- Only location was good
Cons -
- No cold water.cant check an hour early. Unfriendly Manager. No cold water and was asked to use someone else room to wash face and brush
- Room was dirty. I could have dealt with the furnishings being worn but not dirty. Not worth the money. For the money we paid, so sort of breakfast should have been offered.
- Yes the scaffolding but mostly the huge cracked window which did not close properly posing a health & safety risk aswell very noisy due to single glaze and busy main road

Convenience
There was no reception staff for much of our stay; we reserved a room with 3 beds but was told at check-in that such a thing did not exist even when the online pictures clearly showed three beds.
Only location was good
No running water and we shower using the tap water. Please check my Google review with pictures and the staff was aware of no running water and couldn't resolve the problem. Staff taken picture to inform the plumber.
Location
Noise and hard to get somebody at desk in the morning. Hard to get somebody at night as well as a guest locked out screamed and beat on door and called and finally knocked a window out to get in.
Nice neighborhood with bus lines and small mall nearby
Many stops from city center
Great location near the palace and the price was extremely reasonable (compared to other hotels).
The bathroom was a bit dirty and there was no one to check us in when we arrived - had to call the manager to get instructions.
The exterior is lovely. Great location for us. Good private parking. Very quiet location.
The room out of date. The carpet was dirty. The window do not close properly. The bathroom awful, very old, dirty, with mold stains on the tile. We stay for 5 night and did not clean even once. Not good deal for ---euros the nigh with out breakfas or wi
The facilities in the hotel are old and in the poor condition. The light is dark. The toilet is dirty, so is the bed sheet. Most rooms are small. the shower space is so small that only fit one person could stand in it.
The hotel is listed as a 3 star hotel. At best it is a 2 star hotel.
this is not a hotel. no staff from 5pm onwards. they will be available 10 am. very old and dirty. hot shower not working. no lift and when others pass by you can fell the stump of their feet. all the doorks are eeking.. better close your old house. cleaning every 2 days thats what they said. after 2 days they just replace towel and toilet paper not even picking the old towel. such a f&@$ service. if you arrive early no one will open the main door for you, you will freeze outside
staff not friendly cleaning every 2 dayswater leaking in the sink hot shower not working after 2 days no cleaning was done just replacement of towel
Very good for price and Location
Staff wasn’t friendly to begin with
Easy location to walk downtown from, en-suite bathroom, free parking
A bit hot in the room tbh, but we just opened the window. The lighting color temperature is doctors office white so it’s very bright but very jarring. Just change a few bulbs.
The room was fairly small but very clean and had everything I expected, kettle, TV etc. Staff were helpful and friendly and kindly let me leave my car past check out time so I could explore Edinburgh by foot. Reasonable and competitive price for the good location and private, CCTV protected car park available.
We appreciated the easy check-in and the location in the proximity to the bus stop. The room was spacious and the bedding was clean.
The bathroom is not suitable for a hotel room: no counter space or rack for towels; the hairdryer is located in the room ( not in the bathroom) and there is no access to a mirror. TV has no news or weather channels. Overall it seems that there is a discrepancy between the overall quality of the accommodation and the price. Unfortunately, Scotland’s hospitality services are overpriced and this hotel can be considered to be priced at a more reasonable level, however, the quality of the place is not reflective to the price charged.
The location of the hotel was good, and the room was also clean
The medical condition that affected me and my family was not fully taken into consideration. Although we had already been granted an exception by Booking.com to receive a refund from the hotel, they refused to cancel the reservation. After that, I requested to change the booking to September or October, but they also refused
Parking onsite, location, and the bus stop right in front of it
No a/c or screen on the window, beds too hard, low water pressure for the shower, feel the price of the room was more then it should be
The room was clean and comfortable, and the staff let us leave our bags for a few hours before we checked in, which was nice. The area is very quiet at night and close to bus stops so it's convenient to get downtown.
The door going to the upstairs was very heavy to open, especially with luggage. The reception area isn't very organized.
I wouldn’t recommend this hotel. They don’t respond to messages on Booking. They don’t respond to their emails. They don’t answer their phone. Late check-in of 3pm. Early check-out of 10am. It’s not even a good price considering location. The parking is the only real draw to this place. Spend an extra £10-£30 and try somewhere else.
