We stayed at this property 3 years ago. We felt it had gone down in its standard. We had no hot water for the 3 nights of our stay, however the manager to give a refund on the cost. The outside area did not have an attendant and it was not always possible to get a sun bed as people left towels on them and did not return..

Management should forbid playing games as billiard and ping pong at nights in the lobby

The things that are good are: the location in terms of proximity to other restaurants and the beachfront. The beach and the pool were also good. Rooms are OK and are reasonably appointed. Breakfast was OK. The beach bars either side of the hotel are both good places to have a drink and something to eat. There are some very good restaurants within walking distance. It is important to adjust your expectations if you are looking at the photos on the website.

I use a rating as one of my filters for choosing hotels and the 8.5 rating seems suspiciously high. They dont service the room automatically, and when they did it seems that a room service was emptying the bin and putting more water in the room - in the end after being asked they did a full service on the room (I thought it was odd to ask for this given it is a hotel). Be prepared to be asked to settle your bill in USD Cash. I said I did want to do that and in the end they agreed that I could pay by credit card.

The door into the bathroom was really not possible to close properly or lock. We asked the stuff, they checked and sometimes it worked, but not all the time. The food was very very bad. We had every day breakfast and once we payed for the dinner, but the offer was very poor, we could barely chose anything to eat and the taste was not good. And the barells for water were very dirty, so we did not try to drink water in the restaurant. So if you will stay here, i recommend to have meals somewhere else.

This is a nice hotel right on the beach. The rooms are large, the bed is big and comfortable, the bathroom is nice. The hotel has a nice pool and a bar with reasonable prices. The staff is friendly and welcoming. The beach is very nice and there are restaurants nearby that serve fresh fish right on the beach.

We stayed with friends and their room on the ground floor had a damp wall (I'm writing this in good faith...so that it can be fixed)

The beds were very hard and breakfast was ok. The hotel needs a little tender loving care. Also one of the outdoor very very large glass panels at entry broke and smashed and could have killed someone. Very very lucky that no one for hurt

Very nice spacious hotel, large well fitted-out room, very nice pool, right on the beach with lots of loungers and shade available. Good breakfast with choice of egg dishes to order.

Nothing much really, I’d just have preferred a better lunch/dinner/breakfast menu, it was a bit limited but this was fine considering our stay was just 1 day

A lovely place run by wonderfully hospitable people.The rooms were big and comfortable and clean.The pool was nice and always cleaned.The hotel's dining is exceptional with delicious food. Breakfast was also delicious and had a mix of continental and traditional food. You can relax in a peaceful atmosphere surrounded by beautiful nature. All the staff members are extremely polite, responsive and kind. They have been very accommodating with me, highly recommended and I will be back.

I spent 1 night there and everything was excellent. The location of the hotel is close to town and beach front. As for the room was very big clean and comfortable. Staff is very friendly and helpful. Breakfast was outstanding. I would definitely recommend this hotel to others

The place was amazing, Tangalle beach is stunning, garden of the hotel is exactly few steps of the beach, grocery shop is nearby, many restaurants are in short walking distance.

Ladies, do not accomodate yourself there alone! The worst thing that happened was that the manager of the hotel saw I travel alone and invited me to the roof to chat. I wanted to know a little bit about local people so at first I agreed. But then I felt weird about it and declined. He then texted me that he can come to my room number XY (he knew where I slept) and I then found out that anything can happen. As hotel manager he had spare keys of my room, if he decided to visit me, there was no way for me to make me safe. I know, it was a little bit naive from myself, but it was my second or third day on Sri Lanka, I first time travelled alone...And then I had another problem (not relevant to this) and wanted to resolve it at the reception, but they are not really speaking English, they know basics, but it is not sufficient if you need to solve an issue. There is no cleaning room service, even when I asked for it. And I had to beg for toilet paper at reception everytime I used it up and then I had to wait for it in my room until they bring it. I spent there one week and nobody changed my towels, nobody cleaned my bathroom. Breakfast was worse than average, undrinkeable coffee, and although I asked for eggs without sausages, I always got the sausages (it is wasting of food). Once I had a dinner there and it was the worse food I had at Sri Lanka, totally overcooked. I heard from people from other hotels that this is "Russian" hotel - mainly Russians travelling there (which I confirm, I was there only one non-Russian), but it is business and their perspective is different from mine.

Location and a place for Rustic Bliss

1. We had a great room BUT the whole of the floor we were on was being refurbished. DUST everywhere. This made the stay very u acceptable. 2. The Sri Lankan breakfast was good. But the English breakfast was very BAD. Fruit was watery, one toast machine which was not fit for purpose.3. Room dusty and required cleaning at least twice a day 4. Main clientele Russian/Ukrainian - atmosphere stodgy and unfriendly except the staff.5. Pool water filtration system not fit fur purpose. 6. Evening menu just not good value compared to lots of other options nearby.

Getting questions answered and things done took time, it seemed it always took more than one person to sort things out. Breakfast had a very limited selection, even more so if you turned up half an hour before closing time. There were ongoing renewal works on our floor at the time of our stay but works were paused when we wanted to rest.

I booked in August and requested two rooms together with an ocean view. Management messed up the reservation, and my booked rooms were given to Russian tourists. We ended up with two rooms on two floors. One had a minimal view of the beach, the other looked at the rear of the hotel with coconut trees! One room had a plumbing leak, which was fixed in a couple of hours. Beds were clean and comfy. AC wasn't strong enough for the whole room. No coffee machine in any rooms. Only hot pots and packets of instant coffee doled out stingily. Hot water in showers was adequate. Rooms were quiet.Breakfast was subpar. The toaster was decripit and blackened the bread. I asked them to replace it, but they didn't bother. That toaster should have been replaced 5 years or more ago. Once again no coffee machine. Only hot water and instant coffee packets. Same meal for three days, no variety. The kids breakfast was mixed up and they were not served fruit. They had to be reminded to get it right the next day. Staff was polite and courteous.In summary, a major dissapointment. I will not recommend nor stay here again.

Hotel is little bit outdated and needs maintenace-walls and windows are dirty, bad drain in bath…Clraning up the rooms was not done every dayThere was constantly no toalet paper in downstairs toaletsExtremely unstable wifiBreakfest is very low level- it is ala carte with very limited selection and the main issue is the coffee - possible only in form of Nescafe bag-I think it would be better to pay extra money for better breakfest service.

Everything was just perfect, lovely staff, nice and clean rooms, food really tasty. Great location, next to thea beach, and close to town center, 5 minutes to walk till there, clean swimming pool, and great sea view. The nicest people in the world, allways smiling, and ready to help with everithyng you need. Thanx all the staf, and speacially to Kmendis. All the best
