Pros +
- Great location, very clean facilities, washing machine in the room, easy check-in.
- Room was WAY bigger than the average hotel room in Kyoto. A mix between modern design and traditional; the 和室 was a nice additional touch. The heating function in the bathroom was really helpful to dry your laundry fast.
- The unit was spacious, secure and quiet yet close to the subway station, Kyoto garden and imperial place as well as Kawaramachi shopping area. It was clean and comfortable. Will definitely stay here again.
Cons -
- Would be nice if drying rack is provided in the kitchen.
- The cupboard of extra pillows and mattress were dusty.
- It’s has a kind of a damp, mix of with food smell. Not sure if it’s because the smell of cooking that gets absorbed onto the carpet overtime because each room has a kitchen. we have to keep our windows open whenever we are in the room. The futon were in the closet, looks dirty so we did not use them.

Its a great spot for this hotel away from busy touristy area, 10-minute walk to metro station. Lots of restaurants and convenience store around. We had a good stay in this hotel.
The cupboard of extra pillows and mattress were dusty.
Spacious, laundry in the room, and heated bathroom so that it dried our clothes very fast. It’s very close to the subway restaurants and grocery stores

The hotel is located in a quiet neighborhood but still close to Nijo Castle and the Kawaramachi Sanjo for food and shopping. The room is quite spacious and the staff is helpful. It's an ideal location if you seek to budget while being able to get around Kyoto easily.
I'd prefer if the provided detergent was liquid instead of powder. The powder left a residue on my clothes. It seems like something is amiss but I can't tell.
It was good indeed. Especially the location, I like.
It was good facilities, comfortable beds, and quietness.
Train stations ate fairly close. About 10 minute walk.
When we first arrived in the room, the AC seemed like it had been off for some time, so when we walked into the room, it felt worst than outside. Mind you, Japan is at record heat this summer and it was 85 degrees outside with 70+ percent humidity. When we turned it on, it took a while for the room to cool off. I understand conserving energy, but it this type if weather, perhaps management should keep the rooms at a comfortable temperature at least.
Quiet neighborhood. Just make sure when you get off the subway to drop by the grocery for anything you may need before heading home. Location is within a residential neighborhood so there's not much commercial stores except for quaint, fancy, or artisanal shops. Amenities are enough to consider it as home for our family's 3-night stay.
None. But maybe a dryer in the future? :)
The manager was very nice and helpful. When we checked in we were confused but they had conveniently place both keys in one box (we booked 2 rooms). We also needed to leave luggage after check out and they allowed us to store luggage for a couple hours. The location is perfect, away from crowds but near bus, train and konbinis. Best neighborhood!
Position
Staff was rarely available and the taxi l asked the personnel to reserve for me did not show up making me miss my train. A bit disappointed
Continent location and was a good price.
The bathroom smelled a little bad and the space was a little small.
Clean, safe and convenient. Close to metro and supermarket.
Room has a little bit of space for luggage if traveling with three people.
Great little apartment turned hotel. There was on site staff for help if needed. The washing machine came in handy as we were staying for 2 weeks. Was in great location in middle of neighborhood. Easy to get to stores and in between a few transit stops.
Could easily hear others in the adjoining rooms. Most likely a side effect of being in Japan.
Great location, good facilities
Lots of noise from upstairs guests, stomping?! I don’t know how someone would make such a constant and loud noise! It was hard to tell what room features we had booked, it was a lot smaller than I had hoped but worked ok.
Super nice! Everything was as advertised, super clean and location was very nice, beds were amazing! check in and check out easy, could also leave the bags there before check in, subway close by, konbini s and restaurants around as well. Would definitely stay there again!
It was a nice hotel, comfy beds, big shower
No English TV and could not work dryer in machine
Cleanliness, location & room amenities
Nice quiet location, close to places to visit. Nijo castle and imperial palace 10 minutes walk. 20 minute walk to Kamo river a nice walk down towards Gion there are also nice stepping stones at this level of the river.
Quiet location but near amenities
Great location, really quiet and close to the train, bakeries, parks and attractions. Self check in was really efficient, good size and amenities
You can hear the room upstairs walking around
