The washing machine that kept giving us error, can’t finish a load. I had to go back and forth to the receptionist, which they were so helpful and apologetic about the whole washer scenario. This is the reason why I booked this place because of the in-unit washer. Also, I had to refill water to their humidifier - looks like they don’t refill the water before guest checks in.
Great location. Walkable to shopping, a lawsons, Gion. Comfortable large room with a washing machine in the room was a game changer. Free coffee in the lobby. And wonderful staff. And next door to a donut shop!! Reasonable price too. Will definitely return.

Location could not have been better for our short 2 nite stay. Walking distance to so many sights as well as easy access to buses & trains. The hotel was excellent. Clean, good size for a hotel room in Japan, and use of the 2-in-1 washer/dryer was great. Appreciated a room for 3.
I have nothing to criticize about this hotel. First of all the location is fabulous just inside the Teramuchi market entrance. Everything you could possibly desire is right inside this massive warren of little restaurants, shops and temples. A donut shop was directly under the hotel, which made my husband very happy. The complementary sake in the lobby made us both very happy. lol. We stayed six nights and I wish we had paid for a room cleaning halfway through our stay. But we were too busy exploring Kyoto to make the request. In hindsight we should have scheduled it when we checked in. Many thanks to Tokyo Stay Kyoto Sakaiza for making our visit to your city memorable.
The English instructions to the washer/dryer were very confusing. A German gentleman managing the desk that day kindly came up and showed us how to operate it. It actually wasn’t difficult once we knew how, and we used it a couple times during our stay. I applaud the hotel’s attempt to provide directions, but I strongly suggest an edit!
The location is exceptional! So many sights, shopping areas and amazing places to eat just steps away! The facility was spotless and all the staff so helpful. Very happy we chose to stay here and hope to visit again.

Awesome location in the middle of Kyoto. Even though it is in the middle of Nishiki market, once you step inside the hotel you can't notice any noise at all. Loved having a washing machine in the unit. Staff were always super friendly and helpful (they helped us call a store and restaurant on a holiday to make sure they were open). The room is quite spacious for Kyoto standards.
There is a hinge on the door that my husband kept hitting his head on haha
