Quiet location at a nice property. The rooms are well kept and clean. Comfortable soft mattress and dual pillows.. Hot water was hot and abundant most of the time, but there were occasions it didn't work. No complaints about the AC. No mosquito problems. SmartTV worked. WiFi is not excellent, but good for the Arambol area. Good value food at the restaurant, delivered to the door. Staff was conscientious and quickly resolved issues that arose.

Incessant about getting payment upfront to the point of forcing you to go to the ATM lest you carry enough cash. Very low trust.

Room 304:The room is pretty large, comfortable and very clean. It has a balcony facing the forest. The whole place is well kept and very quiet and peaceful. Even the other guests were silent. I loved that there was no noise from TV or any music. I also liked the idea of not selling alcohol, this prevented people from getting drunk and noisy.I enjoyed the rural location, removed from the main road and traffic noise. Thank god there were no dogs or cats around.I woke up with the sound of different birds. The staff was friendly and helpful, the food was good and Ahmet , the cook, was very interested in preparing the meals to my liking.I also appreciated the intelligent mosquito barriers at my doors. The magnet closed the barrier automatically after opening it.Overall a great place for its peace and quiet !

Room 304: The mattress was way too soft.Electricity went off several times.23 different light switches in the room were too confusing.It would be good to mark the switch for the AC.

Excellent value with good air con and comfortable bed. Location convenient for town and beach. Lovely space for yoga and nice pool.

I initially booked for 3 days and ended up staying over 1 month! I loved the peaceful surrounding area, there’s nature around the property and there’s a short cut to walk down to the beach in 5 mins. And with a scooter you can drive to loads of close by spots!The roof top is a hidden gem to practice yoga on, and there are mats and yoga props. There’s an amazing salad bar that’s part of the hotel, which served some of the best salads alive had in goa. And all the staff are amazing & friends!!

The bathroom smelt a bit bad at times, but they always cleaned it when I asked and sometimes is unavoidable in India!

Excellent place and really nice staff. They've had a change of management so I'm not sure what it was like before, but it's great now. Our room was clean with all the essentials (towels, soap, kettle, desk) and the bed was super comfy. AC worked well and they cleaned the room a few times during our stay. On the top floor is a nice large open space equipped with yoga equipment, fans and lights - great news if you want some space to exercise and stretch! There is a new cafe located next to the pool serving drinks and food which looked nice even though we didn't go there. Location is good - there is a shortcut out the back which takes you to the town in just a few minutes. Staff were friendly and helpful. They took our payment on card which is a rarity around here.

Really nice place to stay not far from the beach and shops. Lovely pool to relax by during the day and cafe where you can order drinks as well. Nice staff and decent rooms.

Some parts of the balcony were a bit dirty but nothing alarming.

Even though the place is near to the market and access to every possible thing. This place feels like is in interiors and gives village kind of feel. Has a very good swimming pool and cafe.

Second time staying at this hotel under different ownership - better than before. Very good location only 5 - 10 minute walk to Mandrem Beach and lots of good restaurants. Set amongst the fields and countryside with a lovely pool. The staff all very friendly, rented a scooter through them for a good price. Also had good coffee and a small food menu, the salad bowls and rice dishes we had were very good. Will definitely be back!

This is a really chill place with lots going for it if you’re after a low fi/really good value stay. The pool is delightful, the food from the guys at the back of the pool is great and the yoga/gym space on the top floor is really calm. For eats I recommend the Butter chicken and the salad bowls. Beach is only 10 mins walk.

It was a very calming experience, nestled in nature yet a short walk through the nature/back garden and quiet streets to the main road with shops, cafes and most importantly beach.The premises are kept clean, staff very polite and friendly. I appreciated the variety in food choices, from local curry to healthy breakfast options and tofu bowls of your selection. I highly recommend this place, especially if you’re a nature lover.

As a solo mature female traveller I found this hotel just what I wanted. It has a nice cool, very clean swimming pool and an outdoor seating area with tables and chairs and sunbeds and a cafe/restaurant open for breakfast lunch and dinner serving some great Indian food and wonderful salad bowls. Even better, on the rooftop is a large covered area you can use for personal workouts and yoga - there are 2 weights benches, some free weights and yoga mats available. It is in a quiet location but only 10 mins walk to the beach and 5 min walk to the main road with shops, restaurants etc.I looked at a few other hotels in the area as I decided to extend my stay but I decided to stay here again - not many ( if any) places have a swimming pool, restaurant and ‘gym’ for this sort of price.

The pool area is very shaded. Personally i would have liked more sunny spots to be able to sunbathe.The ‘path’ to the beach / main road could be improvedThere were some power cuts during my stay, hence no restaurant or wifi or electricity in the room

Only pool was nice but I saw some insects roaming around in the water. So careful at night.

- The room was not the same as they showed in the picture.- There were way too many lizards inside and outside the room.- The bed was super noisy and uncomfortable. - Basic things were missing from the bathroom.Location is quite shady and a little questionable as every time I passed the street there were weird people drinking in the open.

Quiet area, lovey clean swimming pool, helpful attentive staff. Good sized room and sunny balcony.

Good value. Pool. Good restaurant with good coffee and bowls. 5 minute walk to Mandrem’s beach via the backyard shortcut.

It was very close to Manderem beach but the way which was being used wasn't the usual way. It was peaceful located between the farms.

They didn't provide the housekeeping services even for the water we had to ask. They denied cleaning as well by saying it is not done everyday. They have a pool but not kept clean.

Lovely location, nice little pool , a nice poolside restaurant, Armond the manager and he’s staff were lovely and helpful .The rooms are cleaned regularly, this hotel is great value for the money you pay .

Unfortunately the same problem as in many hotels - there are no hooks for clothes and other things. Both in the room itself and in the bathroom. The door lock was broken and it always took us ages to get it closed. Furniture is very uncomfortable and old, when air conditioning is on it drips and the whole balcony gets wet
