M's Hotel Kyoto Station Kizuya

Clean, modern, nicely decorated, good furniture choices, comfortable.

For a non smoking policy hotel the isolation in our case was terrible. At our first night the smell of smoke filled up the room (201) coming through ventilation system after MIDNIGHT. And when it was closed, the smoke came through the closed window.

Near Kyoto Station and the room is modern and nice..

Room cleaning should be everyday

When my friends and I arrived the staff in the front were so friendly and helpful. She checked us in and was so patient with us. The location is great, quiet neighborhood, a 7-Eleven nearby, and a great spotfor coffee.

Friendly staff and perfect location. Also there is a 7/11 near to the property. Self check-in/check-out.

The location is very convenient and wasn’t hard to find (I’ve gotten lost looking for lodging in Kyoto before). They use door codes instead of keys, which is one less thing to carry around and adds a little security for the main door.

I appreciated that there was laundry onsite, but we were constantly in competition with the other guests to use it. I ended up walking to a laundromat 4 minutes away which had fabulous prices but was also extremely busy. It seems like something you just have to expect with how popular of a tourist location Kyoto is (and we were there in the “off season” of November). The hotel didn’t offer luggage shipping, but there was a Yamato a few minutes’ walk away that worked out fine - just be conscious of their hours.

Easy check in and out. Very clean..very modern..very close to 7-11, to.kyoto station, to yodobashi and bus stop.

Cleaning was only every 3 days. But you can still request for fresh towels anytime.

Location is close to the station and in an area with lots of restaurants. Room was big for Japanese standards: it included a table with 2 chairs. Very high value-for-money but I would suggest picking a location with more amenities if one plans to stay for more than one or two nights

The hotel was clean, not expensive, conveniently located, had friendly staff.

The place has everything you need, the fridge, the kettle, bathtub with shower. There is a microwave and a washing machine (with dryer!) downstairs. Space is small, but cozy, AC works well. Everything is clean and modern.

The bathroom and toilet were a bit small compered to another hotel we stayed before, but not a big problem, also, there was no closet or drawers, only a few hangers.

Great location from the station! It was around the corner from laundry and a bunch of food places. A 7-eleven at the corner too made getting miscellaneous things easy.

The water temp in the shower never stayed the same. One min it’s hot then it’s freezing. And we never showered at the same time during the day cause we tried to see if it was just timing.

The area is near station, comfortable to stay , safe place , near 7eleven ????

The size of the room was largest we had in Japan. Very nice.

Would be good if they would hang fresh towels on door every night. We had to ask for them

Great location. Easy to find. amenities were very nice and the price was right. Communication we received from the hotel was also good.

It was a little confusing at first checking in, but with a little time we were able to figure everything out.

Nice place to stay, only 5-6 minutes to the kyoto station, near 7-11 and restaurants near by..

I like how it was close to the train station and how everything was automated. We were also able to check in prior to the said check in time.

The hotel is relatively new and very clean. The location is also convenient—about a 7–10 minute walk to Kyoto Station.

The pillows were uncomfortable for me, and the staff didn’t speak English.

The room was fine

Further away from the train station than I figured, No staff at the front - could not figure out the computer self check in - not enough locks for all the luggage - rooms were not ready. Room felt very damp - only 1 washer/dryer combination ( did a very small load - socks and underwear - was not dry after 90mins)

Close to Station Quiet Efficient

Rather expensive for basic accommodation
