About
In the heart of Edinburgh, a 5-minute walk from Waverley Rail Station, 28 York Place Hotel offers a lounge bar, free WiFi and bedrooms with views. Each of our eight bedrooms has private bathroom facilities, all rooms have a hairdryer and handmade Scottish toiletries. Our standard, double or twin with view and superior rooms have a rainfall shower over bath. Our cozy double view rooms have a shower over bath or walk in shower. Tea and coffee making facilities are in all rooms. The hotel is housed in a listed 18th century Georgian townhouse which means we do not have a elevator. We recommend guests who struggle with stairs consider a hotel with elevator access. Some rooms overlook historic York Place and the others have views over Edinburgh’s landscape, the River Forth and stretching to the Kingdom of Fife. Princes Street is also just 5 minutes’ walk from the hotel and Regent Gardens is 10 minutes’ walk away. Edinburgh Airport is a 30 minute tram ride away. Breakfast is served 8:30am-10am Monday-Sunday.

So pretty hotel as price
I was so scared because the neighbors voices are literally next room, this mean my room has locked door and this door connected to next room. If you are women, be careful
Cosy warm clean and staff are very helpful
Nothing really
Excellent sized rooms, very comfortable. Lovely clean hotel and staff were great.Excellent location within Edinburgh.
We had a wonderful stay! The location is fantastic — close to everything and very convenient. The place was spotless and clearly very well maintained. The staff were incredibly friendly and welcoming. The bar has a really cozy atmosphere, perfect for relaxing. We would definitely stay here again and highly recommend it!
Room was comfortable, staff very friendly, location super, good value
It was all good
The bedroom was comfortable and clean
It was difficult to find in the darkness at 6 pm. The road in front of the hotel is a busy thoroughfare with double yellow lines and so we couldn’t stop directly outside. The bar area was closed due to a private party. there is no lift and we were on the second floor. I believe the lift information came after we had made the non-cancellable booking.
Great central location, 5 minute walk to the train station and a perfect base for exploring the city. Reception staff were friendly and helpful. Nice amenities in the room.
Room was extremely small and this could be made clearer when booking, thankfully we were only staying for 1 night but if we were staying any longer it wouldn’t have been comfortable for 2 people. There were a few signs of wear and tear e.g hole in the bathroom door and some of the bulbs in the ceiling lights not working.
Tidy and convenient to city and tram stop. Staff was helpful with bags and room.
It was pricey for the room but likely because of the timing.
Nice and central Massive, comfy bed.
Over £200 for a basic room is way too expensive. No pressure from the shower.
We loved it all!
We chose a room with a view on the 2nd floor. The hotel doesn’t have a lift but luckily I have a strong husband who managed our bags
Location and style of property
Only concert is no elevator for older clients
Fantasic location. Spacious room. Comfy bed
Nothing room was perfect
Room clean, spacious, had all amenities needed. Arran aromatics toiletries in the bathroom were nice.
A beautiful hotel, located in the perfect place for a couple of days in Edinburgh. The staff were fantastic, and the rooms were spacious.
The only fault was some noise from the road and adjoining rooms.
Location, nice comfortable bed ,was clean and nice and quiet .
Lot of stairs to get to our room maybe okay for younger guests .It also had a shower over bath prefer walk in shower .
Location, staff, history, not corporate.
Stayed at 28 york place and of November for the Christmas markets for 1 night. Wish I'd booked longer. It's a hidden gem and value for money. I'd mentioned it was my partners birthday while we were there, they'd put out balloons, birthday card, chocolates and prosecco complementary. Room was beautiful, and great facilities. Staff very friendly will definitely be back again
