Pros +
- the host will answer your questions quickly through email. our room number is "f2" at 2nd floor which ground floor is the actual floor when u get in through outdoor. the sofabed is good for two people.
- Location can’t be beat for proximity to Waverley.
- A nice, clean room with all comforts, well-located within walking distance of all major Edinburgh sights.
Cons -
- the shower room is small and too dark.
- While great care was put into a lovely bed and bathroom the rest of the space felt and looked dirty. Stained carpets and dirt smudges on the doors. Would recommend the owners clean a bit deeper now and then. The lack of air conditioning was also unfortunate.I also didnt quite understand what I was booking and found the space lacking compared to the Practicality of a hotel. Although it was less expensive which I appreciated.
- Our room was located near the main road. While the noise is in my opinion ok for most people, it can hurt someone.

The location was great, and it was well priced for the time of year.
The room and the hotel had a real unloved feel that reminded me of a shared flat accommodation, also the communication with the hotel team was really slow and difficult. I had tried to get in touch regarding a mattress for the crib that they provided and they just never came back to me. Also the thermostat had a intense blue light that was only off when you turned the heating off so we could not keep this on overnight.
Very good location, clean and cosy
LocationVery attentive cleaning crewSmall studio feel / comfy feelVery new kitchen and bathroom
Beautiful windows but absolutely no view… walls ! Was certain or under the impression that I booked a room with windows i could see out of !!! Never was advised otherwise. For the price we paid that was very disappointing. Double bed should not be 2 singles put together / no furniture to put clothes in… Bedroom needs updating ex. carpet/ sofa/pull out
A nice gift box was waiting for us, containing some cookies. We arrived at night, so those few bites of food were very much appreciated.Everything was beautifully clean. The beds were comfortable, with a good level of firmness, and there were several sizes of pillows to choose from.Clean, fresh-smelling towels were provided. The kitchen was well-equipped: a kettle, a microwave, and a good-quality oven were available.Cutlery was prepared for 4 people. There was also a little coffee and tea provided, which was a nice touch. A hairdryer, iron, and washing machine with capsules were available, though we did not use them.
It was not possible to know in advance that the property was in the basement, there is no sunlight, and the window only looks out onto the neighbor’s brick wall. The description is misleading – based on the photos, the accommodation looks like it has 2 rooms for 4 beds.In reality, there is just 1 room with 2 normal beds, and the other two sleeping places are a pull-out sofa bed. Two adults cannot sleep comfortably there. The bathroom mirror is completely rusty, and you don’t really want to put anything on it.There is no towel rack, which is greatly missed. The kitchen extractor fan did not work. The biggest drawback of the accommodation is that there are no windows that can be opened, so it is impossible to ventilate the room.
Bedbugs beware and unresponsive staff
We stayed there on a family trip with 2 young kids about a month ago and the apartment had bedbugs. The hotel staff was completely unresponsive even though we shared photos, let them know we had two young kids and apartment was not habitable (we were covered in bites). In the end we had to find and pay for a hotel room last minute. We are still trying to recoup the cost of the room. Do not recommend.
Location is great. Plus the management provide clean towels and toiletries every two days, the is great as well.
FG room facing the street has zero insulation. We can hear every sound and people conversation standing in the street. Maybe a double insulated windows would with the noise. The room was stuffy.
Location of the building is in walking distance to city center.
The room was in the basement, and windows were tinted so noone could look inside - but you could not look out either. And if you would have been able to look out you would not have seen anything anyway, because you were downstairs from the road. The room was on offer for six people but it was a single room with one double bed and two fold-out sofa beds squeezed into this dark room. Except for a few hangers there was no place for things to put, and we had to leave our suitcases in the hallway by the entrance. Sheets were clean, but not sure about the carpet. There were two chairs and a tiny table for the six of us.There were no shelves nor hooks in the bathroom to put things, you could not even hang a towel. The shower was in a fancy bathtub, but the bathtub was standing free in the middle of the room without curtain or anything around it, so you had to knee down in order not to flood the whole room. It still got wet behind the tub, and no real ventilation meant that mold was spreading. The kitchen was an alibi - you did not really want to cook in there. There was not enough cutlery nor plates or cups for six people. There were no cupboards, so all kitchen utensils were stored underneath the sink where other people have their rubbish bin.Lodging in Edingburgh in August seems to be extremely pricey, so we thought we made a good deal (while still very expensive!) based on the ratings, but we were terribly disappointed. Maybe the rooms upstairs are better, but this cellar room was significantly overpriced and totally underperforming.
Central location & comfortable place! All in all a very nice experience. Unfortunately, Edinburg tends to be quite pricey during the August festival season.
Foremost, the location. Coffee and tea were provided. Nice to have a small kitchen and washing machine available, if needed. Communication before arrival was great.
I am usually rather accepting of some minor issues, but here, it all added up to quite the list: We had to make our son's bed ourselves. The carpet was heavily stained, various parts of the room looked tired/worn (curtain rod held together by tape, shower cubicle silicone strip hanging loose, toilet wobbly, mirror rusty, grimey entrance door etc.). Only cold water in the shower, which was not fixed even after we notified the owners in the morning after the first of three nights. Granted, an attempt was made, but to no avail.
The room is good enough for 4 people. There's a washing machine in the room.If you have problems in the room, the management fixed it right away. The management is easier to contact to.
There's no lift.
Property location was the only feature we liked. If it were not for its central location, we would have definitely given this property a 1-star ranking.
Our B3 room was very stuffy and hot even though we had all accessible windows open and the cooling fan was blowing at full speed when we were in the room. We stayed here for 3 uncomfortable nights with very little sleep which meant we did not enjoy our short break in Edinburgh at all. The room was also at the top of 3 flights of very steep stairs. If you have bad knees or any sort of issues at all with steep/narrow staircases, then avoid this B3 room.
The F1 Suite was very nice and i loved the furniture and decor, and the windows looking out had an amazing view.
The bathroom, although cleaned (it was obvious it was cleaned), it had a urine smell stuck to it that wouldn’t go despite our stay there for 3 nights.
Location
Photos do not reflect the state of the facilities. Carpet was disgusting. Pillows disgusting. Not even a hanger to hang clothes.
Great location and nice gift along with coffee and tea provided. Very walkable to city center and old town.
A broken window pane and a very slow shower drain which you need to turn off water, mid-shower, so it can drain. Bed lights didn't work.
Nice clean and spacious apartment in the heart of Edinburg. Excellent location. Equipped with a little kitchen and a small fridge
It was a bit cold in the evening and we had to leave the heating on most of the night. Toilet flush should be repaired, but this is easy. Be aware that the sofa is a bit flimsy. Maybe it can be fixed as well.
Very great location, very clean and secure! Would stay again :)
We had a fabulous time. The apartment was fantastic. Extremely comfortable, clean and warm.Had everything we needed.Super communication from the owner.Instruction for location and information for door codes were very clear.Amazing location too.I will certainly be recommending a stay there.
