    Pros +

    • Very close to bus pick up
    • A very easy check in, a lovely single room, very quiet, great facilities, very comfortable and clean, perfect location, a well appointed bathroom with a good shower, great value for money.
    • Wonderful big room that was so clean and tidy and warm. Huge bed which we needed. Great sized bathroom. It was perfect. I cannot understand why this did not have 5 stars

    Cons -

    • There's nothing to dislike.
    • As it is an old house, our basement room had a slight “old house” smell. It wasn’t a problem for us, but some guests might find it a bit bothersome.
    • The room was a little small for the price.

Very nice hotel in Haymarket Edinburgh. The staff were very kind and helpful. Great location as public transport links are just around the corner and many places to visit are really easy to walk to.

A very nice place to stay, close to the city centre and within walking distance of the bus, tram, and train stations. It was an interesting experience to stay in a Victorian-style house. The room was clean and spacious. I loved the towels - they were so big and soft!

As it is an old house, our basement room had a slight “old house” smell. It wasn’t a problem for us, but some guests might find it a bit bothersome.

Great location, staff were so friendly and helpful.

    Low power in shower.

A very friendly welcome at check in / reception.

The room I booked showed me pictures of a beautiful room with a view of neighboring rooftops. The room we were given was in the shabby basement down an unfinished stairway with a view of the outside stairway and dank landing. Every time someone opened the main door to the building our room door rattled. The mattress of the bed looked extremely old and worn out. For the price I would have hoped for more - such a shame as we were really looking forward to staying here.

The staff were fantastic and so helpful. The location is great.

There were quite a few hairs in the bed.

This is a charming hotel! The staff was always friendly, and the room was tidy and comfortable. The location is super convenient, near the train station with lots of great restaurants nearby. The photos shown, even for the specific room type, definitely showcase the nicer rooms, which wasn't consistent across the hotel. Our room was comfortable, clean, and pleasant, but was the lower level with a wooden staircase after the doorway, down into a relatively cramped living space. The bathroom was larger and lovely, with more floor space than the rest of the room combined.

Great location. The buildings are lovely. Quiet rooms with lots of character. It was clean. And well presented. Across the road from Haymarket Station.

Beds are super hard. Just old and uncomfortable. Our shower had weak water pressure and the sink drained so slow. We struggled to find parking following the advice on the website. But parked about 5 mins away for £11 for 9 hours (all day).

The room was nice and well furnished, the breakfast was delicious and the night porter was very kind

The rooms are in different buildings, my room was in a basement with no lift and it wasn't very practical to carry my suitcase. The room was not very warm in the evening and there was no way to regulate the heating, the TV did not work. It is also impossible to sleep well because you can hear all the noises from the street and from people passing by in the corridor. I also didn't appreciate the lack of soap in the bathroom to wash my hands: this should be the basis of hospitality.

Staff was friendly. Spacious room and nice breakfast

Shower pressure was a little poor.

The staff were friendly and very helpful from arrival to checkout. Room was clean and comfortable with all the necessary facilities. Public transport was close by and central Edinburgh is easily accessible. Breakfast was excellent

I have stayed here before and knew the layout of the hotel over five former townhouses. There are a great many stairs and I knew that these would prove troublesome. I would not recommend this hotel for anyone with mobility difficulties.

The balloons and banner for my husband's birthday but unfortunately had been put in the wrong room so we had to wait. I had received an email prior to our arrival asking if the room was on the lower ground or first floor. I replied lower ground but the banner etc were put in a room on the first floor.

The room was to have been a sup deluxe like our friends but it wasn't. They had a fridge and seating area which we didn't have.

    7JessiePosted on: 2-4-2026

Lovely staff, great breakfast (not much choise on the buffet, but definitely enough), our room was big enough, bathroom was very clean and taveling about was very easy.

The mattress was not comfortable, but that is my own preferance. There were stains here and there and even on the pillows. We got a room next to an electricity box/fire alarm which started beeping at random (twice during the night) and after being promised they'd get it sorted, it continued. Last time someone from the staff pushed random buttons which made it stop and he just mentioned that if it were to happen again, we'd just do the same.. This was during the night and we felt quite unsafe after...
