- Only the fact that is located in Venice.
- Very bad experience
- Location: in Venice water city, close to station (5 minutes) and Piazzale Roma (2 minutes), close to restaurants and cafes. Easy to walk to anywhere in Venice from the hotel. Waking up in the heart of Venice, feeling like you are a real Venetian.
Cons -
- The fact that we needed to call a few times to be able to check in, because she didn't send the code to unlock the front door prior to our arrival time. The first room that she gave us was dirty and she moved us to another room where the air conditioning didn't work..we got really cold and asked to move back to the first room, because there, at least, the air conditioning worked. She didn't answer our request, but we moved anyway, because we were really cold.Overall, the price is not justified..only the location is good, the rest is just a matter of luck..
- Location Bad communication either the staffI stayed one hour in the street waiting to open the doors for meI found washroom’s window was open with insects inside the room
- The staff is not often present in the building but they reply guests' messages immediately.

Clean, comfortable hotel in a good location, very close to Piazzale Roma.
Bathroom was a bit small.
All about the room was excellent, highly recommendable, the lady at receptions was very nice and helpful
The place is hidden but not difficult to get with it.
Location
There was a lack of communication from the hosts, with no explanations about where to get the keys. When we arrived, there was no one at the reception, so we had to stay outside and figure out how to get in. It was also very noisy since the property is on a busy street with a restaurant below. However, being inside Venice in a touristy area, it’s likely to be noisy everywhere at night, with people partying non-stop, eating, drinking, and talking.
Location
Electricity was out , no air , refrigerator
Good location and value for money
The host changed the room and stay address at the last minute. She never sent me a message about the change. After lugging our luggage all the way from the train station to the original address and trying to call many times she finally picked up the call. Then she told us to come to a totally different address. The rooms we got, were not the rooms we originally booked. And these changes were never communicated to us either.
Cute little spot with a good view of some street life! Had a tv with Netflix capabilities which was nice! Super close to the train station which was very convenient with an early train time.
We almost missed our train because the property had locked the gate without notifying us. We had to wake up someone in another room to use their key and thankfully got out in time- just so you know make sure this doesn’t happen to you. Also the fridge didn’t work in our room so we had to throw out some food unfortunately.
Venice itself. Not the hotel
Room was dirty had marks on the wall and ceiling. Air conditioning didn't work at all so the room was hot constantly. Mould was in the bathroom and could see where the mould is behind the mirror and they have tried to cover up with paint. Ants and mosquitos were a problem in the room also. Extremely noisy area so sleep is not good. Told to arrive at a certain time so contacted hotel to be told they wouldn't be there until later on which wasn't professional at all. Lighting has a sensor in the door way so goes off on its own throught the day and night. Marks on the bed frame. Would add more photos but won't let me attach anymore. Avoid
It's just ok. It's a small bedroom and a small attached bathroom. Both are in moderate condition. If the price is low, it's fine.
Location , clean and comfy
The heating cannot be turned off and it is a waste of energy. There is no recicle bins. They do not save your luggage some hours after check in
Location is perfect, but there was a problem with hot water, we had to use cold water for shower in October...
It’s very well located and clean. There was no contact with any owner or receptionist. We got to the location, were given a code to open the door and in the reception we found an envelope with our name with the keys to the room.
They charge an extra fee that must be payed in cash and left in the room when leaving. They make you believe that it’s the tourist tax but that’s a lie. The tax Venice is asking from tourist is payed already when you stay in the city. That extra money is surely for the cleaning service which in my opinion should be included in the cost. Not added on top.
Location
Under the bed it was extremely dirty, the bathroom had some rust and fungus
The location was very good for what I planned to do
Beds and pillows were quite uncomfortable for the price we paid, everything is a bit broken and malfunctioning. Since there is no longer a reception you have to call a number which I called twice where the last time I received an answer in a somewhat rude tone to be told that it is no longer possible to leave the suitcases on the day of departure or arrival. Which would be understandable if the price were lower. Furthermore, this last colleague on the phone gave a completely different answer compared to the colleague from two days before who had said there would be a possibility.
Excellent management - we'd booked a twin but it was set up as a double, there was someone there within the hour to change it for us. Good location for wandering around Venice.
Good location, clean, no too pricey
Check in its too late, it’s at 2pm, you would need to wait a lot for it if you get to the city earlier, and check out is at 10am, too early, and no luggage storage, so we had leave the room and be around with all our luggage, we didn’t liked that, also the city tax is in cash, in other places tax was paid via link or card, we had to withdraw cash from atm to pay it
Hotel was in a nice location. Quiet and away from the busiest parts of Venice but very walkable to them. Close to some good cafes and restaurants. Not far from the train station either which was a perk.
Room was overall okay but the bed was really hard and uncomfortable. My husband ended up sleeping on the pull out couch because it was more comfortable. When we arrived there were mosquitoes in our room which really wasn’t an issue until we noticed little marks/blood stains on the walls around the room from where people previously killed the mosquitoes. Didn’t really have an active issues with them during our stay but the marks were noticeable and a little gross.
Convenience for station
It was basic and not even a kettle but we did know that on booking
