Pros +
- Edinburgh 37 was one of the best places my family and I have ever stayed in!! The room itself was incredibly clean upon arrival. Each day our room was cleaned and we were given a fresh set of towels. The location was perfect, not too far from the center, but just enough where you could enjoy a bit of calm at the end of the day. The personnel were more than hospitable and accommodating. I had to change our booking last minute, but they did everything to accommodate our requests! If you want to stay in an exceptional place with fair pricing, I would whole heartedly recommend Edinburgh 37!
- The property was very well kept, exceptionally clean with friendly staff who are exceedingly helpful. I arrived early having completed the Moonwalk, having walked throughout the night. I was offered a hot drink and I sat quietly whilst my room was prepared ahead of schedule. My room number 4 a family room with double and single bed was very comfortable and clean with views of garden, side road and Arthur's Seat. The complimentary tray was very welcome. It is very easy to get into town, basically straight up the road to Princes Street. I walked but bus stops nearby. Amenities nearby.Outside was being hosed down keeping it lovely and clean looking. Beautiful entrance in period property. Selection of books to browse and leaflets. Able to leave luggage after checkout was useful. Thank you for the lift to the station, much appreciated.
- “Unilateral cancellation due to overbooking”
Cons -
- Two months ago, we made a reservation, but just three days before our arrival we were informed that it had been canceled due to overbooking. A reservation made well in advance is a promise, and this property showed that they can easily break that promise for their own benefit. This made us very upset and caused us a lot of trouble as we had to look for another place to stay at the last minute, when most options were already gone or much more expensive. We had actually booked this place twice: the first reservation was canceled, and only the second one was honored. The room we stayed in was cold, and the street noise was very loud. However, to be fair, the room itself was clean.
- Had a little trouble getting into property as owner was out but resolved fine. Cleanliness and maintenance could do with a little more attention. Plug broken in bathroom sink. Veryyyyyy noisy road outside, so please bring earplugs. Have to admit I was expecting a bit more from photos.
- when I arrived the host was not present even though they had confirmed I could book in early so it was left to the housekeeper/cleaner to confirm my arrival over the phone before she sowed me to my room. There was very little usful information in the room. There was no breakfast facility but you were not allowed to eat in your room and as far as I could see there was no communal area/lounge. Access to cafe or resturants was 15 minute walk although if there had been information advising me to buy a Dayrider ticket I could have used the bus all day and and be able to get on and off anywhere. In the room there was a rail but no coat hangers to hang cloths which was a personal issue. Finally I personally feel the cost of the room was over priced allthough I accept the time of year, the 'Fringe festial' it was the same everywhere.

It was very clean. Staff was extremely helpful with tips location was super easy to access without being in the bustle of the center of town.
Beds lovely - comfortable and clean. Nice white crisp bedding. Owner very helpfulBeautiful ceiling in bedroom.

Nice location, just out of the centre, but bus was nearby and able to commute in and out easily. Clean rooms , friendly staff. Everything you needed. Make sure you're on the ground floor if you have mobility issue as there's no lift.
Beautiful property, very well looked after and such a friendly welcome. Location was excellent with a very short bus ride into town. Very happy guests.
The room was very clean and it had a modern bathroom. There was access to public transport close by which was very frequent. The housekeeper/cleaner did her best to make me feel welcome.

Clean - the male owner/manager was very helpful!
Bathroom basin leaked and in summer a sheet - not just a duvet - would be good.
Staff were lovely. Easy access to city.
Room was quite small.
On the positive side, the person in charge was kind and helpful. The property is located in a safe area, close to a bus stop, making it convenient for getting around.
I stayed in a single room, which was small but warm. Unfortunately, the window was blocked and couldn’t be opened or closed, allowing some insects to come in through a gap at night. Although there was a fan, it didn’t help much with the heat. On my second night, the neighbouring room was quite noisy, which disturbed my rest. There was no daily cleaning service, and I didn’t notice any shared kitchen facilities (perhaps I just didn’t pay attention).
spacious & clean room, nice area that is not super busy & there are good cafes and breakfast spots nearby. city center is walkable in 30-40 minutes easily. no fuss check-in, and the staff was super friendly and helpful.
the beds were a little short & water pressure in the shower was not great.
We liked the warm welcome, the cosy and clean bedroom.
Nice room, verry clean.Good location just outside city center.Everyone from the staff was verry friendly and helpfull.
Our room on the streetside was a bit noisy because off trafic but nothing problematic.
The owner and the staff are very kind. My room was comfortable, even though it was rather small. The building looks very typical. The place is well-connected to the city centre by bus. (It is also possible to walk.) The neighbourhood is quite nice and there are a few places for breakfast close by and many restaurants around.
Location is very central with just 15 min bus ride to Royal Mile. Staff were super friendly and hotel was spotless clean. Its a family establishment that feels like home.
Traditional building but felt updated and contemporary
I would have liked a bedside light or a switch for the overhead light near the bed.
Very friendly greeting and helpful information. Walkable location and very quiet at night. Impeccably clean.
Beautiful historic home. Quiet location within walking distance to the Royal Mile. Helpful and kind host.
The upstairs west side room was very hot. I am always cold, so for me to say it was hot is a big one. Even with all the windows open and it being cold outside, the room would not cool. The owner provided a small fan, but there were no outlets near the windows to bring in cool air.
I had a wonderful stay overall. The room was very clean, cozy, and comfortable exactly what I was hoping for. The staff truly stood out, they were friendly, welcoming, and always ready to help. I want to especially highlight the cleaner, who was exceptionally kind and polite, such a lovely person who made a great impression. The location was perfect.
I only gave4 stars for the facilities only because the shower wasn’t ideal. Aside from that minor issue, everything else was fantastic. Would definitely stay here again!
