I really liked the privacy of the property — it felt very comfortable and peaceful.

The bathtub faucet was fine, but the diverter didn’t work, so I couldn’t use the hand shower.

Given the magnificence of the room, robes, slippers, and towels were chintzy.

Great location for solitude when just over the hill thousand scramble for a spot on the beach, here no one for miles.Very relaxing property.

Limited breakfast selection, but with the location and scenery, not an obstacle.

Unfortunately the room felt way too hot, the air con didn’t go cold enough and the fan didn’t work. Our bath didn’t get hot water and one of the shower heads didn’t work. For the price we found this very disappointing. A staff member helped and got us a portable aircon thankfully!

The villa was spacious and beautiful with a spectacular view and a private infinity pool. The staff was nice and friendly and location was good, only a short walk to the beach and to some nice restaurants.

There were a few things that needed fixing and and renovating.

Absolutely gorgeous view with a private infinity pool. We didn’t see much of Phuket because our hotel room was heaven.

We were upgraded to royal villa which was huge, with a super pool accessible from all rooms. Staff particularly Tina very helpful although some staff English is poor. Food in restaurant and room service is top notch very well presented and tasty. Lovely sea view and private villa close to beach

The royal villa has not been well maintained and needs a refurbishment. Not like pictures on booking. Com still high end but just dated

Staff were amazing!!! The breakfasts had limited selection but delicious, especially the pancakes some of the best I've had. The location was awesome close to Kata Noi Beach and KataThe room sizes were huge.

Villa needs some investment. Pools were dirty with rust spots all over the place. Tiles were missing, and the view of the villa below was of a broken old roof with rocks holding down the joins in the roofing. It's just tired. In its day, it would have been amazing.

Staff and property was excellent, pool in room was excellent.

In need of renovations, ceilings and walls were water damaged.Rooms smelt of damp.

Beautiful location, fantastic sunsets, very polite and friendly staff.

Weddings interfered with the restaurant.

Sea view room, it’s very spacious

The hotel entrance is hard to find, and the lobby requires a bit of a walk. On the first day of check-in, a woman who seemed to be a manager had a unfriendly attitude.

the place was unhygined the staff was unhelpfull the room its self need renovation and best control, the staff does not abblige to emergencies, their is no staff or house keeping during the night time.

The payment policy should be changed to avoid prepayments and have the payment during checkout like everywhere else.

The view, the staff were kind. Next door to a lovely restaurant. Might be a good option for a family but not a couple.

Do you research and think deeply before booking your stay here. The accomodation itself is very expensive but is at the 3star level. I know this because we stayed in a 3star guest house when we arrived in Phuket and it was very similar. The view is fabulous but you can enjoy the view from the numerous restaurants around the villa. This place has been neglected for too long and has some serious issues however they are still charging top dollar. During our stay we had plumbing issues which meant we didn’t have a proper shower until our next stop in Bangkok. The staff tried their best to fix it but we feel the shower will have to be replaced. When you travel for your honeymoon you hope the accommodation will be better than your own home especially when paying over $2000 for the stay but when we were there we longed for our bathroom facilities at home. The air conditioning needed a service and the pool (whilst having a spectacular views) had lots of moss on the bottom and felt unclean. This whole place could be amazing with some love and renovations. We understand this may not be possible but if that is the case, the price is too high for what is being offered. I hope this helps!
