    Pros +

    • Good location, 5 minutes from the nearest subway station and 15 minutes from Kyoto station. Large room, in-suite washing machine available.
    • Very close to a bus stop that links it to nearby sites including Tofukuji, Kiyomizu-dera, and Gion. Cleanest hotel room I stayed in Japan. Complete facilities and fairly large room for the price you pay. Walkable from Kyoto station although the path tends to be quite dark at night (not unusual in Kyoto though). While this hotel has unmanned reception, staff allowed me to have my luggage sent to their sister hotel a few hundred meters away for me to pick up on my arrival. Overall, my stay felt like I was in an above average BnB.
    • We arrived late and the check in was easy thanks to the instructions. The room was an efficiency apartment with everything you need. The clothes dryer feature in the bathroom made it easy to do laundry. The location was away from the touristy area, nearby Kyoto Station and one other station, each about a 10 minute walk. It was a pretty quiet area.

    Cons -

    • Rooms are somewhat dated. No staff onsite, self check-in/checkout process. No service provided aside from a request form that is used to ask for supplies. This is really a rental apartment, not a hotel.
    • No 24/7 reception, but I never needed to contact them anyway as everything just worked as expected
    • The bed is a little firm, but so is every bed in Asia so maybe it’s just me.

i liked that it was fully self contained and that we could do our own washing when we wanted to. The room was tidy, neat and had a balcony. The small kitchenette allowed us to choose to make our own meals and transport to larger hubs were 5 minutes walk away.

Getting the keys were confusing for me as I have not experience the Japanese style 'lock boxes'. It was unfortunately very hot and humid on the day of our check in. We only had one key for the room as well.

Bit too tight for Americans, and very basic. But has everything you need. The beds are very hard but it seems to be a norm for Japan. No major complains.

very spacious room, especially for Japan standards! convenient location. No breakfast available, but there are 7-11 nearby. No cleaning service, just replacement of amenities / towels

The location of this place was perfect. Minutes from the subway. And it had a washer which was surprising considering the size of the unit. Check in instructions were perfect. Easy to find using Google maps.

It was a little small but expected in Japan. Even though it was small, it had everything you’d need for a good stay. Could get cold at night. We stayed in March.

C’è tutto il necessario. Camere pulite.

    Non c’è la reception.

We come as family and we book 2 rooms. All the facilities are complete and the rooms are big! Actually its look like a studio house and what I really love is, the room got washing machine & dryer which suitable for those who have a long trip in Japan. Got microwave and electric stove for those who want to cook.

    nil

Great location, easy to self check in

Be aware it is as per the photos, missing things like bedside lamps and convenient charging ports. Not a lot of suitcase storage, especially if you have a bigger suitcase. Also even though the rooms were non smoking, if someone is smoking on the property (the smoking area?) the cigarette smoke started entering into our room we suspect via the cooktop extraction fan. This only happened a few times but in order to stop it we had to turn on the ventilation fan on the kitchen.

Location good. Building unattractive. Room comfortable but basic.

Instructions badly lacking. Kitchen equipment lacking.

    9DearnePosted on: 11-10-2024

We loved that the room had a washing machine and drying room function on the bathroom so we could do our washing in the evening and have it dry by the morning. Room was not the biggest but had a tv and small couch along with 2 double beds. Others have mentioned no fresh towels but we were able to put out our dirty towels in the basket provided along with any rubbish for housekeeping to replace.

Bathroom was very small and made it hard to access the toilet without sitting sideways, though the connected shower room which was large.

    7HaiderPosted on: 10-29-2024

Location and facilities in the apartment, especially the washing machine.

The messy and totally unorganised unmanned checking in process. Even a staff member who attended to the site, had difficulty checking us in. It took a very long time to get the key to the apartment while we were very exhausted later in the day.

quite place, big space , can cook & do laundry.

    9ZarnstorffPosted on: 10-20-2024

It is a great location just a few blocks away from the Karasuma line or the Keihan main line (easy access to all of Kyoto and even Nara). It's very close to the station for food as well. Very easy to check-in and checkout despite being unmanned and easy to get new towels or trashbags if needed. Very nice Japanese bathroom with good amenities. In unit washing machine and drying hanger (for use either outside or with the drying mode of the shower room fan)

The wifi was a bit slow, and a dining table would have been a lot more useful than a coffee table. The couch was a bit crummy as well. No dish brush/dish sponge was available, so I had to buy those myself. Key is not on a large chain so you have to be extremely careful you don't lose it.

Perfect location from the Kyoto station and the other station nearby. Multiple wonderful shopping facilities a walk away. Beds were very comfy. A delightful comfortable space with a nice bedroom, great living room, great TV, good kitchen facilities and a large spacious bathroom. The sliding doors blocked sound really well, very impressive. Washing machine and Aircon worked easily too. This place was truly a dream come true. Loved the balcony access as well. We'll be coming here again when in Kyoto.

Amazing place! Would have loved bedside tables in our bedroom and plugs near the beds but I understand these might not be typical/part of culture so not a big deal. A couple of walls were a little worn out but again not a big deal, it was truly a cosy space and clean as well. We couldn't get the code to work for the first sliding door downstairs but that also wasn't a big deal since it worked with the key anyway. Good to note that there's a tax that needs paid in cash but it's not a lot so was easy enough. Very small negatives that were hardly negatives. I very highly recommend this place. (As a side note I do recommend mosquito or bug spray in Kyoto even in autumn as I got bitten a lot, my husband only a bit. There's some good apothecaries nearby/at station that can also sell itch relief for the bites as well).

Sucks coz of the host’s attitude

The host, never respond properly. It’s really a hassle to take out the key from the mail box. The host simply never bother to assist. Really disappointed

It was very clean and the bed was comfortable. It had everything that was needed for a multi-night stay, though we were only there for one. It was nice to have the elevators to be able to move the suitcases.

It is the only place of three in the same city that we have had to pay tourist tax, unless the other two included it in the price. Also, the stairs were being used as storage, but were still at least navigable.

Value for money. The location if near at Kyoto station.

I find it hard to use the key box. Lucky someone help me navigate to it.

    8DylanPosted on: 6-23-2024

Very good access location and easy to access the train station.

Not much bench space for a kitchen.
