Clean, and one of the concierges was terrific. The others were OK.

No bath exhaust vent:the steam&toilet odors lasted.The shower had no curb, and the drain not great: the entire bathroom floor got soaked. The bathroom & entry fixtures had light bulbs whose sockets were broken, it was very dark. THREE stars?! No way

The location of the hotel is good and within an easy distance from many attractions.

The staff changed my room reservation from 17sqm room to a dark corner accommodation up to 10 sqm without mentioning it neither at the reception nor while checking in. It took me a lot of effort to get the room changed for the second night. While making reservation the confirmation should be checked carefully, a double room may be with one bed up to 150 sm, placed by the wall with a little slot to let way to the tiny bathroom. This type of the room is not advertised online, but considered to be a double room and you may get it instead of the one you think you choose while making a reservation. The hotel will refuse to change the room if you get inside and decide to look around or wash your hands after a long travel claiming that you have already used their property.

Great location and friendly staff. The room and bathroom were clean enough, but could have been better.

The breakfast was not sufficient. The pillows were too thin, and there was only a thin blanket instead of a duvet. The lack of room slippers was disappointing. Also, there weren't enough power outlets, and they were far from the bed.

Everything we got upgraded, canal view on two sides.

We had a lovely stay at Ca' Formenta. Our room was upgraded because we had asked for a crib and had been given instead an extra bed and a room with a view. Nice breakfast: not a big selection, but will fuel you up for the day. Would definitely recommend, especially if you have young kids; it is relatively easy to move around, especially with a stroller, since there are not so many canals around.

The hotel is in our favourite location in Venice, Castello, it is perfectly placed for the vaporetta and alilaguna stops. Nearby there are lots of bars, restaurants and shops. The location is perfect for visiting St Mark’s Square, only a 10 - 15 minute walk yet not as overcrowded and busy. I have limited mobility so the ramps alongside the bridges make it easier. The hotel itself was charming; always a friendly face at Reception to help and advise. Our room was warm and cosy. The bed was very comfortable.and extra pillows are available if you need them. The shower was powerful and there were always fresh, soft towels on the heated towel rail. Breakfast was continental with plenty of choice.

This was a new hotel for me from others I have used for my many visits to Venice. I was not disappointed! The staff were friendly and welcoming and my room was superb with a lagoon view. Breakfast was good, coffee too! Exceptional value for money and in a quiet convenient area for the city with a good choice of restaurants within a short stroll. I will definitely stay again.

The breakfast area can get a little crowded!

We were upgraded to junior suite, had view to the main canal, beautiful room, very competent and friendly staff, good breakfast.

There was a small problem with the tap in the bathroom. Found the TV was a bit difficult to operate especially as we didn't want to watch Italian tv

We had a wonderful stay. The hotel has exceptional location, very close to the centre of Venice but at the same time aside of the main touristic routes. I loved the room design, the bed was very comfortable, everything was perfect. Breakfast was nice and absolutely sufficient to start the day. I asked for a good chamber as we had a special occasion to enjoy these days, and the hotel accommodated us to the suit with a bath tub (perfect for Venice in December) and with a fantastic view to the lagoone, so that we could hear the sea sounds during the night. So it was a total joy, and we are very grateful.

Confusing air conditioning/heating system

Had a wonderful stay at this small hotel. So cosy and comfortable. Lovely rooms, very Venetian decoration, overlooking the water. Perfect location, friendly staff, good breakfast.

Location ,front bedrooms had great views across the lagoon . The staff were very friendly and helpful and because it is a small hotel it had that family friendly feel to it. Our bedroom was very well positioned and proportioned and also very tastefully decorated. The continental breakfast was plentiful.

the location is great to visit the biennale and also castello is out of the way from the herds of tourists.

Breakfast was disappointing: no fresh vegetables or cooked meal, just cakes and yogurt. The reception asked me to pay for the tax (3 euros) in cash even though they could accept credit cards. i smelled someone smoking twice in 24 hours (in the evening and early morning). Dark room facing the courtyard.

Bathtub it's slippery, making it dangerous. An anti slip mat would help.

Very friendly and helpful staff. Location was excellent. Lots of restaurants and bars in the area. About 30 minute walk to St Marks Sq. Near enough to walk but far enough away from the crowds.
