    • I dont know why people complain about the breakfast, it was decent and the restaurant has a really nice viewThe room was nice and spacious aswell as the bathroomThe staff was amazing
    • Not a lot
    • Did not like.

    Cons -

    • Some things should be restored, like some furniture, the pool tiles, and some walls should be repainted
    • The pictures on Booking are from when the hotel was new. Today the furniture is outdated, the bed is very hard and uncomfortable, the walls are dirty with what looks like dead mosquitoes. The toilet area is filthy and they don't clean it, there are dead insects on the ceiling and walls. Unfortunately, my sheets weren't changed for a week even though I asked. Anyone who comes to stay must know that they need to be in good shape, the climb up and down is very steep and difficult when the Tuk Tuk is busy. The food at breakfast is very poor, there really isn't much to choose from. I chose not to come. The staff is nice. The hotel is remote, but that's my choice.Do yourself a favor, don't rent scooters there, they are very broken, not maintained and very expensive.
    • Not what i expected from the photos, was not clean also, I was so disappointed that I didn’t even stay the night, just left elsewhere nearby, no questions asked and returned my Keyes the next morning. Also did not like how the staff answered me when I simply asked if I could choose my room. When in Samui you know when the staff is kind and genuine, this is not what I felt when I got there. Didn’t even drop my bags when I entered and inspected the room, just saw what I saw and knew I deserved better and walked out. I’m a clean and tidy person so what I saw, the walls, the tiles…was just not up to my standards at all. When you know you deserve better, don’t settle.

very good location, beautiful area. the hotel is located at the seafront. the access to the sea is through the rocky front, but you can swim freely and easily. the resort is marked by 3stars but the staff deserve 4 at least. highly recommend.

Rooms are set nicely in the trees with beautiful views. Ours was a villa by the ocean, so the view was epic. Our bathroom was nicely remodeled and very functional. The bed in our room was very comfortable which can be a rarity in Thailand.

The resort is set on a hillside, so it can be a real workout to go to the lobby when it's hot. Fortunately, they have a golf cart and they usually respond quickly to a request for a ride. The included breakfast was pretty lackluster with the dishes being a bit boring.

The resort was amazing, and the staff were very friendly and kind, i loved our stay there, and we even extended one more day. I will definitely reserve it again if i ever come to samui again.

Staff was rude , specially the lady receptionist sitting at the hotel. After paying hell load of money on hotel bookings, she was rude and did not treated us fairly

    7MinhPosted on: 4-7-2025

The private pool was awesome . The ocean view was wonderful.

The overall equipments were not up to the standard .( air condition too loud and not efficient, the level of the siphon was not well calibrated, the water could not flow well. An horrible smell came out. )

    7AndrewPosted on: 4-6-2025

The hotel is a little dated and needs a revamp in my opinion. The room was clean but the safe deposit didn’t work. Pre locked for me arriving. The staff were fantastic and really friendly. The dining area was nice and had a great view of the sea while having breakfast. Breakfast is a standard Thai one but was nice. The facilities i.e the pool and surrounding areas to sun bath were a really disappointment and really need sorted. I understand now why they offer you to go to their sister hotel for these. The location was advertised as 1.4km from Samui centre but I think they need get the measuring tape out again as I walked one day to Samui centre and it took 1 hour ( I regularly walk and can cover 3 miles in an hour no problem).

Yes, it's clear that the hotel isn't the newest, it’s clear that the staff puts a lot of effort into maintaining it in the best possible condition and its integration into the natural surroundings is truly something special, making it absolutely worth staying here. The cliffside rooms with private pools are simply amazing. We originally planned to stay for just a week, but we loved it so much that we extended our stay to three weeks.Besides the unique location, which is away from the busy city center, the staff here is incredible—they go above and beyond to fulfill every request with a smile. The restaurant serves excellent meals at reasonable prices, and nearly every evening, there's some form of entertainment, such as live music, seafood BBQs, or fire shows. If you're looking for a beachfront hotel, this might not be the place for you, as it's perched on a cliff. However, it does have two large pools. You can also spend some time at the nearby Coral Beach, which in my opinion is one of the most beautiful on Samui and is not very busy. Despite that, I still believe it's perfect for relaxation as well as a base for exploring the island and going on excursions. Sitting on the cliffside, watching the waves crash against the rocks, is simply breathtaking. A truly exceptional place with wonderful people!

Stayed just the one night after leaving our previous poor accommodation earlier. Staff couldn't have been more friendly and helpful. Food excellent and free show by the sea . Superb value for money. Only negative, lots of mosquito

The staff are very friendly & helpful., nothing was too much bother. This is the second time I have stayed at the resort & will stay again. The massages were fabulous & half price sessions is much better priced. I used the spa this time as massages were comparable to what you pay in town. Cleanness of the villas.

The staff was very kind and arranging, gave us an early checkin & a late checkout The view from the villa was amazing Buggy service to pick us up from the villas

There is nothing at walking distance, you need a motorbike to get around Rooms should be better maintained (some stains, A/C are not cold, pool & windows are dirty)If you go to the breakfast after 9am there is nothing anymore (no more milk, yogurt & only a little bit of food left)

Room was damp due to this bed felt wet , not clean, ac not working and was leaking ,water leaking through cranks in the bathroom ,all ants in the outside seating area ,water leaking out of outdoor light ,room wasn’t as promised on picture ,wifi was down wasn’t a pleasant experience at all very disappointed

Beautiful location, great value for the price. Felt like you were in a jungle, very private and unique. If the hill bothers you, you can just ride the golf carts the whole time. We rented a motorbike for our stay for a low price and it was easy to get anywhere. The pools and ocean views were wonderful, and the room was nice: wooden features and plenty of space.

Food, not terrible, but not good.

    7ChioreanPosted on: 2-28-2025

really nice room with a pool, and the resort is pretty wild and nature-oriented. they provide golf cart drives to the room and back as it is hilly. Plenty of activities in the afternoon.

The room was less maintained, and the glass door a bit hectic. They could definitely maintain the facilities better too.

We really enjoyed our stay at Baan Hin Sai. We had a room that overlooked the ocean, with great views. The breakfast was delicious, with a large variety of different foods (thank you, Mr. Sunny!). The staff was excellent, very friendly and professional. While the resort is built into the rocks and there is no beach, there are daily free shuttles to either a nearby sister resort in Lamai or to Chaweng Noi Beach. And because the paths in the resort and somewhat steep, there are carts to transport you up to the entrance or down to your room (we only used up). We found Baan Hin Sai an excellent value and we would definitely come back.

While our room had a jacuzzi on the balcony, the water was not hot enough to enjoy it.
