    Pros +

    • Everything was awesome . Staff and housekeeping were very polite . Very affordable. The breakfast and dinner and ofuro service was excellent but I wish they give extra rice for dinner also add more option of chicken not just fish. The onsen was very clean and tidy.
    • I was so touched by the two meals that were prepared with such care.
    • I lost the keys to my room, for which I had to pay a fine. Some hours later, they found my lost keys, and sent me an email that since they found the keys, they could give me back the money I paid for the fine. They were helpful and honest.

    Cons -

    • The duvet was little dirty with bloods and other stains they should cover whole duvet not just a sheet. They use sofa bed with no extra foam so it was very difficult and uncomfortable to sleep on it and I can’t sleep properly.
    • I was really suffering from the sewer smell in the bathroom. And the blanket was so tangled that I couldn't sleep properly.
    • Nothing in particular.

I live in Japan, and this hotel on the whole reminds me of a typical "mansion" (apartment) in Japan. Walk through the halls, and anyone familiar with Japan will know what I mean. Rather than "hotel-ish", it's more "mansion-ish". The room was small, but clean and comfortable enough. Actually, it somehow felt bigger than it was. I liked the layout and the sofa. On the other hand, I'm very used to rooms in Japan, but both the bed and the bathroom area in this room seemed even smaller than usual. Room amenities were minimal, but good enough. I didn't use the public bath, so can't comment. Dinner and breakfast were both included in the price, so I took advantage. Both were nothing to brag about. Don't base your choice of a hotel on the "dinner and breakfast included". My Japanese is fine, so I don't need English from the staff, but having said that, the English support here ... check in, written information ... was plenty sufficient. I live in Osaka, and have stayed in Kyoto numerous times. This time around I knew I wouldn't be spending much time in my hotel room, so as a place to lay my head at night, I was satisfied. As a "Kyoto Experience", I would recommend you look for somewhere else. If you're a couple, I would recommend you look for somewhere else. (This place is about as un-romantic as it gets!) If you're on a tight budget, or like me, a single person just looking for a decent place to sleep for a night, this place was fine. Actually, for the price I paid, a little better than fine, and no complaints. Location-wise, about a five minute walk from the nearest subway station, so fairly convenient. About a fifteen minute walk to Kyoto station.

    Nothing in particular.

Free breakfast and dinner. There is an onsen and the single rooms have sofa included. Walkable distance from Kyoto station if the weather is fine.

You need to pay for extra towels and there is no hair conditioner. I can hear the noise from other rooms. The twin room is basically the single room with sofa bed that they lay down.

Good location. Beds confortable. Not so expensive. You can leave your luggage there if you arrive early.

The food was always the same. The staff did not undestand English so much so it was hard to comunicate.

The staff was very friendly and also allowed us to leave our bags there after check-out. When I pointed that the room was prepared for only one person, they quickly gave us another room. The breakfast and lunch were nice, with local cuisine.

A bit far from city center, but there is a metro station about 10 minutes walked from there.

I like the privacy and the good value of the hotel.

Location is pretty far from the center.

    Japanese breakfast and dinner included

Check-in was late at 4 pm, and check-out too early at 10 am.

Overall is perfect. I stay one night there. Staff may have a limited of speak English but always respond. Room was clean and neat. I love the sauna. Also they provide breakfast and dinner which is rare nowadays.I actually like the location. It's opposite side from the downtown which is full of people, always busy there.

Walking 15 minutes from Kyoto station with luggage wasn't that easy. But, if you just go out and comeback then just fine.

Their generous dinner and breakfast! This hotel is doing such an amazing job while other hotels normally don't offer dinner for this price.

Nothing. I will definitely book them next time I will visit Kyoto.

    Everything was good .

Breakfast and dinner everyday was same and no change and for vegetarian people there is limited option .

The hotel was well-placed for the station and for the small convenience store right next door. The inclusive breakfast and dinner would definitely be a bonus if you were trying to economise. The reception desk staff were pleasant.

The breakfast was limited if you were hoping for European choices, and the complete absence of any vegetarian option for the dinner menu meant that, for us, dinner was a non-starter. We resorted to buying vegetarian food items from the convenience store next door. Staff in the dining area were not especially helpful or polite and the area lacked any kind of ambience - a bit like a very large school canteen. The floor around the food and drink stands was sticky. Our rooms were extremely cramped and the bathroom was strictly a one-person arrangement with a single water source supplying the wash-basin and the shower. The step in and out of the bathroom was far from ideal for older clients. The open air corridors arranged around light-wells housing the air-conditioning units were absolutely suffocating and very prison-like in appearance. For younger travellers needing to save money, this could be a good option, but for me it really rather spoilt my stay in a city I love.

Nice hotel in good location (15 min on foot from the railway station), very friendly staff, good service, good meals, clean and quiet room.

Idk why somebody can rate it lower than 9,5. But for This money, amazingly value of benefits. I paid 23€ and receive: - Small but my own clean room with own shower and big bad. - super location - Really tasty and FREE breakfast and dinner.

Only one minus - checkin at 16:00 and a lot of people

    1LidiyaPosted on: 5-20-2025

    The bathroom was relatively clean.

I couldn´t sleep all night long because of the accumulated great smell of tobacco. The window could not be opened, and the room was extremely tiny, so the visitor should be really hard smoker to exist for more than 30 minutes in this room. It was the worst experience so far.

    10MatheusPosted on: 5-7-2025

Amazing value for the cost. Public bath and a variety of food included two times a day is really great for the price!

It is cold on the open corridors

    10CsillaPosted on: 4-29-2025

The breakfast and dinner was fantastic, the japanese bath is amazing. The hotel is elegant, easy to reach the subway and the central station. The staff is great.

The wifi somehow did not work properly inside the building.

    4ColtonPosted on: 4-26-2025

The staff were very friendly, and a few were fluent in both Japanese and English which was very useful. Being on the cheaper side, it was still a great list of amenities from having a public bath/sauna/laundry area, and your room fitted with a private bath/tv. Right next door is a convenience store if you need anything.

This was suppose to be a half board experience (breakfast/dinner), but I didn’t even experience one meal as the location was far from everything you want to do in Kyoto. You have to be awake at 5:30-8:00am for the breakfast service and so it’s not great for vacation stays where you want to have rest. Dinner would have been nice, but with the window from 5:30-9:00pm, you have to go out of your way to come back to the hotel in time and miss seeing the city, so I ended up finding other places to eat in Kyoto as there’s more points of interest further north of Kyoto Station. It would have been much nicer if the meal tickets were able to be used at your own leisure.
