The staff! So friendly/helpful, steered us to great places to eat/drink, helped us figure out best transport. Breakfast! The location -- superb. Off the "beaten path" of tourism, a neighborhood where the locals go to hang out. Lively, yet peaceful.

Excellent neighborhood, with friendly and helpful staff. Loved the daily breakfast overlooking the canal. We had a loft room in a heat wave which put the AC to the test. Was a bit warm but understandable, given the excessive heat. Would stay again and recommend.

Everything about this booking is great: the room, the location, the staff, there are close to no downsides.

One very minor thing is that the room got extremely cold at night because of the tall ceiling - we were provided with extra blankets.

Great staff. Quiet location. Daily housekeeping. Really enjoyed our stay here while in Venice. Easy to walk and enjoy the sites.

The shower needs a little shelf to put shampoo & soap on.

We were located in a room right next to reception, sadly it was very loud. When people began to check out in the morning/deliveries arriving, it sounded like they were in the same room, so our sleep was very disrupted.

Everything clean, everything worked, friendly staff, very good breakfast always prepared according to the requirements of each guest + other offers in the buffet. Quiet place - the hotel is located n the courtyard. A large selection of restaurants and bars at the nearest canal. Very good location for exploring the city.

The bathroom combined with toilette quite small, it could be larger.

The room we stayed in did not have air conditioning, as the hotel doesn’t offer it during this season. The window was left open for ventilation, and we couldn’t close it because the room became humid and had an unpleasant smell when shut. Unfortunately, this allowed mosquitoes to come in and made it noisy at night. Having window screens or another form of ventilation would make the stay much more comfortable. We could also hear street noise and the TV from the neighboring room quite clearly.

The staff were extremely kind and polite, the location was great.

We experienced a serious mold problem in our room. All of our clothes, shoes, and bags absorbed the smell, and now we have to wash everything several times to remove it. Even we started smelling like mold after a few days. This is not only unpleasant but also extremely unhealthy.We understand that Venice is very humid, but having such a strong mold presence and odor inside a hotel room is unacceptable. The air conditioning worked only on the fan setting, and the smell coming from it was unbearable. The window was positioned too high to open, so we had no way to air out the room and ended up sleeping three nights in very poor air conditions.Breakfast was included, but for someone who only drinks coffee or cappuccino, it barely felt like a breakfast. There was almost no food variety, and for anyone who likes to eat in the morning, it would be quite disappointing.The staff were extremely kind and polite, but unfortunately, due to the poor conditions and possible health risks, we cannot recommend this hotel.

Great property in a wonderful location. We loved staying outside of the major tourist area. Cafes and shops were plentiful and an easy walk to everything or hop on the vaporetto. Loved chatting with other guests at breakfast. Would definitely stay here again.

Initially a little hard to find.

First of all, we were allowed to change rooms to accommodate our needs. The rooms were elegant, roomy, and comfortable .Breakfast was just right, and being able to watch people go to work and parents send children to school from the window on the canal as we enjoyed our food was super.We were in a quieter part of the city with great restaurants and shops.

Being the 1st time to Venice, I didn't know the 10 minute walk to the hotel from the water transport consisted of cobblestone walkways and staired bridges while dragging our luggage (at night). A little more knowledge would have been great.Live and learn, and we did. Venice was wonderful and fascinating!

Great location in a great neighborhood. Vaporetto stations are nearby for both Murano and Burano as well to go to the main tourist attractions. Breakfast is good and the rooms are very clean

Super quiet location in a small court. Our room overlooked the canal. Really close to plenty of places to ear. Room was simple , but inviting and comfortable. Spotlessly clean.. lBreakfast was ample and there was as a good choice of different food .Lara , the receptionist was super friendly and helpful
