I liked that it was a bit away from Walking Street and the night life so you didn't have all the noise.

Location, staff, food and price for value.

It’s a big property and some areas require maintenance.

Nice, quiet location on the beach. 2 swimming pools. Excellent breakfast. Cozy and comfortable room.

Cold AC, quiet rooms.

I know it was the high season, but I think it was overpriced for what I got, and everything I ate there gave me a stomach ache after :( as a solo traveler on Lipe I had a better experience in hostels / bungalow hotels.

The stuff was very friendly and helpful. The whole resort is very beautiful. The breakfast is very good and has a good variety

Amazing breakfast with a wide variety of food! The hotel is right on the beach, lovely quiet location with a nice pool, clean room with a nice hot shower and they arranged pick up and drop off and refreshments while checking in was a nice touch. Staff were also very helpful & friendly

The room was nice and large, but unfortunately it was a little tired looking, and definitely in need of some tlc and I could feel the springs in the mattress, so i didnt manage to have to best nights sleepAlso it might be worth noting the bathroom has a gap at the top of the walls,which is understandable to allow the bathroom to not become damp, but it also allowed for a little harmless lizard to visit me during the night

Lovely pools and sunbeds on the beach. Room was a great size overlooking a pool. Breakfast was very good.

Air-conditioning in the room never worked properly. It wouldn't respond to changes no matter what the setting. Eg at 30 degrees cooling it was belting out cold air all the time. Overall cleanliness of resort was not great. Poolside drinks and food were left by the pool sometimes overnight. Not a criticism of the resort but the beach was very dirty with no end of plastic and other rubbish including dog poo. No bins on view and no cleaning of the beach.

Good varied breakfast, larger than expected villa. On the beachfront. Generally decor was good and the whole site was well maintained. Attentive staff. Free water filling and air con was very effective! The property exceeded our expectations and we had a lovely stay.

Bed was very hard and the bathroom had a gap between the wall and ceiling so lots of mosquitoes came in. Sound proofing was not good, so a loud family next door and storms at night woke us up.

SITA was brilliant, really good value for money.Staff were amazing, so friendly and helpfulBreakfast was good as well, what you would expect from a buffet breakfastThe beach was unbelievable and location was good - it was far enough away from walking street to get peace and quiet, but close enough that it was easily accessible. We had a hillside room, the walk up the hill was fine but I could see why some people might struggle with it. I wouldn't want to be right at the top of the hill, the walk could become annoying with a long stay but there were golf buggies to give you a lift if you required it.

Hard beds - slightly uncomfortable Bathroom at times was smelly, but staff would fix this when we notified them

Villa swimming pool beach view

Room was huge, with an excellent view, big bathroom, very spacious. Breakfast was very complete, lots of options. Location was great, 5 minute walk from Walking Street. Restaurant had good prices and great options to eat. Thai massage was the best!

Staff spoke very little english, communication was difficult.

Room was ready way before 2PM and we really appreciate it, all the staff were smiling and kind, swimming pool was always warm, well curated garden, very big room compared to other resorts on the island, very quiet pool with not too many guesy making noise during our stay. At check out they transferred us for free to the boat terminal and it was quick and efficient. Only 10 min walk to our favorite restaurant on the island, the Cliff Lipe, where you can experience the best Sunset while sipping the best cocktails and food,don’t miss it!

Restaurant prices way too high compared to other places and were not justified, like small fries for 170 or a bottle of beer for 120. The breakfast had a wide variety, but unfortunately most of the options weren’t to my taste or felt low in quality — like packaged-tasting donuts and savory dishes that just didn’t appeal to me. Lot of mosquitoes, especially in the room, when we arrived the balcony door was open and during the stay we had to spray ourselves the entire time. The beach in front is not the best one on the island, but it’s ok to stay here for few days at arrival or before leaving. I would not stay the entire time.

Super friendly staffs ! The location is perfect for chilling and it’s also directly to the beach ! Only take 10-15 mins to walking street (center of everything) I recommended ! Will come back again next time!

Nice hotel, great staff, good breakfast, 2 nice pools. Rooms good size.

We were placed at the very back of the resort, at the top of an extremely steep hill. Not great when you have a child. No view either, not great for price of room.Also tv only had basic Thai channels, again for price of room this is not family friendly as kids get tired early so basic tv stations in English would be useful.

Great hotel and well located on the island. They come pick you up when you arrive with the ferry and will also bring you back free of charge. There are 2 pools and very nice sun beds. They also provide towels and organize private tours. Breakfast was good and staff was really nice. I would surely go back!

Some ants in the bathroom and many mosquitoes. Maybe they should do a lemongrass treatment (like we had in other hotels) to reduce the quantity of mosquitoes.The hotel is built going uphill, so if you don’t have the best mobility, better to choose one of the rooms closer to the beach.

Good location right down the quieter end of the beach, away from the business and bars. Good breakfast with a variety of options. Our room was right at the front of the hotel which meant being very close to the beach, which was great. Beds were very comfy and the room was large. There is a nice hotel beach area with plenty of loungers and towels to use.

The resort may have been a 4* resort when built, but certainly doesn't feel like one now. I've stayed in cheaper and nicer hotels on the island.Our room was very dated and old, and you get very little privacy with anyone walking past being able to see straight in. Every other night there was a loud and regular scratching noise from inside the walls which I assume was a mouse or similar, which kept us up a lot during the stay. There was on some days a smell of sewage from the bathroom, and on one occasion black/brown water in the toilet. Cleaning of the communal pools etc starts early. We were woken up between 6am and 7am almost every morning by staff talking, clattering cleaning items, or coming down the side of our room where they looked to have stored tools. Despite this the pool had lots of dead bugs in it, and there were items of clothing just left around the pool for our whole stay. Overall it was a disappointing stay. Especially since we'd just come from a 3* hotel which was significantly nicer in every way, and cost us significantly less.

The beach with lounge chairs and umbrellas and the pools. The breakfast buffet had a lot of options and food was very good. Massage on the beach was excellent.

Bathroom layout in the Honeymoon suite was unusual but functional. The jacuzzi tub was not really functional as not enough hot water to fill it.
