    Pros +

    • Manager and the staff were amazing
    • Beautiful bedroom . Nice staff . Couldn’t be more helpful with parking
    • The hotel has a characteristic building, clean rooms and staff is polite. The room is spacious, well equipped and had a nice park view. Location is excellent.

    Cons -

    • Parking tight .
    • There are two things I didn’t like. The booking confirmation says clearly that our 5 year old stays here entirely free, but hotel asked for a daily 20gbp for the extra bed at the end. The breakfast room is small so they ask you to pick a time slot. We almost always came at 8:30 as agreed but waited twice for some time for them to set a table for us. We didn’t come with a car but if we did I also would think that 20gbp/day parking charge is a bit too extreme.
    • The breakfasts were a huge disappointment. First day after over half an hour wait the meals were cold. The second day was still slow, lukewarm meal and the toast burnt!

Great location, all of the staff were very friendly and helpful, really enjoyed our stay.

I know this is a dog friendly hotel, but I don’t like dogs coming into the dining room, sliding around on the oak floor, and being fed their own breakfast by the staff while also serving the guests. There is a reason that dogs do not go into supermarkets, pharmacies, doctors surgeries etc, and it’s called hygiene!!!!If somebody wants to share their bedroom with dogs thats up to them but don’t assume we all want to share our dining experience with them!!

Very well located hotel with parking. Easy walk to the main sights of Bath. Staff were very friendly and welcoming. The room was quiet and comfortable and breakfast was great.

The car park requires skill to navigate - spaces are narrow so everyone can fit in!

I don't think there was anything that I didn't really like

We recently stayed at Roseate Villa and unfortunately our experience was quite disappointing. Our room was very small and located right next to the main entrance. Because of this, we could hear absolutely everything — guests coming and going, conversations outside, and noise from the bar also carried straight into the room; we could clearly hear people talking and cocktails being made.Even when we had the TV on inside our room, we could still hear everything happening outside. The soundproofing is extremely poor, which made it very difficult to relax or get proper rest. After a long drive, we were really looking forward to unwinding and having a good night’s sleep, but that simply wasn’t possible. It honestly felt more like staying in a reception area than in a guest room.We did ask if it was possible to move to another room, but were told the hotel was fully booked. While we understand that availability can be limited, this particular room really should not be allocated to guests who are expecting a restful stay, as it’s simply too exposed to constant noise. That said, the staff were absolutely wonderful — friendly, professional, and genuinely helpful throughout our stay. The food was also excellent and a real highlight. It’s a shame, because with better room allocation or improved soundproofing, this could have been a much more enjoyable experience.

We have stayed at the Roseate before & despite the several years' gap, the room, breakfast & afternoon tea were superb

Perhaps to have a coffee machine in the room rather than just the kettle would have been good

Lovely location, quiet, close to city centre 5-10 min stroll. Great parking and super food & staff

    I can’t think of anything I don’t like

Lovely, cosy hotel, beautifully situated opposite a park, a short walk from the city centre. Helpful and friendly staff. Great breakfast. Our superior room looked exactly as in the pictures.

Overall cleaning of the room was good with a few exceptions. There was black mould by the door inside the bathroom that should have been dealt with and the shower head was very dusty.
