    Cons -

    • The room wasn’t as clean as I hoped and smelled like feet
    • Everything was amazing, no complaints.
    • The only not great part was the breakfast- we didn’t order it because they only have 2 types of sandwiches and we weren’t in the mood for that in the morning. We didn’t order have coffee and it was very weak.

Great location! Right in the middle of everything you could ever want but also close to the train station to travel further. Great restaurant right off the lobby, I got a coffee every morning that started my day off right. The staff was so helpful and helped to get our bags from the transfer service into our rooms.

    Everything was amazing, no complaints.

Excellent location, a perfect stay in the heart of Kyoto. The room was comfortable and cozy, with a large bath and comfortable bed. The staff was kind and helpful. Would stay again!

Small and cozy hotel, situated right in the heart of Kyoto. Awesome location, quiet streets, very cool coffee shops around.

    9XAVI L.Posted on: 12-3-2025

We ,and our under-two-year-old daughter, loved the beautiful "less, but better" design, the genuinely welcoming staff, the lovely coffee, and the fact that it’s in such a nice, walkable neighbourhood. She especially enjoyed the parks and the little bakeries nearby.

Excellent value for the location and it’s unique stylish rooms and attention to details. Great bathroom. Local artist design and flavor.

The only not great part was the breakfast- we didn’t order it because they only have 2 types of sandwiches and we weren’t in the mood for that in the morning. We didn’t order have coffee and it was very weak.

Location is prime. Nearby everything and staffs are all friendly.

The Wi-Fi signal is not good. Only work normal around mid night.

    10LauraPosted on: 10-26-2025

Room was huge! Was not expecting it to be that big considering the other places we had stayed in. Architecture was my type of vibe. Beds were nice and extra day couch was very comfortable.

    8FadhelPosted on: 10-4-2025

I liked the minimalist vibe. The place was quiet and calm. Staff friendly and polite. I told the staff we’re here to celebrate my husband’s birthday, and they prepared a nice card with bath salt. The living area was nice as well. We liked the almond toast in the cafe, and we bought a lot of drip bags.

Tv didnt connect to streaming apps like Youtube or Netflix. The breakfast options are limited.

We had the loft room which was amazing fit for two adults and a teen ?The size and arrangement is perfect with plenty of room for setting up our belongings, there was no shelf space so we had to live out of our suitcase but it was fineThe location is amazing within walking distance to everything

    Nothing!

Staff was great, helpfull and nice, great location, close tk Nishiki market and all the good restaurants

Wi fi had problems at night...coludnt work

A lovely boutique hotel close to excellent shopping and dining. Easily accessible transport for those wishing to visit Kyoto's many shrines and temples.

Located in a highly trafficked tourist area with fewer affordable dining options.

Great location, washing facilities were very good also, the staff are first class.

The towels were small, also a coffee station would have been nice, most hotels have them in Japan.

    9Kellie S.Posted on: 9-1-2025

Wonderful location with kind and helpful staff. Would recommend to others for sure. Lots of places to eat and see within walking distance and well located to public transportation.

    10JiePosted on: 8-15-2025

This hotel exceeded my expectations! Every detail is thoughtfully designed, with a unique Kyoto-style sense of “Zen.” The staff gave clear guidance, and when we changed rooms, they allowed us plenty of time and even helped move our luggage to the new room. The kitchen on the fourth floor is spotless and plays music, so even going there alone at night feels comfortable. The location is excellent—surrounded by restaurants, and the bus stop is within a ten-minute walk.

The washing machines on the third floor are a bit few, so you may need to wait.

    Location near shops/restaurants/bus stops

    10AngelaPosted on: 7-21-2025

The five of us stayed in a moderate bunk room, the beds were comfortable, and each bunk space offered a light and charging outlets in each space. I also enjoyed the rain shower. The lounge/kitchen space on the fourth floor was also very relaxing. We especially enjoyed going down to the cafe for breakfast and coffee in the mornings. I liked the industrial/modern vibe to the hotel and would stay there if I'm ever lucky enjoy to visit Kyoto again.

    10PeterPosted on: 7-9-2025

The staff in the reception area are outstanding and so polite. The building decor is of a very industrial nature and very creative and nice and brand new.

There is very little not to like it throughout this property. The rooms are smaller side, but they are very nice and well put together and clean.
