The location is probably the only nice thing about this property. Right on the beach with nice views.

It is definitely not worth how much I paid for it. For a beach resort, I expected a lot cleaner conditions and nicer rooms. My bungalow on the beach was cute but was very poorly built and allowed bugs inside through cracks in the floors and walls. I had roaches in my room twice and ants crawling from the pipe in the sink the entire time I was staying here. There was also no air conditioning and only a very loud fan in the room. I had to have the fan running all night or else it was way too hot. But the loud noise made it really hard to sleep well. These kinds of conditions would have been more acceptable if I had payed much less or if I had been camping on the beach. The food in the restaurant was decent but they didn’t have many options. The staff all acted like they would’ve rather been somewhere else than serving guests. Overall would not recommend staying here.

-the service at the reception, the staff there was professional, check in and check out were very fast and efficient -food is very good,both breakfast and dinner-location is amazing, best beach in ko lipe with clear water, closed to best spot to watch the sunset as well-comfortable bed-sun chairs always available

-Breakfast/restaurant waitress seemed constantly annoyed and unfriendly. They did not make us feel welcome to have anything more than the breakfast,so we had drinks and dinner in other places.→ A more welcoming attitude and basic hospitality training would go a long way-Mosquitoes were everywhere and no prevention measures in place,it was impossible to relax→ Regular spraying and providing mosquito repellent in rooms would make a huge difference-Room cleaning only happens if you leave the key at reception, which is inconvenient→ Daily cleaning should be offered automatically every day after 2pm-No beach towels provided→ For a resort on the beach, beach towels should definitely be available -Open-air bathroom was constantly full of mosquitoes, it felt like a nightmare→ Adding mosquito nets, screens in the bathroom would help improve the stay-Quite far from the walking street, not ideal for anyone with mobility issues→ Clearer info about the distance and perhaps a shuttle service like all the resorts have at least once per day around 6pm, would be helpfulFor the price, i expected a bit more. The location is peaceful, but you really need a strong spirit of adventure and nature to fully enjoy it.

The beach bungalow is perfect as you don't have to leave your bungalow in order to enjoy the beach. Having walked along the beach, I think I had stayed in the best location for me. I liked the shadow of the trees, there few boats here compared to other places. Breakfast was Ok, especially because I like fruit and yoghurt and the bowl was good. The space in the bungalow was fine as I was alone, for two it might be a problem. Otherwise, the bathroom is spacious. The staff are polite and the massage is good and recommended.

Staff not really helpful nor keen to help and responsive to very plain requests. Most of the staff speaks poor English.

Great location - probably the best location on Lipe if you’re not into over-tourism! Up near the local village and next to the school. Very charming!Great wide beach with fewer longtails than elsewhere. Lovely dapped tree shade to lie under. Great room - we had a superior bungalow, not sure what the others are like. Big safe we could fit laptops inside. Fantastic setting with lots of trees. Very chilled set of bungalows.Lovely staff

Very little!Be aware that it’s pretty normal for Thai bungalows to be pretty rustic, and while this was better than most, it would have been nice to have more hangers!

Located on a beautiful white sand beach with snorkeling right at beach. Garden staff helpful. Breakfast was good.

The internet didn’t work at all. The bungalows without A/C are REALLY basic and buggy. Had a ton of ants in the first bungalow. We upgraded after the first night

The massages got worse day after day. First it was incredibly good, last day was a waste of money. It seemed once they new we are coming back, they didn’t put the effort. Plus chatter was disturbing.Restaurant staff not very nice, food variety is poor.

The location is good on sunrise beach. The staff were very friendly during check in and had a nice man carry my bag.

I booked the last 2 nights of my 10 day trip. I had thought to spend a little more than I had been spending on nightly accommodation, hoping that I would sleep in a bit more luxury. The property is not priced appropriately for what it is. I’ve stayed in much nicer places for half the cost. The food and drinks in the restaurant are also overpriced which is why, I imagine, the bar was empty at night. The manager could learn from this as it has the potential to be a lovely resort. I tried to message the manager as I don’t really like to leave bad reviews and I hoped they would address my concerns. I didn’t receive an email reply. I hope that the management pays its staff well because the staff were the only positive feature

We stayed in the non AC bungalow with no hot water. To be honest, we didn't mind. It gets hot only if you want to take a nap, but we didn't suffer the heat. It would be useful to have a mini bar to have cold water in the nights that the bar closes. Location is great. The beach is amazing. Totally recommend it!

The beach is wonderful, shade and sun and many sunbeds. The staff are very helpful and friendly. Breakfast is normal, not very special but that was ok.The bungalows are ok, the bed is really great and the cushions are very good quality. Very good and hot shower. And again: the staff is very friendly and always smiling.

There was not enough light in the bungalows. I had my own little lamp with me, otherwise would have been a problem. Bungalow is very small and there is nothing to put clothes. Only 3 hangers at the wall and a table..For 1 person could be enough but for a couple its very difficult.My bungalow called " de luxe" but was situated at de entrance and very loud in the morning. As I stayed at the beach most of the time, at the end i got used to it. But the price was far to high for what i got at the end.

Beautiful resort right on the beach, quiet area a bit far away from the chaos, but just a 10 minutes walk to the main road where you can find all restaurants and shops. The bungalows are nice and comfortable and the staff is always smiling and ready to help!

It was close to the beach and also walking distance to the main street. Location was the best location on the island. Rooms were clean and fresh bungalow. The beds were also nice.

Breakfast was a la carte and only one choice per morning. They charge extra if you want more. I had to make myself full on pineapple and watermelon. Also the bathroom was Bungalow style so it made me feel like any small animal could show up. Luckily it did not :) but that is something you have to count with if you book Bungalow.
