    Pros +

    • The staff were professional, the hotel was great, right on the canal !
    • Good breakfast, lots of options
    • Location was perfect, the staff was great... we will be back!

    Cons -

    • It seemed only one building had an elevator and my 82-year old mother was with us. It was a bit of a hassle going up and down to our rooms.
    • The room was.good, just a lot of steps to our room.
    • I would have like more coffee included with the room. For the price of the room, they should include more instant coffee.

We liked the location and breakfast.

We liked the view from our room. The shower was wonderful, large, water was hot, and steady water pressure. We didn't eat the breakfast, but our family did. (I.am gluten-free and was worried about what would be available.)

The room was.good, just a lot of steps to our room.

The hotel itself is clean and well-maintained. However, the staff's behavior was disappointing. They openly made unkind remarks about guests (in Italian so guests don’t understand). It’s very unprofessional!

The location, the room, the employees, all were perfect. We were even surprised by the breakfast, as we did not expect much given the size of the hotel, but we were positively taken aback, it has all options one may need. I truly recommend staying here!

The location, the rooms for a family with complete bathrooms.

The stairs had a carpet that should be better

I had stayed at both the Palazzo Priuli and the Casa Nicolò Priuli three times in the past but hadn't been there for 6 years. When I arrived at the conveniently centralized reception desk for both the Palazzo and Casa, the staff greeted me like an old friend and were clearly excited to tell me about the "surprise" they had for me. Though I'd booked an economy room, they had assigned me the same beautiful top-level room I'd stayed in both times at the Casa and have always remembered as one of my favorite rooms of all time. What was touching was that they seemed as happy as I was about the change. The room proved as wonderful, and the staff as warm and helpful, as I remembered. The main hotel is stunning -- an exceptional experience staying there -- but I particularly love staying at the Casa, a small, beautifully restored ancient house, right on the small canal where 2 gondolas "park" overnight, and just a few steps from the Palazzo. It has a personal warmth that gives a real sense of coming back home after a long tiring day navigating Venice. It's also quiet; I wasn't aware of anyone else while I was there. As you'd expect with an old house, there is no elevator, but the reception staff is ready to help with your luggage. Just be aware that you'll have to get yourself up and down narrow but well-carpeted stairways when going in and out. As to location: the Priuli is right at the juncture of San Marco and Castello, perfect for exploring both. Try to give some time to Castello which runs from St. Mark's to the very end of the island and ends in a large beautiful park. You can walk the entire length of Castello along the water or through its fascinating neighborhoods. The Priuli's vaporetto stop -- San Zaccaria -- is also the best for going anywhere you wish to go. Besides being the main stop for St. Mark's, it's a main stop for almost every ferry line in the city.

    Nothing except leaving

Very authentic, old hotel. Has an authentic atmosphere of old Venice. Amazingly decirated rooms and hall.

    - The location is great- the view was great- The room was nice - very clean- comfortable bed and pillows - frendly staff

    - it can get a little noisy outside in the late evening, especially on weekend

Excellent and impressed my wife which is always a good thing for a husband. Terrific area of the city will restaurants, shopping and channel directly adjacent to the hotel. Safe neighborhood, lovely and helpful staff.

Leaving at the end of the vacation to go home.

Beautiful boutique hotel right on the canal with stunning views. Our room was elegant and comfortable, and the staff were kind, helpful, and service-oriented. Breakfast was delicious each morning. A peaceful, charming spot—highly recommend!

The place totally met our expectation and it's worth the effort of bring luggage on waterbus. Very close to Piazza San Marco but not crowded. Spacious room, traditional-styled decoration and furniture, friendly staff and excellent breakfast. There's direct water shuttle from St Marco stop to VCE, line Blue.

We tried one of the two restaurants owned by the hotel, Luna sentada, and it was quite average yet not cheap.

The location and ambience very nice with old fashioned furniture. The staff are very friendly and nice always helpful. This is my second time in the property and I recommend by the the cost benefits

The cleaning could be improved but considering as an old property it is ok.
