Location: next to I-95
The first room had a bug crawling on the bed covers when I pulled back the covers. The second room had a big stain on the bottom sheet. Was unable to get a refund and was still charged $25 pet fee as well as room fee in which we never stayed in!

Around 1015 pm the room above us began jumping from possibly the bed maybe the couch there was about 5 or 6 in the room from the way it sounded. Around 1215 we called the front desk and the attendant said she couldn¿t tell them to quiet down. We left

The breakfast area was bright, great choice of food and the staff person in charge of the kitchen/dinning area was the hardest worker I have ever seen in a hotel. She kept food items replenished, tables clean, and was very pleasant. She deserves a raise!

There was NO toilet paper in the bathroom and when I went to guess services he informed me that there was none in the entire hotel, including staff restrooms. Then the toilet would not flush after the first flush. I had to open the tank lid to activate it
The location was convenient but even the good location didn¿t make it worth staying there.

I love the location. It’s on one of Fredericksburg main road. However, you don’t hear the traffic. A lot of things were in the walking distance. I’ve stayed there a few times.

Top Tips
- Choose hotels along the I-95 or Route 1 corridor, such as Marriott, Hilton, or Hampton Inn, to save approximately 15-30% per night compared to downtown boutique inns. These national chains typically include free parking, but confirm parking policies before booking.
- Book a downtown hotel in the Caroline Street or Historic District for easy walking access to Riverfront Park, Foode restaurant, and Hyperion Espresso within 0.1-0.5 miles. Check for onsite or accessible parking if you need it, as downtown options may be limited or paid.
- Arrive via Amtrak or VRE rail service to Fredericksburg station to skip I-95 traffic, with typical travel times from Washington, DC around 1 hour by Amtrak. The station is walkable to downtown and has step-free access; take a short taxi or rideshare if carrying luggage.
- For weekend stays from late spring to early fall, reserve your hotel 3-6 weeks in advance, especially during University of Mary Washington graduation weekends or local events. Midweek rates are usually much lower than Friday or Saturday nights.
- Request a step-free room at historic downtown B&Bs and inns, as many have fewer than 20 rooms and may lack elevators. Contact the property to confirm ground-floor or elevator access in advance if you use mobility aids.
- Expect noise from Caroline Street bars and late-seating restaurants on weekend nights if staying downtown. Ask for a room on an upper floor or facing the river or back alley, and some properties may offer sleep kits or white noise machines upon request.
- Downtown hotels often charge $15-$20 per day for parking in private lots or garages, while accommodations along I-95 usually include parking. Check if your hotel offers parking packages or validation, especially during busy weekends.
- If working remotely, bring a mobile hotspot as Wi-Fi speeds can be inconsistent at small historic inns. National brands such as Courtyard by Marriott or Hampton Inn in the area typically provide more reliable Wi-Fi and business centers.
- Small B&Bs often have shorter check-in windows and may not offer 24-hour front desks. Confirm the exact check-in time and after-hours procedures, and save the property's direct phone number in case of travel delays.
- Book a hotel with an in-room refrigerator and microwave if you have dietary needs; these are more common at I-95 corridor chains than in downtown. Check availability before arrival and consider grocery options like Wegmans or Giant for self-catering.
