Pros +
- Great location, friendly staff, decent breakfast. Also it's nice that they have coffee, juice and cookies in the afternoon
- Breakfast was very good; deli meats, cheeses, pastries, juice and coffee and plenty of all. Very friendly staff and pleasant outdoor patio to eat. Many restaurants nearby and gondola stop directly outside.
- Just a short walk to St. Mark's square. The breakfast is great, and they serve until noon----outstanding.
Cons -
- The shower needs upgrade (sticky handle, so it's hard to control temperature, no flex hose, another dead faucet w/o water coming...) and bidet in the room #211 definitely needs repair, as it's useless as is.
- Be prepared for a very small room, but I think this is typical of Venice.
- Pricey, but then again it is Venice.

Terrific staff - especially as we arrived at the peak day of the current flooding situation.
location was good, comfortable room
Our stay was marred by a very rude staff member who oversaw breakfast. When we checked in we were told breakfast was available until noon and if we wanted breakfast we could just let the breakfast host know. The next morning (having arrived late the night before) we awoke late arriving to breakfast about 20 minutes before noon. Knowing it was close to noon we weren't planning to stay long (maybe 20-25mins) and grab something quickly from the cold self-serve buffet. When we entered the room the host was immediately hostile. She did not greet us or even respond when we said we'd be having breakfast, never asked if we wanted coffee and for almost the entire time stood glaring at us in a hostile manner. She only brought coffee when, after sitting for almost 10 minutes, we asked if any was available. The only time she spoke to us was to remind us (at least 3 times) that everything closed at noon. We eventually left at 12:03. The second morning my daughter was unwell so we arrived to breakfast on the later side but again before noon (around 11:35) intending to eat quickly. The host hostilely confronted us demanding to know if we had “registered” for breakfast. My husband explained the manager said we could just let her know we wanted breakfast but she remained hostile. As it got closer to noon she told us quite angrily we needed to hurry as she had a job to go to and they had done us a favor by serving us yesterday. We were completely shocked. I have stayed at many hotels and never been told to leave a breakfast room because it was near the end of the breakfast time (or even a few minutes after). In fact, the breakfast hours normally refer to when you can receive breakfast not how long you can stay in the room after. The host was so hostile it made me wonder if there was something else about our group that bothered her. The response from the manager was entirely unsatisfactory. We received a tepid apology that felt dismissive at best. We will not stay here again.
Location was exceptional , staff helpful and friendly, and good breakfast.
Rooms were small
Stayed in family room, beds were comfortable, beautiful lights in room, excellent breakfast, great location. It was our favorite stay during our Italy vacation.
Very convenient location. Close to St Marks square and also close to the waterfront taxi and bus pick up locations.
The beds and pillows weren’t super comfortable, but everything was clean and tidy.
the location is perfect, I love it, we could easily reach the hotel and all beautiful views around. It is very family-friendly. The breakfast is also good, we enjoyed our time a lot with it. I will recommand to my friends and families!
The Breakfast was the best part of the hotel. It was run by a very capable woman.
The chair covers in my room were dirty and stain. The table in the room had a scratched plastic instead of a glass. The poster on the wall had a plastic cover over it. The hallway carpet was filthy, it was unkept. They should put some work into this hotel, it is in a great location but it needs so much work and someone who cares to restore it.
Location, staff
Little room
Excellent location and very helpful staff, including breakfast service.
Great location, super clean, very traditional Venetian room decor, scrumptious breakfast, free coffee and biscuits available in the afternoon and night, perfect to enjoy in the lovely courtyard after a day out. Very nice and helpful staff, especially Dilan, the night receptionist. Well done!
If I have to mention something, we went in mid-April and AC was only working on heating mode. Room was a bit too warm and when we opened the windows, mosquitoes came in :/ so make sure to pack very light PJ's :)
Excellent location close to the San Marco area of Venice, spotlessly clean, wonderful continental breakfast, plug sockets next to the bed to easily charge your phone, comfy beds not too soft, really lovely staff. Great to have a mini fridge in the room too. Nice small hotel with only one floor of rooms so no noisy neighbours above you.
It was a little warm in the room, we had the window open all the time which we didn’t mind, another guest mentioned that the air conditioning doesn’t get turned on until summer. As with most hotels a few more hooks around for jackets and bags would be welcome.
The location, that the hotel is very pretty, that there was free coffee, water and juice at all times and the breakfast was good. They helped me to receive a package there and we also were able to leave our luggage.
We stayed in Room 209, one of the rooms facing the Main Street, but unfortunately, it was right next to a bar. We could hear everything, so if you’re a light sleeper, these rooms might not be ideal for you.I noticed the noise issue as soon as we arrived and asked the hotel staff about it. Their response was, and I quote: “You are in downtown Vienna; it’s very noisy, and you just have to be lucky to get a quiet room.”The next day, they moved us to another room, which was much quieter—almost no noise at all. However, despite paying the same rate, we were given a significantly smaller room. To be honest, I couldn’t tell the difference between the “economy” and “classic” rooms, as they seemed almost identical.Additionally, the beds were not comfortable at all—they were extremely rigid, just like the pillows. This is something that could definitely be improved. Installing noise-canceling windows would also make a huge difference for guests staying in the noisier rooms.
Cute, clean room.Good breakfast. Very close walk to San Marco square & the ferry stop. Very conveniently located to restaurants too!
Location is convenient, central yet quiet. Small and personal services. Has a nice garden courtyard.
Can’t think of anything.
The location was perfect. Weather glorious although chilly at night (beginning of Feb). Hotel a few minutes from the main square. Arrived by water taxi. Return 27 euros for 2 people. Easy to find the pick up point in the airport as clear signage but also tourist information can point you in the right direction. Bought our tickets at the tourist information. Clear directions on hotel website re stop to alight at and how to get to hotel. No stairs to negotiate with cases when getting to the property. Central for restaurants, shops etc. Stepping out from the hotel with the canal in front of you is lovely as you feel you are off the beaten track, yet round the corner is everything you need. Staff all wonderful. Breakfast lovely with a wide choice. Usual meats, cheese, yogurts, fresh fruit salad and fresh fruit. Bacon/eggs freshly cooked and toast. Although tea/coffee not available in the room, coffee was available in the dining area to help yourself to throughout the day, with a selection of biscuits. Enjoyed mass at the Basilica and a Vivaldi concert in one of the local churches. Everything walkable.
If I was really being picky, I do like to have tea and coffee in the bedroom.
First and foremost the place is spotlessly clean and warm throughout the building. The location is fantastic: just 5 mins away on foot from Piazza San Marco but in a very quiet area. Moving around is extremely easy because San Zaccaria vaporetto station is only 1 minute away, so going anywhere we wished was simplified. We bought the 7-day vaporetto card which gave us easy movement all over Venice, the Islands, Lido and Chioggia. Breakfast is varied, ample and so enjoyable, special mention goes to the beautiful lady that made the most delicious scrambled eggs and bacon we had ever eaten. Our room was lovely, warm, comfortable and always kept impeccably clean. Thanks goes to all the staff for making our stay so happy and relaxing.
I missed having a desk/table where I could work on my computer and bedside tables where we could keep mobile phones, glasses, water etc for the night. Not a tragedy because otherwise everything was perfect.
Accommodation was clean and service at the hotel was amazing. My wife had healthy issue and personal at the reception immediately support us with doctor and with all support that we needed. We spent two days at hotel with kids. All was fine. Again, thank you for the support.
