    Pros +

    • room art great
    • Our room was really cool — love the concept of the hotel. The location is also really good. I’d happily stay here again. Really friendly staff.
    • Went as a family of 4 with 2 little kids. They all had a fun experience at Goen no Ma theme room. Comfortable and slept very well. Nice cocktails drinks at the bar. Amazing vibes.

    Cons -

    • rooms small, no daily cleaning. Modest breakfast
    • I stayed in room 802, In the light of day, it's not what I expected. It gave the impression of needing a new paint job -- a bit worn. The bed is on the floor, surrounded by a concrete circle. Very hard to get out of. There was no furniture in the room. Had to run an extension cord across the room to plug in the phone/computer. Some basic furniture could be added without taking away from the artist's intentions. The only furniture was a folding chair I borrowed, a tray sitting 12 inches off the floor with a tea service, and one other small table. For me, it was not functional as a hotel room. All rooms at this hotel are unique, so this experience may not apply to all rooms.
    • I couldn't stay one more day. I have to come back.

The art all over the place. Plus the cocktails and cafe. Great for artists and art enthusiasts.

I couldn't stay one more day. I have to come back.

Great location!More than hotel, it's an experience.Staff was very nice and provided a lot of information about the hotel and nearby attractions.

    Nothing!

    7BauccoPosted on: 11-30-2025

The location was excellent and the staff was very friendly and helpful. We enjoyed the cafe. The beds were comfortable.

The room was way too dark and it was difficult to see, especially at night. There were not enough power outlets for three people. There were not enough places to hang wet towels in the bathroom.

    10HunterPosted on: 11-18-2025

The location is perfect, nestled between the historic and shopping districts of Kyoto. The staff all speads fluent english, a rarity in Japan, and the cafe is the perfect place to launch your day. The menu is considered and the coffee is excpetional!

The location was convenient for where I wanted to go and the room was very unique!

For the particular room I chose, it seems like no shoes were allowed on the carpet, but it was all carpet (except the bathroom).

I loved the location of this hotel along the canals/waterways and just a short walking distance from some really great restaurants, bars, and tourist attractions. The breakfast was good, as well as the free umbrellas. The bed was very comfortable, and the staff very helpful and friendly.

I have come to expect rooms in Japan to be small, but this one in particular was just not practical. I understand its an "art room" but not only was it way too dimly lit, but there was barely anywhere to place clothing. So I left it all in my suitcase on the floor. I would not want to be here for more than 1-2 nights. Also, the screw on my doorknob fell off and I was trapped inside my room. Fortunately I had a friend staying in the area and he was able to communicate with the lobby to rescue me from my room and fix the handle. They repaired this very swiftly, however I did have a 5 minute moment of sheer panic.

Artistic rooms, polite staff. Spacious shower and room

Breakfast includes only one small course. Room was beautiful but doesn’t include a desk, a chair, a sofa. Also the bathroom counter was really small. But the thing I most disliked is that the rooms are not cleaned unless you talk to them in the lobby. There isn’t a sticker you can stick to the door like in most hotels. Also there is a service where you take out your own trash and towels outside your door and they replace it, which I found funny and un-professional for a 4 star hotel.

It was incredible!! Rooms were spacious and the art work amazing. We absolutely loved it!! Massive shower and bath too,

Only thing that would have been nice was a laundry option, which I don’t believe they had.

The staff are so helpful and knowledgeable about the area. They even greeted us with towels when we came back during a rainstorm.

The room hotel was sparkling. The staff was friendly and explained everything about the hotel. Every question was answered patiently and with a smile. The hotel is a few minutes from several train stations, and the city center. If I visit again I will surely stay in it again.

    Everything was perfect

I had to rebook this room several times due to family challenges, and BnA Alter was so kind about it. They were compassionate and amazing when we arrived on the property. Super cool space - the rooms and bar space are so well designed

Just more plugs in the room would be good! However, it’s an art room! Can’t beat that

Location was right in the heart of Kyoto. Room was unique and slept all 4 of our guests easily. Space was clean, front desk provided water daily as there was no service to the room during our three night stay. They had a special for June where each guest could get a free drink at the bar. The drinks were AMAZING and staff and other guests were very friendly to chat with.

Shower had a stale smell in the air, not awful but weird. It was very clean, smell seemed to be coming from the ventilation. The area of Kyoto was very touristy, which was good and bad. Train station was a decent walk away (10 mins) so we used Uber a lot which was easy but a little expensive. Hotel shipped our bags to HND airport however we had to leave them 2 days in advance of our flight before noon which caught us off guard… we were still very glad we paid for this service!! The train to Tokyo was very full even when we booked 4 days in advance and back row seats for storing luggage were all taken.

The breakfast was great. Everything was fresh and delicious. On the second morning I tried the option with fermented beans and avocado, and it was quite delicious. The first day I had the salmon, also good, but something I can easily eat in USA. My husband and sons also liked their food as well (toast and toast with egg on top).We had the traveling room, where the art is based on sound. Listening to the sound while laying on the bed was an extraordinary experience. I wish we had taken time to listen even more. The free cocktails in the bar were great, especially the cardamom cocktail. We had some nice chats with the bartender. He carefully poured a coca-cola for my son, which was thoughtful. It helped my son feel like he was getting something special as well. All of the staff were friendly and helpful. We bought some of the art that was featured in the shop, and they are our best souveniers from Japan. The beds were comfortable and we slept well. The shower was great. We did not try the bathtub because it was really hot outside and a hot bath did not seem refreshing....We only had 1.5 days, so we went to the Manga museum, the bamboo forest, and walked around Gion. The Manga museum was great.

I can't think of anything we did not like.

The concept was really cool! I appreciated the “living in art” idea. The room I stayed in connected beautifully with the location, The Tale of Genji, and the shifting lighting. It thoughtfully framed sleep as a dreamlike state, which I found both inspiring and meaningful. That said, as a hotel, it offered just okay comfort. The space was quite small, and I even bumped my toe on the concrete bed frame (concrete relates to the artwork’s concept). Still, the location was fantastic for the price.

I wish it were bigger and brighter, with more windows and a bit more space to breathe.
