Pros +
- Location is great, Very helpful, friendly staff Feels like coming home.
- The location. It was walkable to many restaurants, shops and museums in downtown Newburyport. The Inn was full of charm. Our favorite place, outside of our room, was relaxing with a bottle of wine in front of the LR fireplace. The hosts were excellent.
- It is a quaint B&B conveniently located in downtown Newburyport. It has friendly staff and a wonderful breakfast I enjoyed sitting in the living room in front of the fire.
Cons -
- I love the decor but the bed was an antique and not really suited for a tall person. We are used to a king size bed.
- I have pics, to show Black Mold in the bathroom, the towels were ripped and had holes. Luxury it was not, you dine with huge black Ants, yes they were crawling on the food. The inn keeper only feigned concern when there were issues.

Beautiful inn. Quiet and comfortable. Friendly helpful staff. I look forward to returning to Newburyport and staying there again.
Location, warmth of innkeepers, quality of appointments, great breakfast in sunny room.
She actually brought her screaming infant into our room so she could adjust the locked AC. She also blamed us and assumed that we had left the AC on (again locked controlled ) while were not in the room. We were horrified by this!

Charming and historical, a real piece of history for the town. Spacious, comfortably furnished, airy, bright and pleasant. Easy walk to stores, restaurants and waterfront. Breakfast that was included was terrific with many delicious items.
It is super cute, and the staff was really helpful.
Neat old home in historic district.
The property's manager, couldn't have been more considerate.
