t-shirt. they provide an iron and iron board which is clean and convenient both for using and borrowing.

the only thing i dont like about the hotel is the location. it is near the station but i thought the area would be less crowded and more like residential area. but, in fact, the shin-okubo station is too crowded for me.

The rooms were so clean and modern. Loved the shower and the washing machine within the room itself was a huge blessing as well. Oh and the location.. it's SO convenient with lots of food places, convenience stores, and 2 stations less than 5 minutes away.

Though 4 adults could sleep/stay very comfortably in the family room, there was very little space for our luggage. Took a lot of maneuvering to open our luggage to unpack/pack.. and had to take turns too. This was the only reason I could not give a 10 rating.

    10CesarPosted on: 10-17-2025

Excellent location, close to two different stations, spacious room and bathroom, very clean and comfortable, and on our departure day, they were able to hold our bags until 4 pm.

Staff were so friendly and helpful.Accommodation clean, quiet and located a very short walk to either Shin-Okubo (JR YAMANOTE LINE) or Okubo train line. About a 13minute walk to Shinjuku. We are a family of 4 with kids aged 12 & 15. We booked two rooms adjacent to each other. So had enough room.It does have a ‘hostel’ feel but we liked that and felt very safe. No room keys to accidentally lose as the rooms were using a digital code.

We loved everything. This is just a note for other travellers that if you can’t climb up to a bunk bed then this place is not for you. Also, if you arrive after official checkin time you need to lift open the lid of the black box at the front of the property to put in the code they provide you to open the doors.
