Tough carrying bags up 5 flights of stairs in the annex. It should be more clear when booking whether you are in the main hotel or the annex.

Location was great. Close to drop off on orange line. Close to St. Mark's. Breakfast was very good.

Room was very small...about the size of a cruise ship cabin. Needed to take a flight of stairs to reach the lift to proceed to room which can be an issue. Only staff member to genuinely assist us was Enrico (sp?).

Our room did not have a shower. At our age it was tough bathing. However all turned out fine.

Everything about this hotel was excellent! Front desk and the breakfast room staff were kind and helpful at every opportunity. The room, lobby, bar, outdoor seating area and rooftop were impeccable. Public transportation is within walking distance.

Hotel Owner¿s restaurant was A+, reasonable price , and 10% discount! Excellent location. Friendly staff. Hotel bar was also A+ and friendly staff¿ Everyone spoke English, too.

If it¿s your first time in Europe, you must understand that A/C isn¿t like US, almost every place can get stuffy, humid and not cool down. I give 9/10 on room ONLY to encourage all of Europe to put in good air conditioning, lol! ALL TOGETHER GREAT!

The room was nice and spacious. Location is centered in Venice. There is transportation right next to the hotel, also. This makes getting to and from easy

It would be extremely helpful if the hotel were to immediately advise you as to which Dock to get off when you take the water taxi. The only way to get there is by water so this information is it vital yet not provide

Located in a wonderful location, close walk or vaporetto to everything. The staff was helpful and very accommodating.

The shower was a little small, I kept hitting my elbows when I was washing my hair.

Stuff are very nice and helpful. breakfast is better than expected, They do a lot of renovation. We had a room that had been done. We will stay there the next time we visit.

Beautiful old world feel to facility, VERY clean rooms, generous breakfasts with a large variety of hot and cold choices, free internet, and mostly helpful staff.

We travelled with 2 other couples, paid the same for our rooms, but got very different room assignments, ours being extremely small and with a shower that was claustrophobic. Our friends were in considerably larger rooms with balconies.
