Pros +
- Staff were extremely helpful and considerate. They helped us deliver and receive our luggage and answered any questions we had. The room is a bit tight but very nicely furnished.
- Very beautiful and unique venue. Lovely staff and great room amenities!
- Safe location and was everything we needed for a traditional Machiya.
Cons -
- Because the front desk is in a different area than our lodging, this made delivering our luggage difficult. The distance is about a 30 minute walk (horrible if you have a lot of luggage). The stairs in the lodging were also very narrow.
- Need to walk for a moment to the closest metro, also sounds carry well from the hallway and rooms upstairs. This didn’t bother too much as other guests were very peaceful. We stayed on the bottom floor, and unfortunately, there was some mold in the bathroom and living room window shades.
- The only issue we ran into was the front desk attendant had informed us to take our luggage to Yamato for transfer on Monday 11/3 but when we got to Yamato, they were closed for Culture Day. We believe she may have forgotten about culture day so we had to take extra timeout of our morning to drop off at a 7-11.

Such a beautiful hotel, great room, bathroom is really nice!
We wanted to drop of our luggage in the morning before check in (which is possible) but there wasn't anybody at the hotel, which was inconvenient, luckily there was a guest who heard us knocking at the door and let us in.
Walking distance to city center, metro/train stations, bus stops and convenience stores. Also, the neighborhood around the hotel is very calm and peaceful.
Pillow and mattress combination were not very comfortable. Also, check-in reception was at different location than the hotel (10 minutes driving), so anticipate that you still have to carry your luggages from the check-in location to the hotel by either using the metro or taxi as you could not take big luggages into the local buses.
Passable
They didn't mention they don't have lift and their staircase is too narrow and straight, hard to carry big luggage to upstairs.
Very quiet place but at the same time very convenient in accessing convenient stores and restaurant nearby Very nice machiya, we love it, The only down side is very dusty in the room, can see lots of dust floating in the space.
The room was spacious for our family of four, I liked there is a dining area in the room where we can sit. The Machiya is beautifully restored with a modern touch. We stayed for 3 nights, even though no cleaning service, they provided extra towels for us to change and extra amenities if needed. The kitchen was fully equipped, we were able to cook a simple meal and amenities like green teas and coffee provided. Check in staff were super helpful and friendly.
Just have to be aware that check in needs to be done at front desk office at a different location to the Machiya, next to the Kyoto station. However they can send your luggage to the Machiya for you but you have to make your way there by yourself.
Good deco
There are no staff to leave the luggage. I had to take it to Kyoto station and gave up to visit Sanjo to Nijo.
Location, 10min walk to Shijo subway station and 5min to main bus lines to Kyoto station and Gion.Beautiful remodelled japanese house. Very comfortable. Very good amenities including umbrellas. When we forgot our pin code the staff was quick to help us via direct phone line.Quiet neighbourhood.
We stayed in the bunk bed room and found the stairs to the upper bed very steep and with hard edges, maybe some rubber could improve it.Also, some more towel hooks or handles in the bathroom would be a good improvement.
The facilities were wonderful- good sized room for 3 travelers. Provided robes, slippers, and toiletries. Location was quiet and tucked away from the center of Kyoto. 10 min walk to subway or bus top. Family mart close by.
No maid service unless staying for longer than 4 days.
Large and clean room within walking distance of metro stations and city center.
In some nights there was loud noise. Also the check-in was a bit special, which one needs to be aware of.
The residence really looks like a traditional house and the neighbourhood is very quiet. The bigger room we stayed was really nice and comfy especially considering the Japanese standard of smaller rooms. Staff is really nice and helpful.
We had a small incident in the first room but was resolved by calling the dedicated line and we were offered a satisfactory solution on the spot at 2 am.
It is a very nice looking accommodation in a good location (we walked home most days). The streets around are beautiful, and there are a couple convenience stores nearby. We were very comfortable in the room (clean, comfy beds, good aircon and bathroom) and if we come back to Kyoto we'll choose the same place to stay.
We got the room with bunk beds, and the stairs were a bit hard to climb (too vertical). A microwave in the common room would be super helpful.
The location was very good, the room is a little to small, hardly any space to move around. Bathroom was excellent.
A little more personal touch in room would have been nice.
Everything. I would definitely stay at the property again. It was excellent.
There were public works being undertaken throughout our stay which meant that access to the property was impaired and there was significant noise everyday 9-5.
Excellent overall
This is great place, good location in a quiet lane off the street. The small apartment is comfortable, with AC, a kitchenette and excellent shower. There is a nice hang-out area in the lobby of the building. However, we stayed 5 nights and the bedsheets were not changed, nor was the apartment cleaned during this period. Otherwise, all good.
This is a fantastic place for families. Really clean, nicely appointed, good location, near to supermarkets, restuarants, buses & trains.
Everything was great. The apartment was built and fitted out to a high standard. It was also a modern take on a classic Japanese design: the machiya style. With lots of traditional and modern design features. Also in a nice quiet area with restaurants and bars not far, easy acees to the subway, and even Gion being walkable (about 30 minutes)
Good value and walking distance to the city center, quiet neighbourhood
Small room, a bit bad smell in the bathroom
