    • Awful resort that allows thieves to prey on guests

    Cons -

    • The water in the shower was salty - I am not sure if it was RO or just filtered sea water. It didn't lather up and we never felt clean after bathing. Plus, too many mosquitos. I think they could at least do a little spraying or use propane traps.
    • Avoid this "resort" at all costs. I wanted a safe place for my wife to hang out while I did a day trip to dive Blue Hole. X'Tan Ha could not have been more disappointing. The issues we experienced are as follows:1. We arrived a little early and our rooms were not available. That is understandable, since check in time is 3:00, and we came in at around 2:00. My wife and I were in our room at 3:30, but our friend was left without a room until 5:00. There was zero apology and nothing done to make this right. They acted like we should just be thanking them for even allowing us to be there.2. Check-in is unpleasant and mostly consists of threats regarding charges that will be incurred ($50 for a lost key, $25 for missing towels, and unlimited for anything deemed broken). I understand that people come to San Pedro to party, but this was my wife and I (professionals in our late 40s) who were simply here to dive.3. Due to the time of our flight from San Pedro, I asked for a late check out at noon. I was told that there was absolutely no way, and that we had to be out by 11:00. This was contrary to my booking receipt that said 11:30. Not only were they violating a contract that had been established when they took payment, they made us check in late and refused a late check out. Moreover, when I brought up the fact that I had in writing that the promised check out time was 11:30, they still tried to tell me that I had to be out by 11. They finally conceded when I told them I would be staying until 11:30 and did not care what they had to say. I later had management reach out suggesting that I was wrong about the 11:30 checkout, even though I had it on writing. These people do nothing but lie.4. I was told that we would receive a welcome drink and a 5 minute massage. Neither happened.5.
    • Beach could be better maintain with removal of the algae.

Great property nicely situated by the water. Clean and well kept units. Very attentive staff

Beach could be better maintain with removal of the algae.

Everything, clean, room, public areas, pool, clean beach regardless the seaweed people were very nice at all times.

Everything was good. Just a little advise, you should put a second set of dark curtains in case you want to take an evening nap to cover the room windows. Its difficult to rest with all the light coming into the room.

The hotel and facilities were great. The staff was excellent ? super helpful even before arrival. Communicating with us from the beginning to end to ensure all our needs were met.

Restaurant had staffing issues ? but bar tender lend help to serve. Location was very remote if that was what you were aiming for.

was so lucky to find X'Tan Ha Resort. Even before I arrived, the staff was very attentive, answering questions to help me better prepare for my trip. Once I was there, everyone was extremely friendly (from front desk to restaurant & bar staff), offering additional information about snorkeling spots to help me decide on which tours to take, then setting up those tours for me. There's a dock at the hotel where Tuff E' Nuff Tours will pick you up, which is very convenient. The on-site restaurant (indoors & outdoors seating on the water) was good and offered a variety of options. You can rent a golf cart to go to nearby restaurants and a little market about 15 minutes from the hotel (give or take). We stayed in the ocean front room where the views were amazing. I loved hanging out in my hammock. It's such a quiet and peaceful location. The room was spacious and very clean, with a kitchenette. Pick up some groceries on your way in, book snorkeling tours from the dock, eat at the bar/restaurant on the water, get a massage from Rose on the beach (she was so good!), and rent a golf cart for quick excursions. It's the whole package!

    I liked everything.

The location was serene and beautiful. The staff was friendly and the grounds were beautiful. Our room was amazing, and our bed was so confortable. We had everything we needed for our stay.

This is a great property! We had an oceanfront view and our balcony faced the beach. Our room had most everything we needed to cook our own meals. The room was clean and tidy. We needed a few things for the kitchen and the staff was quick to acquire them for us. We booked our golf cart through the resort. It was more expensive than getting it in town but they filled the tanks daily with fuel and we didn't have to pick up or return in town so worth the convenience. A little advice for the first time visitors.... take the taxi service to the hotel. The road is bumpy and a long 7.2 miles from san pedro in a golf cart. Our driver allowed us to stop and grab groceries which was a great time saver. The nearest grocery store is about 25 minutes away in a golf cart. You can book excursions directly through the property or through the many tour companies. We booked 2 through Scuba Daze which was only 20 minutes from the resort. They were super personable, reasonable, and closer than going all way to san pedro.

Honestly the stay was great overall and we would stay here again. The only thing was that the bed was huge but really really soft and we slid to the middle every night. The other thing was the restaurant and bar are separate from the resort. The dinner menu was limited and seemed expensive for the quality of food. But they have a great lunch menu. Try the conch fritters!

We liked the quietness of the resort and the staff were amazing!!! The staff helped us with renting a golf cart and booking our flights to the island. The pools were quiet. Our room was facing the sea and it was beautiful to sit out on our balcony. The food in the restaurant was delicious!!!To be able to see stingrays and fish right on the beach was also pretty cool. We had a golf cart which is important as we got to see more places and beaches.

We were hoping for more of a beach front instead of all the seaweed but it was still very pretty

Beautiful property, nice staff, good food at the restaurant, relaxing atmosphere, large rooms, great view.

Our bed was too firm for me. My husband didn't mind, but I found it uncomfortable. I ended up spend the whole week on the futon pull out. It was softer and more comfortable for me. I was sad to miss out on sleeping with my spouse in the king size bed, but relieved there was a way for me to get some sleep. Only other downside is that the road getting to the hotel is very rough so it makes getting into town a long ordeal. Not a deal breaker, but good to know.

Absolutely everything! Big units with a nice porch with a hammock! The views are spectacular and there is a dock next to the property with a bar and restaurant. Great place for a cocktail or breakfast.

No screens in the windows so you can’t leave the windows open. The road into town is pretty rough so it takes a while to get to town.

    Great sea view & staff

No night lights in front pool & beachside is not really great for swimming.

    9VanessaPosted on: 1-14-2025

Loved that it had beach access and two pools.

The property is far from town.

    9ElyssaPosted on: 1-10-2025

Beautiful property. Great location on the beach and the staff were very kind and helpful.

Limited food options and not close to many other restaurants.

    9AnthonyPosted on: 1-9-2025

Gorgeous beachfront property, cozy villas, fantastic dock, friendly and helpful security guards, plenty of fish around (rays, tarpon, barracuda, colourful fish), very quiet and peaceful. Necessary to rent a golf cart to explore.

Tea and coffee missing in room, floor of the villa was dusty and sandy (cleaning not thorough)

    9KatiePosted on: 12-30-2024

The property was beautiful. The rooms was great sizes and had everything you need in them. The outside areas was always maintained to a high standard and clean.

The restaurant often ran out of some of the food on the menu so had to change the choices but the food was still delicious.

    9AngelaPosted on: 7-30-2024

The customer service was outstanding! From check-in to check-out, the staff was always available and very helpful with arranging our transportation via golf cart and with arrival and departure. The property is well kept and not too busy or noisy.

The only complaint I have is subjective so it may not affect everyone. The bed was a little too soft for my old back. My preference is nice and firm.
