    Pros +

    • The location is great. Breakfast was rich with many options. The staff was excellent. The bed was comfortable.
    • Perfect location! Taxis wait in line next to hotel. The streets are filled with restaurants and shops! Breakfast at hotel was delicious. All tourist sites are easy to get to from hotel. The room was so nice! And the staff!
    • Perfect location, all-clean room, and helpful staff

    Cons -

    • Noise of the city on first floor but I still loved the hotel.
    • Good breakfast, but coffee not so fresh
    • We booked a Superior Double Room for 3 nights. We arrived at the hotel around 2:00 AM, and we were shocked by the room we were given. It was a windowless disabled room, with a bathroom layout and medical-style equipment all over the space. This was absolutely not what we expected or paid for. When I went to the reception to explain the situation, the woman at the desk was extremely rude and unhelpful. She told us that we either had to pay extra for a suite or move to a room with a smaller bed — and that we would not receive any refund. Her English was very poor, and the communication was so difficult that the discussion lasted until almost 4:00 AM.As a family traveling with our 2 years old child, this was a terrible start to our first night in Madrid. Exhausted and with no real alternative offered, we were forced to accept the smaller room without any refund. The rooms are extremely noisy. You can clearly hear people talking in the hallway and noise from other rooms. It was very difficult to rest properly, especially with a small child.Based on the hotel’s rating, I expected a much better experience. Unfortunately, this stay was far below expectations. I would definitely not choose this hotel again.Be extremely careful when selecting your room and honestly, I would recommend not paying before seeing the room. We were very disappointed.

Nice location, friendly staff, very good breakfast Overall was very good experience

Nothing major, No mirror in the room

Great location & fantastic staff. Room was well appointed, massive bed (very comfortable) & great shower (proper water pressure). Very good buffet breakfast….also, and this is a plus, despite the serious renovations taking place at the property, you weren’t really aware of the work taking place!

One hates to be picky, but the total absence of hooks in the rooms became a bit of an issue. No hooks in the bathroom (where to put those wet towels?), no hooks in the bedroom…a few hooks and you’re sorted! Oh, and the ridiculous toasters in the buffet area! 10 minutes to toast two bits of bread is a joke - get some decent toasters & you’re golden!

The amazing breakfast, the kind staff, the location of the Hotel.

Nice clean boutique hotel in an excellent location close to Plaza Mayor. Our room was very comfortable and the bathroom nicely laid out. Breakfast was very good and varied. The staff were very courteous and obliging and they arranged for us a lare checkout and booked our airport taxi.We stayed 4 nights. For that length of stay our room cupboard was very small to store our clothes.

The flowers at the entrance was delightful The staff at the reception and restaurant were so friendly and the whole experience there was great except for one order prepared in the kitchen that added a food item to my eggs that I don’t eat.

The housekeeping didn’t replace the cups

The location was amazing, the staff were very friendly and helpful. The room was spacious and clean, very comfortable beds. The breakfast had a lot of options and was lovely.

Nothing to not like but the room could do with a full length mirror.

The location ,size of the room and the fact that it was super clean

The sound proof of the room

    10LyudmilaPosted on: 1-20-2026

Staffing personnel was very helpful, friendly and accommodating! They gave us recommendations for restaurants, landmarks in Madrid and easier way to tour Toledo! I especially appreciate a tea pot that was readily provided to my room on arrival! Thank you everyone who made my stay in Madrid exceptional and memorable!

Bigger, more noticeable Hotel Sign on outside! Hotel is on a main busy walking street and taxi can not bring passengers to the front door of the hotel.

The location could not be better. The breakfast is the best you can have in Europe, the service is outstanding, the place is magical, and the roof restaurant is top-notch.

Flooding in the shower, and some issues with the air conditioning. Although it is understandable, considering that it is a refurbished facility that has been in place for centuries.

    9SushmaPosted on: 1-15-2026

Central location and easy access. The rooms were very nice, great size and comfortable.

    Can’t fault it

    7ElisabetPosted on: 1-12-2026

    Breakfast was very good.

Very small window in the room (last floor) and too hot in it (not possible to regulate its temperature from our room); uncomfortable mattress.

Wow what a fantastic stay at both the Francisco l Boutique Hotel and the city of Madrid! The location and quality of the hotel is outstanding. Just 4/5 mins walk to the Royal Palace, Plaza Mayor and Puerto del Sol.While some hotels maskerade as boutique, the Francisco I Boutique is a true boutique hotel in every sense of the word.It is small, high quality throughout with wonderful attention to every detail.Special mentions need to be made to praise Emilio in reception who looked after us in advance and at check in (we were in room 607 top floor room with terrace). The breakfast room and breakfast were outstanding, with quality fresh produce presented beautifully and fantastic poached eggs on request.Thank you Jovie, Daren and Anthony for your excellent service always happy, helpful and polite.Jovie a special thank you for your attention and concern when noticing I'd injured my hand (providing ice packs as needed). We cannot recommend the hotel highly enough. We would also recommend Tio Free Walking Tours.Nic was excellent.

    No downside at all

Within easy walking distance to Royal Palace and gardens and the Plaza Mayor. Lots of wonderful shopping and restaurants nearby.Breakfast is buffet style but an excellent experience. All of the staff we interacted with were very pleasant and helpful.

The soundproofing in the hotel isn’t the best. And toilet flushing and people walking upstairs is annoying at 1am! Also noisy neighbourhood on weekends.

This was the second time we stayed at Francisco I, and whenever we go back to Madrid, we'll make sure we stay here again. The location is unbeatable, the staff is incredibly professional and helpful, the rooms are comfortable and the breakfast buffet is the perfect way to start the day!

Everything!!! Great and kind stuff, excellent location. It was so clean and room was modern, cosy. You can’t hear the sound from outside and you are located at the city center. Breakfast was so tasty!!!

    Everything was fantastic
