    Pros +

    • Breakfast
    • Staff went above and beyond to make my spouses birthday special by decorating our room. It was very sweet
    • I liked that it was a little tucked away. It was definitely not far from cool stuff, but just nestled in a spot where you can pass by without really noticing anything. Lots of locals came by as well. The staff was great and the food was handmade!! The staff would hold gatherings for guests too and it just felt very welcoming and fun!

    Cons -

    • Location
    • The rooms were pretty dusty but they do a great job cleaning so I think it’s more environmental. Also the room comes with an air purifier which worked well. If you’re sensitive to that though than I think you can ask for an extra one.
    • I honestly don’t have anything I disliked about the property

Friendly staff. They were accommodating about holding bags, providing umbrellas, and extra pillows.

The property was overall really clean, all the staff were super nice, it was a large spacious room and a spacious bathroom for Japan. The location was a little farther from the main areas but it is only one train away and the two transit stops are a 5-10 minute walk away. Overall we really enjoyed our stay.

I honestly don’t have anything I disliked about the property

The room is spacious and nice. But it’s near a highway so it’s a bit noisy, and hard to sleep at night. Not many convenient store nearby so make sure to shop on your way back . Breakfast is delicious. The staffs are very friendly and helpful.

First time we have stayed south of Kyoto station and probably would not choose this location again. Too far from main attractions and eateries.Hotel was excellent - friendly staff, comfortable accessible room. Laundry facilities. Best hotel kettle I have ever seen - barista style!

Right next to a highway so very noisy.Needed to walk long distances or catch a train to travel to sightseeing spots or restaurants.

Small & fresh hotel with a big roof terrace set in a very quiet southern side of the city. Rooms are fresh (but small which is typical in Japan). We did take advantage of roof terrace - resuming our day itinerary with some evening drinks was our daily routine. The last evening even had dinner there. Excellent breakfast experience: the set menus are quite varied and delicious, plus the buffet itself includes enough food options as to enjoy the morning meal to the max. Juices, milk, tea, yoghurt, pastries (to die for ???), veggies, local dishes, salads. Really a nice selection of things. Friendly, welcoming staff. ? recommended!!Metro is some minutes away from the hotel, which for some may seem far, but it’s accessible. Bus No.5 stops near the hotel. Furthermore, the hotel location allowed us to visit Inari temple by foot (??20-25 min), and most of the time we wandered around to see how locals live, behave. It’s a very nice experience. Also, from the Inari station we took a limited express train to Nara: no need to go to Kyoto station or any transfers in between.

    — When having breakfast, if you’d like normal coffee and not the typical watery black coffee, you have to pay. Probably fair, but this kid of disrupts the whole “a la carte” breakfast experience. — Small rooms, there is no where to keep the luggage (exclusively under the beds) and no closet for your clothes. — If you plan to buy some groceries better do it in your way back to the hotel. Family mart is some blocks away. There are some grocery stores “nearby” but they close early. — Not many restaurant options nearby, mostly small businesses for locals with no English. — Upon arrival the receptionist who welcomed us (upon arrival from Tokyo) barely spoke English; to my question about the luggage (we sent it from Tokyo) her answer seemed kind of rude, but I assume it was delivered that way because of the language barrier (or limited vocabulary). Overall, satisfied with the whole team, but the remark is needed. Fortunately the rest of the team speaks and understands English.

I loved the stay. I was pleasantly surprised to manage to comfortably set up two open suitcases in the room with two single beds. Everything was comfortable, I liked the pijamas provided, beds were comfortable. Staff was very accomodative and helpful. Pleased to find umbrellas free for guests at the enterance, so you will not be cought by surprise by a sudden rain.

Location was good. quiet, but not perfect. Tiny bit closer to the station would have been ideal. Still, it was not too far, 8/10. Only 2 sets of washer + drier available, it is not enough to comfortably share with other guests. Expect to wait your turn in the evening.

Location can be far from the city center

Every aspect of our needs were met at this hotel. It was clean and the meals were fresh and delicious. The staff were polite and helpful in meeting all of our needs. The location was perfect. We were able to take a leisurely stroll through back alleys and along a water way to reach the Fushimi Inari temple. Plus there was a train station just up the street.

The staff were consistently polite and helpful. The entire hotel was clean and well-maintained. The rooftop bar offered a nice atmosphere and great views. The availability of washing machines was extremely helpful and essential for a longer trip. Although there weren't many choices in the buffet, the breakfast provided was delicious.

The location was definitely a downside. The hotel is situated far from most major bus or train stops, making daily sightseeing less convenient. Additionally, there were not many eating options available in the immediate area around the hotel.

Beds and air conditioning perfect. Lovely breakfast with very high quality items and good choices. Laundry was easy to use and the lifts were quick and quiet. All the staff were friendly and very efficient and pleasant to work with.

The rooms though excellent were too small and did not have a wardrobe to hang your clothes in. It wasn't much room to move around and only one chair and a table we had to ask for another chair so that we could have refreshments in the room. There are two train stations within about a 8 to 10 minute walk but otherwise the position is congested and noisy and not much around to do.

The hotel seems really pretty at first, looks like it has all of the amenities + bigger room then we experienced from Japan.the room set up in nice and AC works great, there is a laundry room on the first floor. some of the staff is really nice!

Unfortunately the location of the hotel isn't great.. the nearest way of transport is a subway line that is located around 900m away. The breakfast in the hotel is confusing and expensive if we compare it to a regular breakfast at a restaurant.Unfortunately I really didn't like the bed in the room.. it is not a traditional room, and for a regular bed it was hard as a rock..

The room was nice, their breakfast was great specially the salad bar (i love Japanese food but you dont get much salads/veggies at the restaurants).

    9EdwardPosted on: 9-7-2025

Service, amenities and food were amazing

The only complaint is the location on a busy intersection you can get disturbed by loud noises or sirens.

    10LiamPosted on: 7-14-2025

I loved how fancy and well kept the property was. Staff was super helpful and rooftop was beautiful.

Room was just a tad small, even the big room i booked.

    8JosePosted on: 7-6-2025

    Very clean, staff was amazing.

The bed was very hard, not comfortable. The location is far for walking to anything close. It’s a bit of a walk in the heat to get to a train or bus stop.

    10KieuPosted on: 7-4-2025

Breakfast was exceptional. One of the best breakfast we had during our month long stay in Japan. Also appreciated that they had high chair and kids utensils/plates. Staff were very very nice. Bed was really comfortable, and if you have young children the blackout curtains and the darker walls helped my child nap really well.

We had the Deluxe king room and after a few days it did start to feel a little cramped. It’s also next to a really busy intersection and we could hear sirens quite often.

    9MihaiPosted on: 7-1-2025

bigger than average room, tasty breakfast with lots of options, staff speaks English, 10 min away from the Inari Shrine and within walking distance from 3 metro stops/bus stations

    all was great
