It is not a full spread breakfast but adequate as this is more like a boutique kind of hotel. The staff are super nice and helpful. Thank you Alessandro for all the help.

Beautiful old style hotel. I never stay anywhere else in Venice. L’Allessandro takes such great pride in his hotel. I feel like family every time I come. Highly recommend to everyone.

LOCATION

NO ELEVATOR , BUT NO SERVICE, WE NEED CARRY LUGGUAGE VIA LADDERS DUE TO MY HUSBAND GOT BAD LEGS WHICH IS VERY INCONVINIENT

If you are into tourist trap areas this is not your place. If you want amazing location coupled with amazing staff this is the place There recommendations are top notch but not if you’re looking for the “Disney “ Epcot experience

Absolutely nothing

I love the bridge that connects our walk to the hotel. The architecture of the building is beautiful. The staff were all so super helpful. I would like to thank Live and Alessandro for being so kind and welcomed us. They were exceptional and nice. We would definitely recommend this property to our friends and family.

Staying by the canal, soaking in the property’s historic charm. The hotel staff were welcoming and very helpful. Included Breakfast was delicious and the lovely lady made a great coffee.

The facilities are lacking and in need of upkeep. The shower door didn’t close properly, the bed was two singles pushed together with a gap in the middle, there were only two power outlets for charging, and none beside the bed. Additionally, there wasn’t enough milk provided for two people. Given the price per night, you’re really paying for the novelty of staying on a canal in a historic building. Would I choose it again? Yes, for one night to experience it, but not for a longer stay.

Beautiful historic building with its own bridge over a canal. Room very modern and comfortable. Staff friendly and helpful. Walkable distance from station or Piazzale Roma for bus to airport.

Breakfast was OK but not to the same standard as rest of hotel.

Very nice breakfast with good selection of pastries, cold meats, cereals and cooked food. Staff were very attentive. We.had a misunderstanding about our rooms on the.second night which was solved to our satisfaction by Alessandro

I could hear the voices of people in the next room at night. It is pretty common in a lovely old building, though.

The facilities are a little bit old but that's all acceptable.

The personnel were nice and they even gave us some of my pullovers, which I have left in the room after we were checking out.

The room we have entered the first night was totally cold and was freezing. There was conditioner which was on 16 grad even outside was 0 degree. We tried to change the temperature on it and went to bed as we were very tired after travel. Hower, neither during the nights nor in the morning it was not warming. We were freezing all night. In the morning we have changed the room, where was too warm, and the room was lower quality.

Alessandro and other staff did everything to make our trip the best it could be. They recommended a wonderful restaurant and neighbourhoods to visit. I am allergic to gluten and dairy and they ensured my breakfasts were catered for and delicious. fantastic staff in old beautiful hotel

Bedroom was very small

Great hotel in a grand old palazzo fronting a small canal. Quiet but only steps from the Strada Nuova, the main pedestrian street in the city. Great location in a quieter part of the city. The staff were all very helpful and friendly. I would definitely return to this property.

The location is ideal for the visitor to Venice and especially fun at high tide! Our stay was made perfect by the outstanding charm and helpfulness of ALL the staff who even remembered my birthday! Mille grazie.

Room 101 was a little small

Staff were so amazing, Benedetta and Alessandro were outstanding with area knowledge and helpfulness. Breakfast was a wonderful start to the day.

Very nice renovated old little palace. The staff is kind and helpful. Good location. Quite if you want to rest from the crowded streets and noisy turists.
