    Pros +

    • The staff was amazing
    • The room was very small but clean and cute
    • The friendliness of the staff, the cleanliness and beauty of the place and the fact that you could go for massages and being pampered.

    Cons -

    • I enjoyed the larger room but the 2 single bed room was filled with bugs and one bed smelled of urine
    • That we at times had to wait a while for breakfast.
    • There is no wifi in the rooms. Despite being assured before booking of high speed internet and a wifi infrastructure that delivered a signal to the room, neither of those were true. No data in the rooms, 20 guests huddled in the bar / breakfast area at night trying to connect to the sub 30mbps connection for their internet needs. I was straight up lied to, and then made to feel bad for voicing my concerns. The manager played the 'this is Africa' card so many times - when that didn't work she made up stories about Starlink being down everywhere. Let me be clear: there was internet, it was just wholly insufficient for the property, and lacked any true infrastructure, no repeaters, access points or mesh technologies. Just one lowly residential starlink router buried behind a cinderblock wall. I ended up just using cell data. I was also spammed by them (sending tripadvisor ads through booking.com). We were in Africa for 5 weeks, 13 accommodations, this was by far the worst. If you need internet access, book anywhere else.

It's in a central location, the property is in decent shape and the breakfast was good.

Centrally located with extremely helpful staff, serviced rooms, a beautiful garden and refreshing swimming pool. Free pancakes in the afternoon is a nice bonus if you are around. The lounge / bar area gives a great opportunity to meet new people or to simply relax. Mike, the barman, is always ready to assist.

The room itself was very spacious and all of the staff were really nice. The mosquito net felt adequate and there were plenty of pillows - the AC worked well enough for the nighttime. For being on a main road, you really didn't hear much noise inside the hotel area, and definitely not while inside the room. The bar was great, too - Mike was a super friendly bartender - and the wood-fired pizza was pretty top notch. It's conveniently located across the street from a large supermarket and not too far of a walk from other bits of Livingstone (though admittedly there isn't too much to see in the town). It was a useful jumping off point for me to do tours in Zimbabwe, Zambia, and Botswana.

The bugs were the only real negative thing I have to say about the place. During the day it was perfectly fine, but at night there were a lot of... insects... crawling around the main bedroom and the bathroom (not the type you'd hope to see).

The upgraded us to ensure maximum comfort as one of us had a medical condition. The staff was awesome!Great communication is also highly appreciated, as well as the airport pickup and all recommendations to restaurants. They also aided with helping us arrange transport to Kasane, Botswana

The staff worked very hard to provide a comfortable and relaxed atmosphere and to provide travel and tour options. The kitchen and bar staff were particularly friendly and hospitable.

Property was clean, very boho and staff was great! Location is a +++ close to cafes and supermarket and restaurants. Mariam booked everything for me, she is great! Pizza is excellent, one of the best pizzas I’ve had

Cleanliness, sympathy of staff, efficiency and safety.

Nothing at all. The property is perfect.

The Zambian staff are fantastic, helpful, friendly, committed, professional, good at what they do and just such a pleasure to be around. The lady who manages the front desk is a saint I'm sure - had a solution and a smile for every challenge I came upon, including where I could find the best chocolate! The place is cozy, almost like a little village, you can have alone time and be a hermit or mix in with other guests - its a phenomenal and very original place and I will be back!

    I liked everything.

I spent the first three days of a month-long Southern Africa trip at Fawlty Towers, and I thoroughly enjoyed my stay! It was a great place to get over jet lag coming from the US. My room was spacious, clean, and comfortable. I especially appreciated the mosquito netting around the bed. The grounds of the entire property are well-kept, and the restaurant served a delicious breakfast every morning. I also had a late lunch/early dinner one day that was delicious as well. The staff was extremely friendly and helpful -- they even had someone come to the premises to sell and install a SIM card for me. I'm just sorry that I never got to use the pool as I ran out of time. Especially convenient was having a shopping center and ATM right across the street.

Great people, fantastic location and loads of extras like the free afternoon pancakes, bar and activities desk.

Can be noisy at night from music and traffic.
