It was clean and slick and looked very new.

The building is new, the room was spacious. The hotel is located in a mostly residential area.
The closest station is a good 15min walk away. There’s a convenience store and a few restaurants by the station. However, the area around the hotel was very quiet and there were no stores nearby.

Friendly personal
There was mold near the ventilation system in my apartment, which likely means it’s coming from the vents and could be affecting the entire hotel. This is quite concerning, especially for people with allergies.
Interesting Ninja theme. Dining room at rear on ground floor looking out to an accessible garden, was good for eating-in and our travel group meetings. Staff were helpful.
Dark and noisy
The king room doesn't really have daylight, it stays quite dark even during daytime. Really disturbing was the (for Japan unusual) noisy air-conditioning which cannot be controlled from the hotel guest. We asked the staff to switch it off and they did. But in the middle of the night it went on again and we both woke up due to the noise. The same happened on the second night but no staff was available to switch it off again.
Very good value for money and only 20 min to Kyoto station. Very removed from everything but great for a longer and calm
This hotel is awesome. The hotel is located in a residential area, and we used taxi's and busses to get around. (Fun fact: None of our taxi drivers knew about this hotel and were a bit skeptical about bringing us there, but were pleasantly surprised to see the hotel!) Hotel is quiet, clean, and the rooms are good size and decorated in keeping with the ninja theme. Staff, that we saw, were helpful, professional and friendly. If we ever have the chance to visit Kyoto again, this would be our go to hotel.

The room was SUPER spacious, amazing bed and everything is very simple in a good way, you dont have to search for amenities as everything is explained very clearly. I specially liked the little table on the side of the bed.
Theres no staff available at all and it took some time for us to contact someone to get our suitcases. To be clear, its something that its made clear beforehand. The location is very convenient but in a residential zone so you have to be very quiet and also walk a little bit from the bus stop and the train station.

Clean hotel room with very nice staff. Front desk has toothbrushes, face towels, hair brushes etc that are free for guests. Check in and check out was very smooth.
Our heat didn’t work so we were cold at night. It wouldn’t go up past 18 degrees and there was no one at the front desk to assist. The linens/towels had a slightly weird smell to them. I think our window faced another building’s wall, so they covered it with blinds and a cool wall. Location seems to be more residential - definitely less lively with fewer restaurants.
