    Pros +

    • A room with a view is definitely worth it. The recommendations for restaurants were super.
    • We had literally a great view from the terrace. You can see the entire Nice city up to the blue ocean. The moment of sunset was so special. It is a must to take a breakfast at the restaurant where you can enjoy not only a wonderful view also delicious morning food. Especially, freshly made croissant was so nice!
    • Hotel is beautiful! Located on the side of the hills overlooking Nice. Wonderful sunset! The staff was super nice and helpful with many recommendations for taking in Nice. Breakfast was awesome to start the day.

    Cons -

    • As many smaller hotels in France, there is not always someone on site. So be aware when you check in to respect the hours.
    • Only thing is the location is a bit away from Nice city center. But easy to catch a taxi or Uber.
    • Parking was somewhat problematic and kept me from some of my evening plans.

Great breakfast and reasonably priced! The owners and staff were exceptionally helpful, warm, friendly and welcoming! This really added to the comfort of being there! Merci beaucoup pour tous!!! (Also very clean!)

Parking was somewhat problematic and kept me from some of my evening plans.

Very interesting unusual building perched on a hillside overlooking Nice towards the water. . Very friendly staff - everything was neat tidy and clean. pretty decor Veranda room 4 had the best view !

Check your email especially on Sunday. We couldn’t and without the help of a neighbor would have been locked out! Long walk down ( and up again!) a big hill to restaurants - However good pizza just down the hill a little .

This hotel has an amazing view from its restaurant and I also had almost the same from my room.Well considered design and lovely, helpful owners and staff - Thank you

    I should have stayed longer

Very polite and helpful staff. Easy check in. Nice clean room, comfortable beds. The views from the window were lovely. We parked up for free a couple of minutes down from the hotel. Overall very good value for money.

The walls are a bit thin and we could hear people talking in the room next to us, but not a major issue. A kettle in the room and some tea or coffee would be nice to have.

The room was very comfortable and the view was amazing. We had a smooth check in as well given the fact that we came at 11 in the night. Things I did not like was it is quite far away from the tourist spots as it was in a residential area. We did not have any car so were depending on public transport. To catch a tram it is a steep downhill walk with stairs and to go up as well. Best option is uber. This was however not mentioned while we were booking in. The behaviour of staff was very nice and helpful and the room was clean and cosy.

The staff was so welcoming and helpful, from the moment I arrived until checkout. I am glad to have found this little gem in Nice. Also, great connectivity with the public transport system!

Comfort: Bed was comfy, temperature was fine — didn’t need AC.Cleanliness: The room was clean.Staff: Genuinely lovely. Kind, helpful, accommodating — they’re the reason the place gets a 4. The staff was very helpful in preparing a breakfast for me to leave at 6am in the morning!

Location: Legendary — if you want to burn calories. Sure, there’s a bus and a tram “connection,” but the bus was a myth (missing every single day - which of course can't be controlled by the hotel), and the final stretch is a mini Tour de France uphill sprint. You’ll arrive back to the hotel every day with burning legs and a humbled soul. Great for the 12-30yo crowd — or if you need a summer body transformation.Facilities: Decent view, especially at night. But: poor WiFi, wild shower temperatures (either very hot or very cold, no in-between). As for the breakfast (we took the Continental) — you get a 1 croissant, jam, honey, 1 yoghurt, 1 glass of juice, bread and coffee with or without milk. If you want protein, sacrifice your croissant and you’ll get one slice of cheese and two slices of ham. This is not a buffet breakfast fyi. Sound isolation also needs improvement. It is possible to hear your neighbors’ bathroom habits and also hear first hand 7am conversations from the lobby while you're trying to sleep in on your holiday.Accuracy of listing: Much better on paper. Photos and descriptions oversell it. Might need to check 3D maps to start checking street inclines before booking next time.Overall: Not happy with the experience. Yes, it’s a 2-star budget hotel in Nice, but even on a budget, there are far better options when it comes to location, accessibility and breakfast.

I asked to have a room with a view and my request was met, and I couldn't wish for a better view overlooking Nice which was magical both during the day and at night. The view from the breakfast room is also superb due to the location of the hotel, a great way to start the day.The hotel is very cozy and run by the great Gino and his staff who made me feel always welcomed and very looked after. The tram station and a bus stop are also within walking distance.I truly enjoyed the stay at the Panoramic Hotel.

The view is absolutely phenomenal. Staff is very nice and we did have great sleep.

Rooms extremely outdated. For a few hundred euros a room they could fix the low hanging fruit. For example normal showerhead that doesn’t keep falling.

lovely cosy hotel in a quiet green area not too far from the centre of Nice! The staff was helpful for transport to the hotel and provided a map of Nice and even agreed to serve breakfast a little earlier to accommodate our early flight. The views from the Terrace were stunning and it felt nice to look onto a greener area of the city.

the breakfast did not have a lot of variety, both for an omni and a vegan diet, with the pastries being store bought plastic-wrapped madeleines instead of fresh viennoiseries and the quality of the bread not great either. The jams were delicious though and the tea was good!

Gino the owner and his wife really kind and supportive person. They helped us in everything. The room-size was enough for four adults people. The hotel is on top of the mount with amazing view!

Breakfast room was a good way to start the day. Breakfast ordering was a touch confusing.

The steep hill to property. Hard walk from town if you're not used to walking a lot.

The hosts were very friendly and patient with us and my husband trying to learn French. Helped us to understand the crazy shuttle bus times and suggested excursions. Also, extremely kind in assisting us to find a Dr when we needed.

Not being allowed to eat in your room.
