    Pros +

    • Easy to find
    • Checking out
    • Nice, quieter residential neighborhood.

    Cons -

    • No ac, no noise dampening from other rooms/hallway, toilet was in a corner so small one had to use it sideways, no room safe, no mini fridge, no hair conditioner, just an all in one hair/body/hand wash. Breakfast was mediocre. Decor was dated and grim.
    • Way overpriced for a tiny room with a twin size bed. Found much better deals the day I checked in.
    • Room layout was in-livable. The window-side of the double bed accessible only if you were a fit contortionist able to navigate a 5¿ opening between the wall and the bed not to mention avoiding a television minted to the wall in that space. A closet.

The staff was very friendly, rooms very clean!

The rooms are very small and it was very hot in the room¿ only an open widow (no screen) with a small fan in front ¿¿

    Clean room.

Charged us to keep our luggage for 3 hours. We've stayed in many hotels recently and this is the only one to charge to hold our luggage. Charged per piece. No elevator. No AC.

    There wasn’t disposable slippers

Super location, in center but still quiet

    6CraigPosted on: 1-28-2026

It was very near the Playhouse where I was going.

Too many early interruptions on the morning was leaving plus my card didn’t work twice to get into my room.

Cosey, very quiet and within perfect walking distance to anywhere we needed. Staff were polite and friendly, rooms were well-stocked, clean and comfortable.Good value for money hotel and not hard to find.

Room was a tiny little bit 'cramped', in that I had to navigate a wardrobe and shelf to get round the bed. Also, there was a draught coming in via the large window that meant we had to pack the curtains onto the sill in an effort to minimize. Both minor points and nowhere near enough to detract from a lovely stay.

A 15 minute walk to Waverly Station. Hotel is clean and good for a night’s rest.

Arrived super early and we were able to leave our luggage with reception, allowing us to make the most of our day in Edinburgh, without the hassle of having to drag around our cases.A small charge of £1 per item of luggage left after checkout was super handy too and very reasonable. The location is great, with a 15 minute walk, you can be in the city of Edinburgh, ideal.

Unfortunately, Cairn Hotel didn't meet our expectations. We booked a 3 bedroom apartment, which was located in the basement of the hotel, not too much of an issue, however as soon as we looked around it reminded us of cheap student accommodation! Kitchen very basic, not enough seating for the 6 of us at either the dining table or the sofas. 3 Double bedrooms ok but looked very dated and cheap. Unfortunately we would not recommend staying here and wouldn't return on our next visit.

    Bed, helpful staff, cleanliness.

    A little larger room.

    7CristinaPosted on: 1-19-2026

The location and quietness (except, see "didn't you like"). It is a 2min walk from the Playhouse Theater ? From the airport, the tram to MacDonald Road stop and 5 minutes walk to the hotel. ?

A few hooks are needed in the bathroom to hang up towels. There is space for them so please, add them. There's only one on the door but it was useless as it wouldn't hold the one towel we tried to hang there. We had to change rooms as there was a leak on the ceiling. The hook issue was the same in both bathrooms/rooms so I assume it is the same in all other rooms.Other guests..., but specially cleaning staff in the morning ignoring the "don't disturb" sign on the door and speaking loudly on their walkie-talkie.

The front desk staff were quite friendly and helpful

.The walls were paper thin and I could easily hear the conversation and TV in the next room. The breakfast Buffet was convenient but substandard.

3 big bedrooms , living room and kitchen

I understand the building is too old, maybe a renovation could be fine

    9GordonPosted on: 1-15-2026

Clean, central location and good value for Edinburgh.

    7CHUN P.Posted on: 1-12-2026

The reception was friendly and helpful.

The rooms were at the basement. Rooms size was okay for a night. The price was high for basement rooms. Could be due to the period of travelling.
