Bed was two twins pushed together and it kept splitting apart.

The staff gave information and instructions.

Not clean and large enough for me. The room was quite small, The toilet and shower area was very small.

The lady who greeted us at reception desk was lovely! She filled us with info on how to get around and find restaurants. The location was super convenient being close to the train and bus stations. The outside of the property looked very well kept.

We found the room to be very small. The air conditioner leaked and we had a gigantic puddle of water on the floor. The room was sloped and the door to the bathroom wouldn’t close fully unless it was hinged with a hook. The sink had no surround counter to it, so there was nowhere to put any of our cosmetics and toiletries. The shower was extremely small.

The location is perfect, rooms clean and modern.

Beds need to be a bit softer

In a quiet, authentic neighborhood yet close to bus and train station. Vaporetto stop nearby. Excellent breakfast, kind and helpful staff. Comfortable bed. Good lighting with sufficient power outlets. Tea/coffee making equipment in room. Good housekeeping.

Our room was on the 2nd floor so lots of stairs. Bathroom plumbing made weird noises and there was some leakage from the shower.

The annex apartment was spacious with modern decorations, including kitchenette area. The terrace is wonderful. Bathroom seems to have been recently remodeled. The staff (except for maid) was very friendly and helpful.

The shower does not have a door so water spills onto the bathroom floor. Tried to clean up the water the first time with towels. The other times we decided to use the hand held shower arm instead of the rainfall shower head to reduce the amount of water spilling onto the floor.Brought this issue to the attention of the maid, all she said was "it's not usually this bad." She did not return to help clean up the water.This is a hazard because the bathroom floor can become slippery.

Easy to find. Great location. Super friendly and helpful front desk staff. Nice, clean room with helpful amenities.

Excellent location — very close to the train station and public transport stops, making it super easy to get to and from the airport (even at 4 a.m.). The staff are incredibly friendly and always ready to help with any questions.

The staff was amazing and helpful. They were knowledgeable about Venice, and knew the city well. The location was great.

The hotel is an apartment in around the streets of Venice. The location is walkable to the water taxi and you can roam around the interiors of the city to see the views of old towns. The rooms were clean and we enjoyed that it was able to accommodate six adults.

The instructions did mention that the reception and the location of the apartment are far. Also, there were recommended to get to the location. But the description never mentioned that guests can use water taxi to get to the apartment from rental. Also, porter are the only option to move your luggage around the island.

Great breakfast with plenty of choices. The guys at the desk were super friendly and helpful. Theiy gave us good restaurant suggestions and always knew our names.

Convenient location.

I didn’t realize that this apartment was in a different location from the hotel itself. Would have preferred to stay in the hotel for convenience of breakfast and hotel staff.

The best part of this property was the hotel Front Desk person, Jack. He was incredibly kind and nice and extremely knowledgeable about the history of Venice. We could easily have hired him as our guide!

This property was not the easiest to find, but Google maps led me to it fairly easily. I just passed it once because the sign is very small.

Lack of Internet access in the bedrooms.Leaking water below the kitchen sink onto the floorShower facility small without no place to place soap & shampoo. The shower too narrow so that a bigger built person cannot bend to get goodies from the floor. There was no clothes to dry dishes in the kitchen. We used a towel.

Good location, near Santa Lucia train station and very quiet, the room was small but cosy, there was a little problem with the air conditoner but solved for the last night we spent. The breakfast is very good and complete and staff were really kind.

There is no elevator, I had no problems with it, but it's something to take into account if you have reduced mobility.

The staff were friendly, helpful and welcoming and gave us great advice about how best to see Venice in a day, and a recommendation for a lovely restaurant..The location was just off the Grand Canal and a short walk to to the bus and train stations.The accommodation was basic but clean and the bed was comfortable.Easy to store bags.

No lifts to the upper floor although the front desk staff offered to help with luggage.

Firstly the location is perfect. Breakfast was really good. And all the staff were so helpful.

We were genuinely impressed by this hotel — in the best possible way! From the moment we arrived, the atmosphere felt warm and welcoming. The staff were amazing, the room was super cozy and spotless, and the breakfast? Absolutely fantastic — better than in some “fancier” hotels with more stars. Plus, the location is super convenient, just a short walk from the train and bus stations. We truly enjoyed our stay and would definitely come back!

There’s absolutely no reason not to stay at this hotel again next time

The location was great for our one night stay before an early flight out of VCE - close to the train station and parking garage! The staff were friendly and helpful, and it was convenient to be able to check-out in the early morning. We liked that it was less busy in this area than some other spots around Venice! The room was very clean and even ready before the check-in time!
