    Pros +

    • Nice and quiet, lovely staff, great room and only a short walk to the city centre.
    • The staff were extremely polite and efficient. The hotel was well maintained, clean and comfortable. It is situated in a quiet street but minutes from the centre of Edinburgh. Don't understand why you would not choose to stay there! EXCELLENT !!!!!!!
    • The hotel is close to central Edinburgh.

    Cons -

    • The hotel's website, in addition to all travel sites, indicate that a continental breakfast is included in the room rate; however, staff demand an extra 30pound fee before you are allowed to check out and leave the hotel. This fee is never mentioned.
    • Our bed was pretty awful! Two twins shoved together that were each broken! Please invest in a better bed for room 308!
    • Don't waste your money! Not a 4-star hotel. Room was in basement/dungeon, wifi did not work at all in my room during my stay, "luxury toiletries" consisted of cheap hand soap and a shampoo/conditioner combo. Worst experience of vacation. Not as described.

Great location close to everything. The room was nice and the ensuite had a wonderful bathtub and rain shower head.

My room was fabulous. I was later told I was (alone) in the honeymoon suite. I loved the feel of the hotel - 5 town houses knocked through to have a selection of grand rooms. Colour schemes was great. Front desk was great.

The breakfast didn't feature any cooked breakfasts, which i felt was a shame. My room experienced a great deal of noise from the street as drunken revellers passed by. Could do with double glazing.

Good location; large shower; large comfortable bed.

Small room; no suitcase rack; small closet; low water pressure in shower; flimsy plastic glasses for drinking; ice maker broken, I had to go to Tesco to purchase ice; weak internet signal; bags of laundry strewn throughout the reception area.

The room was beatiful And confortable, the people very gentle and nice and we were close to everything, the neightborhood very quiet and nice

The hotel staff were wonderful in providing recommendations and useful information for our stay in Edinburgh.

This hotel is grossly misrepresented as a 4 star property. I chose a 4 star hotel with the expectation it is an upscale establishment. The hotel did not have a concierge, did not have a business center, and was throughout. Should be a 3 star property.

Very nice hotel, close to restaurants and shopping. Edinburgh city center just a 10 min walk away.

Pillows are way to firm but this is certainly only a minor issue

Absolutely fantastic, room was great and I was upgraded free to Executive Room.

Room was up 2 flights of stairs, however the room more than made up for this.

    10Verified Hotel GuestPosted on: 11-6-2015

The location is very close to everything you need to get to. The close restaurants are fantastic. The hotel completely beat my expectations.

The hotel slightly shows its age however this is really not an issue.

    - Spacious room- Not too far from Waverley- Quiet

    - Parking view- Details not right (Bulb not working, Only one glass, Bathtub tap)

    9SteffaniePosted on: 5-8-2015

Free wifi, close to the bus station and shopping centers, very spacious and comfortable, plenty of extra towels, pillows and blankets.

Getting from reception to our room was like traversing a maze, the view from our window wasn't that great

    9Verified Hotel GuestPosted on: 9-30-2017

    ROOM WAS LARGE AND CLEAN

    9AugustinePosted on: 6-5-2017

    Near the town centre.

Noise as common in old/renovated building structures.

    10JamesPosted on: 6-13-2016

Friendly and helpful staff, both at reception and in the restaurant.

Not a 4 star hotel at all

    8IanPosted on: 2-20-2026

Very clean and the staff were friendly.

We were not told about the tv . No access to most of the channels without a Netflix account. Had to watch on own tablet.
