Cons -
- Not in your control…but way too warm in room
- It's not that we didn't like it; we just noticed that the heated towel bar wasn't heated.
- a couple bits in room could have done with a freshen up but nothing that would put me off staying again

Nothing really
The location was great and there were ample parking options nearby
Room 7 is at the top of the Property as a result the room had a very low sloping ceiling making it extremely difficult to move around safely.
Clean. Fun decor and excellent staff . Very comfortable. I look forward to staying here again.
Tub in my room and epic high ceilings.
Mattress is a little shallow and firm but still a great night sleep.
The staff were exceptionally calm and efficient while being very welcoming. I arrived in Edinburgh quite a bit before the check-in time, but they stored my luggage without issue and moved it to my room when it was ready. The facilities all seemed lovely, though due to my early departure for a tour, and early retirement from jet lag, I didn't experience all of them. Extremely easy walking distance from the tram, just around the corner! Very Happy with how well stocked the room was with tea and snacks. Bed was super comfy and easy to rest in.
While my room was overall beautifully quiet, I think the door was the weak point in the soundproofing, and the noises I did hear seemed to come through that.
brekfest was perfect
There are many defects, for example in the shower and toilet, and breakdowns. I burned myself with hot water because the water tap was installed incorrectly.
Easy check-in, lovely room with comfortable bed. The bathroom was large and impeccably clean. The breakfast was great! Attentive staff.
We really liked the cleanliness and the location.
Something that we thought could be better was breakfast. The food was very good, but only one server and all the tables full.
There was nothing that we disliked about your hotel it was wonderful. The staff was excellent and very helpful and considerably nice.
Walking up the stairs with our luggage but your staff did help thank you period
Staff was friendly, courteous and very helpful. Dinner our first night was very good - good service, good value, excellent food quality
Room 20 was on second floor without an elevator. No air conditioning in the room. 3 floor fans were provided for ventilation and air flow but none of the cords were long enough to position in the room for maximum efficiency. First morning we left the hotel about 9:45 AM and requested housekeeping. When we return about 2:00 PM room had not been cleaned and maid did not have time to do it because she didn't work after 3:00 PM. Beds were too soft.
Beautiful property in a quiet and convenient location. The staff is great! Very helpful at all times. Will definitely stay here again if I am back in Edinburgh.
Staff were very friendly and helpful.
Cleanliness. Some linens were dirty bathtub was worn. Paid for a “suite” would have just been an ordinary room anywhere else.
The best staff at reception! A lovely lady from Spain was so kind, helpful, and welcoming!
The room was well thought out and lots of amenities were provided to try to make it more comfortable.
It didn’t feel safe. It is a very old building and does not feel as if enough upgrades or repairs have been done to it in order to make it completely sound. You could feel rotten floor boards under your feet while walking over the carpet. Although the room was surface clean, the building seemed like it was purchased and the bare minimum was done to make it into a hotel. The brasserie was not good at all. The food was confusing and overpriced. I felt bad as there was only one man working the front desk and dining room. It seemed as if there was one cook as well so service was very slow. On the plus side, it’s a short walk to the tram stop.
Staff were absolutely fantastic...parking was super easy...food was gorgeous.
Room was huge and lovely. Bathroom was also huge and stylish and comfortable
