Difficult to reach a second floor room without an elevator and with difficult second-floor stairs

Nice hotel half an hour away from Venice. Kind staff, clean and comfortable room and very good breakfast. I am overall very satisfied. Large free parking area is also on site.

The shower is a bit tight, and the location, well... If you want to go to Venice by public transport, you need to walk 20 minutes to the bus stop (53E) and take a 45-minue journey to the city.

Welcome reception was excellent. Young lady was polite, professional and helpful. Elevator was helpful. Room was comfortably sized. Bed was comfortable. Finding dinner in town was okay. Definitely make reservations as soon as possible for in hotel restaurant. The hotel encouraged me but I didn’t act on it in time.

Fan in room would be very nice. Would be nice to have a paved walkway into the hotel reception area to get bags in more easily.

The fence and the gate of the hotel may frighten you. You may think it is nothing like a hotel. One more minus - there is gravel from the gate to the main entrance, which makes it difficult to drag your heavy suitcase. But the building inside is comfortable!!!

Convenience of bus to Venice. Walking distance to the beautiful, historical centre of Dolo. The monastery accommodation and setting was great. Restaurant on site was appreciated as was the included, tasty breakfast. Elevator helped with luggage.

It was ok, a basic room, clean and tidy. The breakfast was ok, too.We had a good time in general.

It needs some further amenities, a mini fridge certainly and some atmosphere/ character to make the stay pleasant and comfy.

mold in the bathroom ceiling and outside. When told reception we were answered that the workers weren’t available for it. Nothing else.

Hotel is not well maintained. It requirea urgently refreshment in all terms. Plastic beds, old shower units, dirty air condition units, damaged walls etc. Overall impression is the owner or manager doesnt take care

Beautiful building, friendly and helpful receptionists. Very practical location for a day in Venice. The rooms were basic, but lovely, well-kept and clean. Nice buffet breakfast, but coffee was so-so. Good communication (we arrived a bit late).

The staff isn't there often, but that's specified beforehand, so no problem. It's a shame you can't have a drink outside in the courtyard area.

Quiet rooms, quiet location, silence at night, good beds, super clean, mosquito nets (some need to be checked for holes along the sides though) spacious room (two single beds), water available to fill bottles

The breakfast was with too much sugary products, and the selection for gluten free products was very limited, not the best breakfast for people with intolerance or allergies to gluten, dairy etc. There is a lovely garden but wasn’t organised with outdoor chairs or tables to sit out (maybe later in the season?) pity be a it was very hot and it would be nice to have something where to relax, outdoor or indoor instead of just your room. Would be also great to have a space where to hang wet clothes to dry.

The hotel has a good location and an authentic building.

There is a lack of facilities both in the room and throughout the hotel. We requested glasses for water and were given three paper cups instead. This establishment feels more like a bed & breakfast rather than a hotel.

The place is very interesting and good to visit and stay at night as this is not typical hotel. The breakfast is good, the receptionists are very friendly and helpful.

I asked if there is air conditioner in the room as I need to have it due to my health problems, and got answer that yes, they installed it this year. Unfortunately when we arrived no air conditioner was in the room, only heating. So be aware - THERE IS NO working AIR CONDITIONER in the room, at least in mine even if I got information that there is. If the air conditioner is a heating then it should not be marked as air conditioner.

The property is absolutely beautiful. The room is basic and clean and it’s great value for the money. The best part is the property itself and the amazing staff there. The young lady at the reception was so nice and helpful, and answered everything with a smile. Breakfast was basic but sufficient. Delicious pastries but no eggs. Not complaining just noting. The only down side is that their shower is extremely small. Parking is ample and right in front of the rooms entrance. We drove to the nearest train station (Polo-10 minutes away), parked the car there for free, and took a 30-minute train ride to the heart of Venice. The location is therefore great. If you decide to do the same, just note the closing hours of the Polo station. It closes around 11:30 pm I think and we missed the last train out of Venice to Polo, which resulted in an expensive taxi ride, but that was our fault for not researching well. Long review short: would definitely recommend the property to anyone looking for affordable accommodation outside of Venice with easy access to the city.

Nothing, even the small shower didn’t affect the great experience we had there.
