Balnearn House is a family-owned B&B set in the beautiful Tay valley in the heart of Highland Perthshire. Surrounded by its own garden, it offers rooms with flat-screen TVs and free Wi-Fi. Breakfasts are freshly prepared and include a selection of both cooked and lighter options. Guests can enjoy a homemade granola or freshly made pancakes. Overlooking the garden, all rooms come with tea and coffee making facilities. They all feature either en suite or private external bathroom facilities including high pressure showers and Scottish Fine Soaps toiletries. Set in a Victorian building, the Balnearn House offers a spacious sitting room, where guests can relax in front of a roaring log fire. An off-street private car park is available to all guests.

- A lovely, comfortable b&b in a perfect location by the Birks o'Aberfeldy and its beautiful waterfalls. The town centre is 5 minutes away on foot where there are shops and a number of good restaurants. Our bedroom was comfortable with a good sized en-suite shower room and, much to the delight of my wife, a spacious wardrobe with plenty of hangers. The very comfortable guest lounge has a view over the garden and is a perfect place to sit and enjoy a glass of wine and read a book. Our host Mark was welcoming, accommodating and produced an excellent Scottish breakfast. We would certainly return here if visiting the area again.
- This property is as close to idyllic as you can get. In every sense you can imagine it is perfect. From the drive in, the secluded grounds, the views from your room, breakfast. Large room, spacious modern bathroom, spotlessly clean. Fresh cooked to order breakfast was especially nice. Have to add to stay here is inexpensive. I travel extensively for work and can honestly say this venue is the best value you will find anywhere in the UK and Ireland. A real pleasure to experience with a very short drive to Kenmore beach and the Falls of Dochart (pictured) a must
