Hotel San Sebastiano

The location very close to the center decor is nice and the staff is very helpful.The rooms are big and comfortable

No breakfast or coffee offered

We left too early for breakfast and also we were not shown where breakfast was served. The person on reception when we arrived on Sunday 6/04/25 was very helpful, and very kindly carried our cases to the room for us when she saw we were tired on arrival. She refused a tip. However we were unable to access our bottle of wine (which was put in the fridge for us) later in the evening, because there was no-one on duty at the desk. It would be helpful to know staff times in advance. A taxi was ordered for us to go to the airport which arrived very promptly and all went well. I would stay here again. The hotel is a little eccentric which we enjoyed.

We left too early for breakfast but as there was no staff available at 7 -7:30 am we could not even get a cup of tea/coffee. The toilet seat in our room (no.7) is not fastened onto the toilet. This makes a crashing noise when sitting down and standing up from the toilet, not a good thing in the middle of the night! And it is very unstable.

Super close to the city center, comfortable beds, clean

The hostesses were absolutely amazing giving us the best suggestions and helped us with a smile.

The room (in autumn) had a lot of humidity, maybe a dehumidifier would do the trick and make the stay much more pleasant!

The hotel is 5 min from the historic part and has a outside parking 20 m from the hotel. Room was clean but beds are old. The hosts are so friendly and helpful.

Great location just a short walk from the main square. Very friendly staff and a very peaceful location.

Comfortable, accomodation, really close to the city center. Dont' expect anything super modern but everything works the right way and it's simple yet comfortable.

Quite noisy outside. I heard some generator all night but I'm a really light sleeper.

Very friendly and helpful staff, great, quiet location, close to the centre (just 233 steps up the hill!), spacious room with comfortable bathroom, lovely view. Parking space available. WiFi available, bit temperamental but I think it was due to UJ crowd overload.

We stayed In extremely hot weather and it was bit warm, owner provided the fan which helped a lot, albeit air conditioning would have been 5*!

Available last minute and quite close to the centre.

I like access to tea making facilities, and a fridge.

I liked the location (walking distance to the centre), the room itself - clean, comfy, with a nice view, calm neighbourhood. The host was very sweet and helpful. The perfect room for resting, relaxing, working. Highly recommend!

Located in or at the edge of the old town, with parking

Noisy corridors, we were woken early and kept awake with noise, worse than a youth hostel.

Excellent small, family run hotel. Very well located within the town center yet away from the hustle and bustle. Very friendly and helpful staff. A true pleasure to stay in. Highly recommended.

Very satisfied, me and my wife...The place of the hotel surrounded by the green area very close to the old town, the clean room, the free parking spot for my motorcycle and the politeness and eagerness of the lady owner, really gained us...Spot on...

The room was pleasant. Nice views. No fridge until I complained - as I had asked for there to be one. No kettle, not even a glass/cup or plate.

The wifi wasn't good enough. The v nice woman at reception said "it's a historic building with thick walls" but so were all the hotels up the hill with much better wifi.

The staff was very nice and helpful. Parking was free, and possible just a few meters from the hotel.

First of all the staff and owners are amazing.. so kind a friendly … so helpful I forgot my shirt in the wardrobe… they sent it to me in a couple days … what more can I say ! Can’t wait to go again !!! And definitely quality price !!! Absolutely advice Frank Giacone

Bad customer service

I stayed at hotel San Sebastiano for 2 nights and was charged for 6 nights. When I got to the hotel room the bedsheets had not been washed and the floors were dirty. The bed was very uncomfortable and the walls were thin so I could hear my neighbors and the street noise all night. It was so noisy that my friend and I did not sleep at all the first night. In the morning, I went to speak with the front desk agent and asked for a refund. She told me she did not speak English and could not help me. I waited until the afternoon when another front desk agent arrived for her shift. I knew she could help me because we had had a long conversation in English the night I arrived. She pointed me to some fun activities happening in Perugia, gave me directions to the city center and told me about the hotel facilities. However, when I went to speak with the agent that afternoon to ask for a refund, she told me she did not speak English. I was very confused since the previous night she spoke fluent English. I asked if I could speak to a manager or someone who could help me and she told me she did not understand. I logged into my booking.com account and requested a cancellation but no one at the hotel or booking.com ever got back to me. I spent 1 more night at the hotel while I searched for another place to stay and returned my key to the front desk in the early morning. I am so disappointed with the customer service at Hotel San Sebastiano. I would not recommend staying at this hotel.
