BEWARE OF THIS BUSINESS!!

I had the misfortune of staying at this property in November. Shortly after arriving my wife and I were woken in the middle of the night by bedbugs. I contacted the property manager and Booking.com immediately to report that the property was not sanitary and impossible to stay there because of the bug infestation. Not only was this experience unpleasant enough, but the worst thing was the reaction of the owner who claimed that we lied and that the pictures we showed him of a bedbug were falsified, lied to me that he would send the refund through Booking.com (which he did not). Then I had to ask him repeatedly to respond to my request for a refund which he also lied that he did not receive after I called and verified through booking.com which contact information they have on file. I tried returning to the hotel to get the refund in person and was lied to again that he is not available and I need to return at a specified hour and when I came back no one (not staff) were present at the property. Throughout this experience the owner would never pick up any of my phone calls, only responding through WhatsApp text. So not only was I exposed to unsanitary conditions at the hotel, but the lies and the time I spent calling with customer support searching for a new hotel, coming back and forth to try to resolve the case are absolutely unforgivable. I believe that the owner of this business is intentionally conducting fraudulent and illegal business practices and have also reported them to the European Consumer Centre. Please do not stay here or any other properties managed by this business. And please think twice about staying in a cheap hotel to save money when it could cost your time and peace of mind.

Location

All except the location. The room is extremely small – more like a box than a room. The window cannot be opened, and staying in Room No. 1 is especially unpleasant as it is located right next to a storage area. I honestly would not recommend it. Truly disappointing.

Location. Easy to find and access.

I have been around 10 times in Venice. It is the worse quality for the price. Totally overpriced. Cheap sheets. No stuff around or front desk. I had to call to someone. Looks like someone is trying to make money out of the old building.

The property and my bed / bedroom had bedbugs absconding needed to move out. The staff went into my room with non staff. They said they moved my things to an office of theirs when I came back my things were spread and clothing missing

Bedbugs. Both my arms and face is severely infected - meaning I needed to cancel work meetings and seek medical help. Let me know if I shall provide images.

The Wi-Fi.

Was a very messy place, there’s no staff at all to help you or even ask to change the towels, bed sheets, the bin bag…

Good location, very central and nice restaurant underneath

We booked a room with three beds. When we arrived one of them had no bedding on at all, and despite making contact straight away and having 3 WhatsApp messages saying it would be sorted out it never was, so we spent our two nights there with three people squashed into two beds. At one stage the staff even said they were right there and would be up in one second, but never showed. We didn’t see a single staff member there during our stay.

Small cozy room and clean. The location was perfect at the center of margarita square with a lot of restaurants around and super market.

No one met us when we arrived, did not initially get the keys we needed to get out of the hotel, badly working toilet, not working Wi-Fi.

We chose it because it was the cheapest available when booking. The location was fine, overlooking a large square and easy walking distance from everything in Venice. This is the 5th review I've done on places I've stayed recently - all others received glowing reviews - not this!

As the owner always responds in broken English to the efect, "Its a one star hotel, what do expect, a palace? You get what you pay for - no check in desk, no room service, no coffee, tea making!" The room featured a gash in the granite floor that was 2-3 cm deep that you stepped into when leaving the shower room. Other amenities included the lack of any place to put clothes - a line with a few hangers rather than a closet and no chest of drawers, but rather a coffee table to put your luggage on. The room was stylishly decorated in what could be described as flea market bargain clashing of styles. The window curtain was expertly fitted for a window 30 cm higher back in mid 1960s. There was no mesh on the window to keep the mosquitoes out, and we accidentally brought the bed bugs back home in the luggage.

We paid for a 3 bedroom and got a 2 bedroom, so we paid at least 50€ too much per nightWe never asked him to do that, we would like to have that extra space to put our stuff on. There was no space for a third bed, maybe a small bed for a child would fit in. We checked the other rooms on that floor, all similar in size, so we felt very cheated and the owner insisted he was right

Location was fantastic, above a restaurant on a square filled with lots of food options, a slightly quieter area than other parts of Venice closer to St Marks so noise and people weren’t an issue. Short walk from everything and main tourist sites only 15-20 min walk. Good communication from the owner.

Either the room or the bed is on a bit of a slant so sleeping was a bit uncomfortable and only two pillows. Small room and quite dusty but bathroom was clean and shower worked fine although pointing towards the wall with low pressure.

Very bad experience, with no facilities and support from the structure.

There is no reception, the contact whatsapp number written on the front door does not reply apart from the first day and does not meet your requests. We asked for the invoice and for repairing the wifi, but received no answer at all.

Location is the only good point. The square is very lively day and night. Good WiFi.

There’s no reception. You have to communicate via WhatsApp. The main door can be then opened remotely. The room was small but clean. TV is not working. No air conditioning. Shower head was clogged with limescale. When it was raining heavily, water was leaking inside the bathroom. We stayed 5 nights and the sheets were never changed despite my demand. Bed and pillows not comfortable at all. It was September and we suffered many mosquitos attacks! We had to buy sprays.

The location is excellent, providing easy access to all the facilities you need. The Wi-Fi is reliable and high-speed.

The room lacks any modern air conditioning system, having only a ceiling fan. Given the hot and humid weather, air conditioning is necessary. However, the ceiling fan causes discomfort, making it better to turn it off and open the window for fresh air. but this solution also doesn't work, why? Unfortunately, there's a restaurant right below the room, causing noise until 3 AM (if the window is open), which makes it difficult to rest and sleep comfortably. These issues prevented me from having a comfortable sleep during my stay.Additionally, the bathroom is very small, and the fixed showerhead does not allow for movement, making it inconvenient to use. The toilet's flush tank also occasionally malfunctions.

Great location good price the restaurant gave us a complimentary drink and the food was amazing, check in check out was perfect not worries no stress

The ventilator in the bed room was moving while spinning but it didn't fall and it was on for most of our stay so its ok i guess, place was old but i think all of venice is and the ventilator in the bathroom was not working

We loved the location of the hotel, so many great places to eat nearby including the restaurant below. Fresh towels were provided on request, everything was clean and lovely when we arrived. Our room had some beautiful artwork painted onto the walls which really made it a unique place to stay.
