Clean and extra spacious room, friendly staff, easy to check in and out. Close to cute nice little restaurants.

Everything! Great staff, great room, great value. We had six people in two rooms and had plenty of space. Rooms were clean and comfortable, and the location was great -- easy access to the subway, walking distance to any needed amenities, centrally located to get to the places we wanted to see.

The hotel was absolutely fantastic. It has the boutique feel while providing a nice premium feel. We stayed in one of top-floor rooms (Hawaiian room), and it came with super comfortable beds, a full kitchen, and an amazing bathroom facility. For the price, this hotel punches above its weight. I would 100% stay here again.

The location was wonderful... in a quiet neighborhood with plenty of small restaurants to enjoy. I felt like I was living, not just visiting, Kyoto. It was very close to the subway system, and walkable to Nijo Castle and the Imperial park. Best of all, the room as soo big and full of light. I loved the hanging wicker chair - perfect for reading a book. The bathroom was big and the rain shower heaven!

Only two things that could use improvement... there was no full length mirror and the tv (very large!) was too close to the bed, and making it a little difficult to watch.

This is a unique property with interestingly decorated rooms. We stayed in Nuance which was a huge room and it had a washer dryer which was nice. Also centrally located close to Nishiki market.

The rooms didn’t feel particularly clean with lots of stains on the rugs and walls. The bed wasn’t very comfortable and the bedding wasn’t very soft. Our room had a kind bed and the duvet was too small for the bed which resulted in discomfort for 2 people. This hotel also has zero amenities and is only staffed from 8:30am-6pm. The tv is large but placed in a strange area that makes it difficult to watch comfortably. Took awhile to figure out AC and laundry - English instructions would’ve been nice.

Spacious and quirky rooms, with great big comfortable beds, hard or find in Japan. Right off a main shopping area with lovely boutiques. Quiet and peaceful, though centrally located. A real treasure.

Perfect location for the hotel near all the sites but in the quiet area. Our room was very spacious and comfortable. highly recommend to everyone.

The friendly and accommodating staff was the highlight. The room was not fancy but was comfortable. The beds were very comfy. The room had a washer/dryer which ended up being a huge bonus as we'd gone through so much of our warm weather clothing by the time we arrived in Kyoto. The shower and bath were great. The toilet is in a separate doored area, which is a great detail when traveling with family.

We could have used more counter space in the bathroom, but it is only a small complaint. The location is near several museums but, it turns out, it's not a very exciting area of the city and we found more scenic, friendly and social areas during our exploration.

The size of the room and cleanliness was excellent

The bath was too big to fill up without running out of hot water!

All rooms are designed with different concepts and very specious, clean and comfortable. It is a small hotel. They were very helpful with restaurant reservations. They don’t speak English and the hotel does not have luggage pick up service

Close to public transit, near plenty of good food options. C-stores nearby with ATMs!

We enjoyed our stay. Nice room and not too far from public transport. We had some good food in the area.

Hotel is centrally located. The room is very spacious and had all the amenities one would expect including a nice kitchenette. We stayed in the Hawaiian Chill room for four nights and loved it. This was one of two rooms without a washer/dryer. The reception desk was very helpful and made sure when we were leaving by taxi that our driver knew exactly where we wanted to go.

The only thing missing was a full length mirror but outside that, we had absolutely no complaints.

Hotel is away from some of the more crowded spots (we stayed in Kyoto late March), but the main spots are still walkable (jump the train to Fushimi Inari though). It was very quiet outside during the night, so we were very happy.There are plenty of nice restaurants and shops (including 7 Eleven) within a short walking distance from the hotel. Room was huge! We couldn’t believe the space we had, especially after arriving from Tokyo. Decor is maybe a bit old-fashioned, if I was being fussy, but again we’d just arrived from Tokyo where our hotel was really modern. Hotel was good value, especially considering we stayed during a busy time of year, and the space we had - would definitely stay here again.

I've got a tired back and I thought the mattress was too stiff. But to be fair, everyone else was satisfied.

We stayed in the Nuance room and highly recommend it. The room was spacious like a suite. The room has a combination washer/dryer. The bathroom has a full size bath. The room has two air conditioners to ensure your comfort. I needn't list all the nice things about the room, it was all great.

The staff weren't terribly helpful when I had questions/requests about things in the area. They also didn't have a luggage scale, which is strange for a hotel to not have on hand. The wifi was having issues occasionally too, but didn't bother bringing it up to the staff. Would also be nice if there was a translation for the washer/dryer controls, but google translate helped us manage pretty well. Given that there is a washer, it would be nice if there was also a drying rack of some kind for delicates that can't be dried in the machine.

The room is spacious, beautiful and comfortable. The amenities in the room is also amazing ( washer and humidifier). The standard of this place is for sure a 5 start hotel.

If not picking there needs to be a second power cord connection to the right hand side of the bed. Had to unplug lamp to charge phone…. 1st world problem

Hotel very comfortable, well located and with spacious rooms. We had our own washing machine which was very useful. The staff were extremely helpful and did everything possible to make our stay comfortable. One reported gloves lost on a bus, and even went to retrieve them from the bus station for us. No breakfast is served, but that was quite a good thing. Hotel breakfasts often mean a later start to the day and in Kyoto, it's best to be at many sites very early. As we do like to start the day with some food, we just we just made sure to have something in the fridge.

More storage space to unpack suitcases would have been good - but that seems a very common issue for hotels in Japan
