    Pros +

    • traditional Japanese style.
    • Excellent customer service and making guests feel at home! Location allowed quiet time after busy sightseeing. I forgot about the laundry services!
    • We chose Kyo no Yado Sangen Ninenzaka so we could experience a traditional Japanese hospitality. Loved everything during our stay, as we're able to immerse in Japanese culture completely. Also, the location of the ryakan is excellent - just steps away from one of the busiest streets in Kyoto, and at the same time very quite. As a bonus, highly recommend to order their breakfast, it is a traditional Japanese breakfast and very good.

    Cons -

    • WiFi was sometimes spotty.
    • It’s little bit dusty inside our room but still tolerable.
    • There was nothing about our time that we would have changed, other than staying a little bit longer. The staff, Miko and Kazuki to only name a few, were fantastic and we would have enjoyed having time to talk with them more.

The location is beautiful. Staff are very kind and helpful. Rooftop view is amazing. Private hot tube is nice. We requested halal breakfast and they made it with so much effort and even tho it’s first time for them for such a request, the food came out very tasty (fish, egg and vegetables).During checkout, they called a big taxi for us since we are family with 5 members and 3 big luggage.

It’s little bit dusty inside our room but still tolerable.

The ryokan is clean and cozy, a beautiful space. It was cool to sleep on the futons, they were comfortable and the duvet was really fluffy and warm. We paid for the breakfast option and it was made with a lot of care and was delicious. The staff were all friendly and accommodating, and very professional. Also theres a cute rooftop to hang out on, and inside on the top floor theres a nice soaking tub where you can have a nice bath (after a quick shower of course). All in all really lovely stay, thank you for having us!

    Everything was great, no complaints.

The location was perfect to visit the old city. The room looked authentic and was very cosy. The traditional breakfast was amazing, they even had a vegetarian option. The staff was unbelievably friendly and helpful. It's a must if you visit Kyoto!

    We liked everything there

Very friendly staff, very close to main tourist routes but quiet spot.

Close to several nice attractions, cafes although they close early

    Bathroom outside the room

The staff were all so lovely! The soft cushy futon beds were so comfortable. It worked perfectly for a family of four to be able to stay together. There is a great rooftop patio with wonderful views that we enjoyed our coffee on every morning. The breakfast was great. Reserve the tub for a soak.

When I booked the property on Booking.com, I selected and paid extra for “with breakfast”, but when you get there, the staff charges an extra 1500 yen per person per day for the breakfast. I think this is more of an error with booking.com rather than the hotel. The same thing happened to some other guests that we spoke to.

Kyo no Yado Sangen Ninenzaka is a hidden gem in the heart of Kyoto. Nestled along the charming Ninenzaka street, this ryokan blends traditional Japanese aesthetics with modern comfort. The rooms are immaculate and thoughtfully designed, with beautiful views of the historic neighborhood. Staff are incredibly warm and attentive, making the experience feel personal and authentic. Waking up to the quiet charm of the area before the crowds arrive is something truly special. Highly recommended for anyone seeking a peaceful, refined stay in Kyoto.

There was nothing I didn’t like. Every aspect of the stay, from the hospitality to the ambiance, was thoughtfully curated and exceeded expectations.

My husband and I thoroughly enjoyed our stay at Kyo no Yado Sangen Ninenzaka. From the moment we arrived, we were warmly welcomed by Kazuki, whose hospitality and helpful insights into Kyoto’s attractions greatly enhanced our visit. The traditional Japanese house is impeccably maintained and offers a truly authentic cultural experience. Breakfast was delicious, and the rooftop view featuring a stunning sight of the Yasaka Pagoda was a highlight. For those seeking accommodations near the Yasaka Pagoda, this location is ideal, just a five-minute walk from the iconic photography spot in Ninenzaka/Shinenzaka.Kazuki was extremely helpful. When we needed a taxi, he kindly arranged one for us by contacting his friend Mikio who is very nice and funny. Everything was excellent. Highly recommended.

I enjoyed very much the all experience of being in an authentic Japanese House. The attention and kindness of the all staff was outstanding. I was recommended the best and most authentic restaurants, threathed with great care and heartful gentleness. The view on the roof top is great, the Japanese bath experience very relaxing, breakfast very genuine and delicious. I felt at home and with friends while traveling alone. Thank you for being perfect hosts!

Nothing! I loved everything. I would just recommend bigger and thicker towels for shower. But it is a minor suggestion.

Beautiful place. Location couldn’t be better! so many places and landmarks just walking distance. Staff were incredibly nice and attentive. Very cozy and great experience.

Staff very friendly and helpful. Conveniently situated. Roof terrace.

Toilet and sink outside room - but we knew this when we booked. Smell of cooked fish at breakfast time.

    10JasonPosted on: 4-26-2025

We thoroughly enjoyed our stay here and would highly recommend it. It sits just behind the main Ninenzaka streets, so very quiet but also very close to everything. The staff were very nice and helpful. The view from the rooftop is amazing.

This is not so much that I didn’t like, but a warning that there are a lot of fairly steep stairs to get to your room. We were aware, so it wasn’t an issue. If you have mobility issues, keep this in mind.

Such a lovely hotel - real ryokan, very authentic, small. Location is more than perfect, in the middle of old town and the same time a bit in distance from tourists flow and noise. In evening or early morning you can feel absolute silence and calmness of the place. Hotel is small, quite basic (restroom is in shared place) however it's so real. Hotel staff is unreal - helpful, attentive, not good in english, but their smiles solving all issues. I felt so upset that spent there only one night.By the way - I recommend to order the breakfast, cost is small (1500 yen) but is so good, delicious and cooked with love. Real recommendation to spend at least one night there. I loved the place!

Even that hotel provided the instructions for taxi driver in japanese how to reach the place, seems that it still was problem for driver. Be aware that might be complicated to reach hotel with big luggage without taxi.

Staff was so friendly, polite and helpful. Room was clean and comfortable.

The bath area was in the hall and shared. Private toilet room. Shower was in a room in the hall. One sink for each room that was in the hallway and shared.

Beautiful Japanese style accommodation with tatami mats and comfy roll out mattresses! (Do not be detered by floor level beds, these are actually very comfortable and part of the ryoken experience.)The room features a table and floor seats with a cute little tea set with matcha tea Included!Fridge/Kettle and Free WIFI!The Japanese traditional style Breakfast was soo beautiful, enough to make my wife cry tears of joy! (We enjoyed breakfast in the dining area amidst the view of a stunning zen garden and a shrine of family katana swords and umbrellas.Amazing views from the roof top area and windows Outside climate temperature (windows fully open all night) during April actually helped us both sleep really well and woke up early feeling really refreshed. The staff were extremely friendly, attentive and highly respectful with a good level of English. The bathroom is outside of the room, with a separated shower and a room numbered Japanese toilet, all amenities such as toothbrushes/paste, razors, eye patches ect are included. We really did fall in love with this place as soon as we were greeted by the staff who toured us around the property!

Nothing to dislike here!!Be sure to expect to pay the City Tax (400 yen as of April 2025)
