Location, but it was imposible to find, It's entrace is in a small ally

Old room, it looked to be 30 years old, bathroom was not clean, and had a bad odor. I realize this is old Italy but for the price it was not as expected. No lobby, minimal front desk, we carried our bags up and down to our room. We loved the view, but it would have been nice to have ear plugs when the bells rang right above our room.

Amazing room with amazing location and view. Loved both the sauna and tub... and so easy to check in and check out. Will stay here again!

The climate system was very difficult to get to function.

It was okay.

We had a major flight delay and could not get in touch with staff regarding cancelling a first reservation. Our night at the end of our trip was fine, but I don’t plan to visit Venice again as I feel it is too overrun with tourists.

Perfect location, clean and spacious room, helpful staff and perfect fit breakfast.

We liked everything- the large room with beautiful finishes and a beautiful view. Very convenient location and all of the staff very helpful.

Best view of St. Mark Square and location! I took my daughter there and we took great photos on terrace! There is no better view than that!

Breakfast was late and incorrect. No terrace.

What did I like? Everything about the property was "almost" perfect. We only lacked a personal butler (just kidding) which would make it absolutely perfect. I wish our room had bigger windows and/or a balcony but even then, the view that we got of San Marco Piazza was beyond priceless. Yes its a bit pricey, but you'd feel you got good value out of the money you pay.

The price. Also, the instructions on where to find the reception were vague (although we found the door to the rooms with no problems). We didnt see the recep door at first even though it is diagonally opposite the entry to the rooms, mainly because it was not signposted properly. The door said "San Benedetto" in big letters and you need to look carefully to see "San Marco" also written there. A bit confusing but there it is.

Location is great and having a terrace was a plus.

However, an uncomfortable bed, aged place, and worst of all, shower drainage was blocked, leading to overflow. It's not worth the price paid and was extremely underwhelming.

Its expensive but most of Venice is.

The location next to San Marco and view from room is to die for. The luxury inside the suite is unmatched. All top notch items and plenty of extras, Sauna room in the apartment!Also they arranged for a free tour to the Murano island including private boat.

The main picture that shows terrace restaurant looking over the Basilica isn’t really actual, that doesn’t exist. Also even though have an electric stove in the kitchenette, there was no utensils that can be used and no hot water kettle and no microwave. These are basic amenities for an apartment/suite.Also it is really expensive.

Entrance looked run down and front door edge coming off but apart from that, great facilities and excellent location

Location was better than imagined and the room bigger than we could have dreamed. The terrace overlooking the square was an experience in itself and the sauna in the room was fantastic. So impressed.

There was no aircon because it hadn’t been set up for summer (we were there in April) but temps reached 20 degrees and it got very hot overnight

Perfect location and Amazing view on san marco square with big 4 windows sound proof , i injoyed my breakfast at the room with the view. The room was so big with sepqrate living area and dinning table and the best part is the sauna room. The room have a small kitchen area as well with plates . Safe with security door locked at the enterance.The staff was so nice and helpfull . They offered free murano trip for us and we injoyed it.

The bed was not comfortable , the sealing and decor were dusty and needs clean becauae when i was trying to hit the dozens of mosquitoes, all dust fell down on bed.I was suprised that air conditioning is not allowed to open till May in venice !!! It was super hot in the room more than 28c degrees and when we open the window we got a mosquitoes attack, so we didnt aleep that night. I wish the hotel informed us before so we bring bug repellent . The shower door was not closing.

The view from the terrace was unmatched! Great staff! Accommodating and friendly. Beautiful property. Highly recommend.

A but hard to find. I think the description should indicate that you’re looking for Bellevue Suites. But once you find it, amazing!

the room was very nice. excellent.

there were works happening outside so there was noise. the staff was rude and not helpful. breakfast was not served advertised in the room. when we went to pick up our luggage there was no one in reception to give us our bags. we had a train to catch and when they did show up we’re very rude.

The location of this property is unbeatable with a view of through Saint Marc’s square to the water that is breathtaking at sunrise and sunset. The room is spacious with tons of storage and an amazing breakfast was brought to us each morning. The spa tub in the master bath was wonderful as well.

The only thing is the shower didn’t have great water pressure but the spa tub was outstanding.
