Does not have cleaning service daily not even for families that stay for more than 3 days. No view. Despite that, very nice rooms, very clean and good quality.

This hotel is larger than most of the hotels we stayed for the price. It was a triple room (we only needed a double for me and my son, but this was available.) Spotless. Big bath with all the amenities you would need. Microwave and hot water kettle. Teabags and drip coffee bags were provided. We brought food for breakfast and used the microwave. Table for eating and western style chairs. We walked easily to many sightseeing spots.

Truly it was perfect. The staff was there sometimes, but we didn't need information as my son is fluent in Japanese and able to figure things out.

Lack of breakfast

Nice size room and really cozy bed.

Property is somewhat isolated from most of the main attractions of Kyoto and not much nearby for dining or shopping. Also, we were there 3 nights and no room service, so garbages were overflowing. Not ideal.

Great boutique hotel in lovely quiet neighborhood filled with cute little restaurants and bakeries. Room(201) was comfortable and has a great shower/bathroom. Staff was helpful.

The staff were very accommodating, friendly, and helpful. They let us drop our bags off prior to check in because we arrived early, rearranged our rooms upon request, and let us leave our bags at the hotel after check out. It's located in a sweet neighborhood with a delicious bakery around the corner!

Extremely clean and room was very spacious . Beds were comfortable. My daughter and I had a bed to ourselves. I believe they were double/queen size. About an 8 min walk to train station. Staff helpful with our luggage delivery to Osaka.

Found the room dirty at check in. Asked to change and the next one given to us was also not clean. They don’t offer cleaning duiring the stay btw, very important. Man in charge who was meant ro handle this was rude and hard to catch.Overall the service was terrible

NO breakfast, NO cleaning service, NO Lobby, NO amenities, poor location, host could NOT speak ANY English, very small room, NO amenities, etc. my friend would not stay and I left after the 1st night! I will be contacting booking for a full refund … it is nothing as described on website!

For us, the location was perfect, a quiet area away from traffic, a five to ten minute walk from subway stations. Everything we could need was provided. Staff were exceptional, helpful and friendly. Our luggage was forwarded to the hotel and it had been placed in our room prior to our arrival.

Not an issue for us, but it's good to know that you put your own trash outside the door each day and the same with used towels. There is no daily maid service here. In the corridor, there is a self service station for fresh towels, tea, coffee, combs, toothbrush, an iron, etc. You help yourself.

Great location only a few subway stops from Kyoto Station, very nearby bus stops allowing easy access to all sights. 10 minutes walk from Nijo Castle and 15 from the Imperial Palace Gardens. Beds were very comfortable with lovely fluffy duvets and a good selection of toiletries were provided. Staff were friendly and helpful.

This hotel not only exceeded our expectations, but it was our best stay in Japan. Our room was spacious (which is very unusual in Japan), gorgeous, and immaculate. The hotel is situated on a quiet street within easy walking distance of the train and many great restaurants for dinner and breakfast. The desk staff always greeted us with a smile, offering to answer questions or help in any way. The hotel is small and has a boutique feel. Very well appointed in common area. Again, our room was beautiful and very comfortable. Highly recommend.

Room was not serviced daily, which we were only told on check in. This should be clearly stated as part of booking condition. Had to leave rubbish outside door ourselves and room was only serviced if specifically left sign on door. Personally I think daily service is a core part of staying in a hotel, so should be clearly stated if this is not provided. Fresh towels were available on all floors but it was more the bed making and tidying which was sorely missed and having to put our your own trash.Location was more inconvenient than anticipated. Kyoto hubs most transport through Kyoto station, ie day trips to Nara, Uji, Arayashima but also closer afield like Fushima Inari. It would have been more convenient with hi sight to stay near Kyoto station or closer to the metro. A 8-10m walk plus 3 metro stops adds 20m on what might otherwise be 20m total to get to Uji!

This hotel was small only 10 rooms yet very spacious rooms. Spotlessly clean with extremely comfortable beds and all facilities.It didn’t have a restaurant, but there was a great little café just down the road that did a wonderful breakfast..Great location . Easy walk to the subway and we even walked to the Nijo Castle.
