It was an ok place to sleep, and rest between outings.

Nothing at the property matched the pictures online. Everything was worn or poorly maintained. Mostly little things like the hand held sprayer in the shower was broken so it was held up by tape so you couldn’t use it unless you were holding it. The pool on the roof was dirty, and the breakfast (also on the roof) where Burt’s were flying over and eating the food.

The location to a fact that it's right in front of the beach and many things downstairs like bar and restaurant, supermarket.

The other areas of the hotel were not the same as they showed on booking.com. Breakfast area was like felt under renovation. The pool was small.Overall a short stay recommend place. Not much to do in the hotel. Had no spa, no wellness center as shown in the photos

My recent stay was very disappointing. The hotel looked nothing like the photos online and was in poor condition. There was no hot water, and i had to take cold shower everyday , till i got sick .

Dirty, lots of cockroaches and outdated

I stayed there for 4 nights and I like the location most. It's located right on Patong beach. Staff are helpful and welcoming. Very close to restaurants, 7-eleven and around 700 meters from Bangla road. Shopping Malls are also not far.

The swimming pool is on the rooftop and it's really tiny.

The location was okay, right opposite the beach so very busy and very loud. But close to all the festivities of Bangla road.

The hotel is dilapidated, the Modern Living sign is broken, the door and window frames are rusted, toilet stained, bed extremely hard. The rooftop pool is plastic!Does not look like the pictures at all.

Nothing the place is a disappointment to be able to be on the bookings.com site

Where do we start we booked for 9 nights and checked out after 1 with no offer of refund and also from bookings.com the bedroom was old and warn out, bed like concrete ,but the smell of strong urine was unbearable and much more pool,lights it's really should not be open to the public and the lift is a fire risk and could potentially be very dangerous as the levels are in even this really is the worst hotel overall I've ever stayed in and over the years I've stayed in a few ..

Everything. the hotel description on the Internet is completely different from reality. I do not recommend it, especially since it is not cheap. You can find a much better and much cheaper one next door.

It was short walk away from everything and the beach was right in front of the property

Very unclean rooms. Stains on beddings. Shower room very outdated and no shower curtains. Smells really bad. Staff was very friendly and tried their best to rectify everything. Can’t blame staff but management need to get their act together and fix up the place. Booked 5 rooms in total and all 5 rooms was in bad state. Read Google reviews

The sheets were dirty with stains.. No hand soap or head or face towels provided.The pool was dirty and did not use it after paying for it.Would not recommend this hotel with those high prices, its more a 1 or 2 star hostel.

Horrible do not book

Drilling every morning 8am . Water leak from ceiling into my room .Mould in bathroom .Sinks in kitchen and bath room didn’t drain . Swimming pool got cleaned once’s in 15 days it was horrible scum slim floating , the filter might has well been asthmatic .Holes in Cupboard doors .You could feel the building flex when you called the lift . I payed £3000 My stay which I got my pants pulled down and no help from booking , I got let down by both parties .I do not recommend stay away

Checking out and location. Even lovation doesnt allow you to rest because theres a festival for week at Christmas. Music runs to 2am.

The property was full of mould and cement cancer, which is very unsafe. Rooms are un clean shower covered in mould. The first room we had stank so bad we had to move. The top pool area is extremely unsafe with rusted beams everywhere. Do not lean on the side. Staff doing their best with a run-down unsafe hotel.

It was disgusting. There is no way that this should be noted as 4 star… it should be no higher than 2 star, if that.Pool was empty, except for rubbish and hadn’t been used for a long time - total disrepair surrounded by decrepit infrastructure and rubbish.Rooms were well below standard, with plumbing not working, shower barely attached and tiling falling off and mould growing.Bed incredibly hard, only view was of rubbish-filled alley way. Constant noise from industrial exhaust outside window.Walls cracked, safe temperamental, uneven flooring, etc.Shame on Booking.Com for allowing this for customers to suffer.Where is the accountability for ratings here?
